    Downton Burbank is a great area to go eat, explore, watch a movie, shop and or just walk around. The Burbank mall has decent stores to visit and there even a Round1 arcade in there as well. If you want to watch a movie then there are like three different AMC theaters in the area and tons of eating places. I been coming here for the last two decades and still haven't ate at all the restaurant here. Some are gone and new places has open so you'll have tons of optoons. There are many parking garage and public parking spots as well to choose from. I always park at the public parking in the police station because I know my car is safe there and it's a straight street to the 5 freeway entrance. The only downsize here is the taxes because it's higher here than any other city.

    We recently moved from Sherman Oaks to Burbank, and this is a good thing. I definitely prefer Burbank's smaller feeling community to the big city life. I love that this town is tucked up against the hills, such a pretty backdrop. Downtown Burbank is a very walkable area, and close to home for us. I often walk there with my dog. My husband and I have walked there for dinner or just to stroll. My daughter and I have walked there as well. There are a number of eateries, a movie theatre, stores, salons, etc. It feels pretty safe and clean. My wish is that there would be more restaurants with vegan options along this lovely strip of Burbank. We've eaten at Ike's, Kabuki, Yard House, and Slice House which all have some vegan fare. And usually Pinkberry has one vegan flavor of froyo. While Burbank PD is good about patrolling, this area seems to be frequented by transients. They do keep it moving, though, so thankfully there no encampments or anything like that. So glad we have this walkable Downtown area here!

    I lived in Burbank from my early teen years and raised 2 of my children here (I'm no longer a Burbankian but still frequent). Burbank for me has always had a small town/safe feel though in recent years, has become more congested. Downtown Burbank is such a casual area to spend time for lunch/dinner and a movie. Lot's of stores to explore including the mall. This is a far cry from my teenage years when they had closed San Fernando Rd. to through traffic and only had pedestrian access. Parking in the structure off Orange Grove can be a challenge. If you have a few extra minutes, park in the mall structure.

    I always describe growing up in Burbank as a bit like the old school family TV shows like Ozzie & Harriet and The Brady Bunch. It used to be so white that even though my brother and I are only 1/2 Asian, we still stood out... Well, a lot has changed. The Downtown Burbank strip along San Fernando used to be foot traffic only and since then they have made it into a full-fledged street. Most of the old mom and pop stores are gone now, replaced by chain restaurants, AMC movie theaters and chain clothing stores. The crowd is now very diverse but still family-friendly. It's very safe, (the police station is only walking distance away so they are ever-present) walkable and convenient. You can visit my favorite valley Korean restaurant, my favorite optometrist, 30 AMC movie screens at three different locations, two breweries, two pubs, a Japanese BBQ, AT&T, Sprint, T-Mobile, two karate studios, ROSS, Gap, Urban Outfitters, Starbucks, frozen yogurt, ice cream, cookie dough, Comedy Club, a small mall and more - all within three blocks of each other! And Pokémon! This is ground zero for all you Pokémon Trainers out there! Lots of gyms, including two ex-raid gyms, tons of Pokéstops and wandering hoards of trainers on community day! If you need that special legendary and have no one to battle with...come to Downtown Burbank on a Community Day! Beautiful Downtown Burbank...where you might find Gold Elite Yelpers Cris I., Robbie B. or even me (#3 on check in regulars!) Yelp Challenge 2019: 23/100

    caaaaaaan sssssoooooomeone puhlease tell me why I pulled into a busy parking structure. Got in a very loooong line of cars all looking for a place to park and we get to the top - the very top! and, all the cars in line going up each level looking for parking are making uturns in a small pocket of the top floor and driving all the way back down. Parking Lot owner and parking enforcement and possibly the fire department, question for you all.. Are you high? why has no one done anything about this lol? Like a whole row of cars driving up hella parking levels to make a uturn and drive down mad pissed off and unsafe. lol shxt I'm still salty af. zzzzeeeeeeeero stars :)

    I was sorry to see the mