I waited for 30 mins, attempted to call the number he left in my email, but I was transferred plus there was no voicemail. The subdivision was beautiful, but the professionalism of the consultant was unacceptable. Not to contact the client if there are conflicts in your schedule, is rude and show unreliable for me to proceed further. I drove an hour to wait for a no show. Highly upsetting.

    I am trying to sell my LGI home - had it 2 1/2 years - found all sorts of flaws. A/C did not have…read moredrip spout - cost me $300 to correct. Living area lower baseboard trim had a 1/2 inch gap - people in charge of repairs - said put some caulk in the holes - it was 14 feet long - in the middle of the wall in the living room hall area - a gap under the door - let so much heat and cold air in - it was ridiculous they just said oh well, find a carpenter to fix it - I bought the home new - and it was in shambles. I have put $3,000 in it just to sale it - the back yard was never leveled - it looked like a rolling mess and it was impossible to mow - I had to pay another $2,000 just to get the yard smoothed. They only put 2 horizontal slats on all fences and the top fence curl in the extreme weather. The A/C is up in the attic and you have no space to move around. and no way to store any additional items.

She however decided she needed more space and we talked about helping her find another home or a NEW HOME once she cleared up some stuff on her credit. To my surprise she called today to let me know that she had gone to visit this community without me and told the sales rep that she had a realtor. The Sales Representative represents the builder not the buyer or purchaser so they don't have their best interests at heart. He proceeded to tell her that they don't use outside realtors and she didn't need a realtor at all. So in her lack of understanding of the process she moved forward to contract on a home. When I called him today to inquire as to why she was told that he repeated what he told her so she was being honest and operating with integrity even if he wasn't. Not only did he not allow her to be represented so I could have her back on the transaction he also never mentioned that he works for the builder and that the only person he is protecting is the builder. Basically I deduced from the conversation that this company hates realtors, doesn't want to pay them and is a company that lacks integrity and honor. BE CAREFUL buyers BECAUSE they are not looking out for you but their own pocketbook. BE CAREFUL realtors and don't show these homes as you might get burned. I think they were originally CHOICE homes and they too use to BURN realtors and not want to pay them. If it looks like a snake it probably is and they bite. If as a buyer you see this post and want to be represented BEFORE you go visit them then please call me. I GOT YOUR BACK.. 817-996-1772.     I bought LGI Homes in Anna TX - Shadowbend. Issues…read more1) Very cheaply made house 2) Low quality 3) Insulation is literally not there 4) HVAC and plumbing have major issues 5) Rather than using recessed lights - LED cheap lights Most importantly LGI want to sell it to investors so all their communities have tenants. Not good surroundings and zero to no amenities. If there are amenities they are not well maintained. No sprinkler system(around $4K-$8K) is not there. No gutters. Arbitration clause as LGI knows they are doing something really wrong so they don't want to face courts and juries. For my Anna TX home - they are not responding to arbitration also. Big mouth sales person who will tell you lots of lies. I worked with Ben Woodlee - totally unethical sales person. One sided contract with the customers. Fake and paid reviews to promote themselves

Our research started online 2 weeks in advance and than we hit the streets. Our top picks were LGI, Bloomfield, and Lennar based off price, structure, and communities. Visiting LGI in person was alot different than all the builders we visited previously that day, (Lennar, Bloomfield, DR Horton, and Gehan.) I felt like I was buying a timeshare when visiting LGI. We just wanted to see model homes, layouts, design, and quality. Upon entering the LGI homes, we saw tables set up with multiple visitors filling out paperwork just to be able to talk to a salesman. We were told to have a sit and a salesmen will be right with us. As the salesman sat down we felt ambushed. Questions like: have we done a pre-approval, do we know our interest rate, do we want a one or two story, how many bedrooms, etc. We explained we are just here to look and get a feel for builders and their home design. Once hearing that, it was like the salesman was uninterested. He stated we can take a look around the office which is one of the model homes. We asked if there were any more, he pointed out there MAYBE 2 on the street behind the office and they MAYBE open. Unfortunately, they weren't open and we left feeling like we have made the right decision by bypassing this builder due to an unwelcoming, unhelpful, and dingy property and thank GOD because due to the reviews we lucked out. Seems like LGI is for people that are in a hurry to buy, don't have the best credit options, or don't do their research before buying. So, we have narrowed our search to Bloomfield and DR Horton where we received help with questions and more information we never thought we needed.

Things didn't work out and they kept our money anyway. Additionally, the girl with two separate months for a name (the Sales Manager) was very rude to my wife on more than one occasion and has a habit of talking down to people. The prices start at over priced 250,000 so don't fall for the stuff you see on their site about the low rates and NO money down. They don't even have you to get signed up with FHA or USDA before you go there. I thought that is what they would be doing. NO. Also, they own the land, they build the houses, and you are buying from their company. They don't even entertain offers nor going down on prices. They are causing the housing market in Denton to go up. The houses are not worth the prices NO garden bath tubs at all. They don't have Real Estate Agents so that means no wiggle room on rate. They acted like I cannot buy the house on my own and I need my partner to sign or be apart of process. That's not true. Many men buy homes on their own without partner if they have credit and salary. So why can't women buy a house if they have credit and salary to pay for it. They really are a bit rude. They have some sort of SCAM going on if you ask me. Who buys a house without even getting to walk inside of it. They will not show you a model home if you don't make what they feel is enough money and unlike using realtor service they don't try to find you anything within your budget. RUN!!! RUN they do hard pulls on credit and they didn't even ask for passport or state issued identification. But they do ask if you are a US Citizen and how much is in 401k, bank account, etc. They are not for me. I rather buy a mobile/modular home they have some really nice ones that can be put on concrete slabs these days. Because the New Legacy Homes look better than these homes and they have more updated stuff for way less. NO Thank you! They are not trying to get more renters to be home owners they are trying to sell overpriced property to people and they own land, homes, and what if the owner looses it in poker game or Las Vegas does that mean home owners loose it all to. It's unfair system and the stock prices are pretty low. Ask yourself some questions before you go here. Read other posts on Yelp, Google, and Wherever. Not a good deal seriously

    I can only agree with the 1 star reviews and that I would have given 0 stats if possible…read more What a rude sales person! I asked what his availability is and this while we'll he can only see me and my clients at (I'm quoting) 3pm sharp today. Other than that next Friday! I mean come on! He also said it is inappropriate to view homes without him telling me he would make sure all homes are locked so that we could not view them in our own time. I asked him if he was the only sales person on site and he said yes. I have never shown an lgi community where they're was only one person on site! What a liar! To LGI management: you do not need liars and rude personnel! Your product is great, so please hire good staff to sell it.

House has some great grading/drainage issue which even City of Anna raised objections. This information, LGI wanted to hide from me. He moved the closing twice by more than 45 days. There were other serious issues but Mr. Ben Woodlee just want me take the possessions. All of a sudden one fine day stated that I need to close in next 48 hours otherwise LGI will cancel the contract. LGI doesn't want to take care of the issues found us by us and instead want to rush for the closing. Moreover, when talking about incentives, Mr. Ben has a totally different version about it and denying it outrightly. Typical switch and bait sales practice and no customer service. Wanted to talk to his supervisor but no response. Tried calling the corporate - their front desk has generic mailbox. These were the items that LGIHomes will be paying for the cash deal that I am having: Insurance for the year HOA for the year Property Taxes for the year All the title costs to be paid. But as per title/escrow that's not the case.
