I can only agree with the 1 star reviews and that I would have given 0 stats if possible. What a rude sales person! I asked what his availability is and this while we'll he can only see me and my clients at (I'm quoting) 3pm sharp today. Other than that next Friday! I mean come on! He also said it is inappropriate to view homes without him telling me he would make sure all homes are locked so that we could not view them in our own time. I asked him if he was the only sales person on site and he said yes. I have never shown an lgi community where they're was only one person on site! What a liar! I was working with Ben Woodlee for buying investment property at Anna TX. At the time of signing and later he keep on telling that LGI Homes will pay certain number of incentives. House has some great grading/drainage issue which even City of Anna raised objections. This information, LGI wanted to hide from me. He moved the closing twice by more than 45 days. There were other serious issues but Mr. Ben Woodlee just want me take the possessions. All of a sudden one fine day stated that I need to close in next 48 hours otherwise LGI will cancel the contract. LGI doesn't want to take care of the issues found us by us and instead want to rush for the closing. Moreover, when talking about incentives, Mr. Ben has a totally different version about it and denying it outrightly. Typical switch and bait sales practice and no customer service. Wanted to talk to his supervisor but no response. Tried calling the corporate - their front desk has generic mailbox. These were the items that LGIHomes will be paying for the cash deal that I am having: Insurance for the year HOA for the year Property Taxes for the year All the title costs to be paid. LGI attracts a lower socio/economic type of people due to no down payment. They set people up to fail. When people can't make their mortgage payment they bail and investors end up buying these houses. On my street alone..I bet we have 15 rent houses. The subdivision is a mess and our HOA a joke. Our pool has been closed for about 5 yrs.We bought our house in 2010 in S Ft.Worth. We thought we were going to be buying into a nice little neighborhood. They put people in these house who can't afford them and also people who have no clue what it means to take care of a house and yard. The house itself is fine...very basic house but we like it. We are just very disappointed in how the neighborhood turned out. I did some driving around and most of the LGI neighborhoods are not very well kept. I don't recommend LGI for this reason. read more

LGI in Baker County Florida off i10 west of Jacksonville, Florida. After 2 1/2 hours listening to Steve's sales pitch, credit check, etc., we asked several times to see the property. He wanted to close the deal before showing us what are buying. Finally after showing us properties, which didn't fit our needs, he had the unmitigated gaul to say "You wasted my time", like a spoiled child who didn't get his way. Insulting and unacceptable! I'm relocating to Dallas to be with my fiance. During my stay, we focused on looking for areas we wanted to live in and slim down our list of builders. Our research started online 2 weeks in advance and than we hit the streets. Our top picks were LGI, Bloomfield, and Lennar based off price, structure, and communities. Visiting LGI in person was alot different than all the builders we visited previously that day, (Lennar, Bloomfield, DR Horton, and Gehan.) I felt like I was buying a timeshare when visiting LGI. We just wanted to see model homes, layouts, design, and quality. Upon entering the LGI homes, we saw tables set up with multiple visitors filling out paperwork just to be able to talk to a salesman. We were told to have a sit and a salesmen will be right with us. As the salesman sat down we felt ambushed. Questions like: have we done a pre-approval, do we know our interest rate, do we want a one or two story, how many bedrooms, etc. We explained we are just here to look and get a feel for builders and their home design. Once hearing that, it was like the salesman was uninterested. He stated we can take a look around the office which is one of the model homes. We asked if there were any more, he pointed out there MAYBE 2 on the street behind the office and they MAYBE open. Unfortunately, they weren't open and we left feeling like we have made the right decision by bypassing this builder due to an unwelcoming, unhelpful, and dingy property and thank GOD because due to the reviews we lucked out. Seems like LGI is for people that are in a hurry to buy, don't have the best credit options, or don't do their research before buying. So, we have narrowed our search to Bloomfield and DR Horton where we received help with questions and more information we never thought we needed. read more

Homes not worth the price. They offer to pay closing cost and no money down other than $1k, however the house is then priced at payments way too. High. This company works for the big check. They want the money from the bank and dont care if you set up for failure. There is nothing unique about there properties. They are not worth anything over 180k. Prices are non negotiable. They pull credit then offer pricing. Will not honor what is on the site. Rep says those prices are outdated. read more

Never use LGI in Anna Texas!!!!! We had such a bad and expensive experience. You do not get to choose anything, No upgrades at all. Can't choose paint color, flooring, granite colors, carpet NOTHING!!! They are so cheap they only give you blinds in the front of your house you have to pay separate for the rest of the house. No doorbell no towel hanger in any of the bathrooms. No garage door opener. Cheep light fixtures cheep carpet, you basically get the bare minimum. And everything is a rush job they're always short handed. They changed our closing dates twice without even letting us know we had to find out on our own the first time a week before we were supposed to close we only found that out because we came to check on things. The second time it was a couple days so we ended up living in a hotel for a week (family of 5 )with a UHaul sitting in front of our hotel with all of our belongings. The apartments we were living in we cancelled our contract early because of the closing date that we were giving so the neglect of a simple phone call costed us about $3000. We were told that the vice president of the company would be able to reimburse us however that never happened after several phone calls and emails he finally answered and said there was nothing he could do. Because of the rushing and the short handed working crew needless to say our house had a few problems that they had to come back and fix. Also there are 8 homes on my block that are for rent. A few houses down the people had the same problems only they had relatives in the area that they were able to live with for a week unfortunately we do not I regret using LGI in Anna Texas I would never recommend them to anyone. read more

SCAM!!! If I could give it a negative star, I would. First of all, we called and spoke with Angela. We asked about the home for rent on her Craigslist ad, and made her CONFIRM the location and rental price at least twice. Then when we got there, she said that wasn't the price, and she wasn't sure she had any rental properties at all, but would we be interested in buying. We had told her over the phone that we were only interested in renting a home - she lied to us on the phone, then she lied to us once we got there. We confronted her on it, and she just talked around us and would not admit fault. We will NEVER buy, rent, or recommend LGI to anyone . . . ever! RUN!!! DO NOT TRUST THIS COMPANY!! read more

OMG I am having my new home built from BLOOMFIELD Homes in Anna ! The difference is like night and day, in every aspect.. employees, home options AND quality. (Think FAMILY DOLLAR vs MACY's) I am soo excited and HAPPY HAPPY HAPPY with my new home and the building process. I just met this morning with the contractor to finalize everything and choose where I want my phone and cable connections, and finalize color choices. I would have given a 0 star if possible. This was the WEIRDEST experience in house hunting I've ever had. My Mother and I went to a few home builders in the Anna / Melissa / McKinney Texas area. I had studied the website of Oak Hollow and Lgi. I will be moving from NC to TX in a few months. We drove into the Oak Hollow subdivision and were immediately repelled by the site of trucks in driveways, cars in the streets, homes that didn't look to be in good condition, and the generally "messy" look of the area. We parked in the parking lot next to the Sales Office / showroom. There was an open gate and path leading to the back entrance of the home/office, so we went in that way since that seemed the logical entry. The showroom reminded me of a timeshare sales office complete with vending machine and many little tables and chairs for "closing" deals and giving a very poor impression. A salesman (30 year old white male Millennial, with probably a couple years of college) approached and asked how he could help. I said I was looking to buy a home and he suggested we sit down at one of the tables. He didn't offer a beverage, didn't hand us brochures or any information, but pointed to a development map on the wall. We sat down and he said (paraphrased): "I could show you the model homes, but I can't leave here....come back Saturday when we are all here and look." I asked about the floor plans and he said: "They are online,...we don't waste money on brochures." I asked if there was a room to see the various finishes, options, flooring, etc. and he said, "They're in the models, but I can't show you....come back Saturday." I told him I couldn't come back Saturday. He stared at me with a blank expression. Clearly, this guy already made enough money this week and wasn't remotely interested in working. He just sat there. My Mom and I said, "OK" and got up to leave. He said, "I need for you to leave through the front." I said, "We are parked out back and came in this way." He said, "But you need to leave through the front." I said, "No, I won't. My Mother has trouble walking and that's why we came through the open gate, onto the path, and into the doors." He said, "You need to leave through the front because the back is slick." SLICK? Weather was dry, sunny, hot...the back way was NOT slick and certainly easier for my Mother. I said, "Yeah, well, we're going this way." We left and it was all I could do not to slam the door. If these people gave me a house I wouldn't live there. I'm a business professor and attorney and don't need to deal with slackers who haven't a clue about customer service. This guy needed training in customer service and simple courtesy, but I doubt he had been trained at all. If he was trained, that really speaks to the company's lack of concern for customers. Do yourself a favor and go down the street to almost ANY other builder. You don't need this company and they certainly don't think they need you. read more

Terrible experience!!!!! I had to deal with two different sale reps, which told me two different things. The first sales rep made an appointment with me to show me a house and never came in that day. He never called me or anything. When I showed up on time for my appointment, I was greeted by Duane, who was very nice at first. He told me I had to do credit application first, which I was fine with. After I got approved, he told me that we needed to take a tour of the community. During the "tour", his boss called and they chatted for a minute. When he got off the phone with his boss, he began to talk about people in management positions that shouldn't be. He continued to bash his boss for about ten minutes. During this time, I lost quality in him and the LGI process. I just wanted to go home. After he showed me the house, he pressured me to put money down and I was not ready. When he realized I wasn't going to, his face turned red and his attitude turned even worse. When he was Gathering paperwork for me, he slid it across the table to me, with a pissed off look on his face. I was livid. This was a horrible experience with an arrogant, unprofessional, rude sales rep. The homes were nice but the quality of LGI was not there. I would not recommend this home builder. read more
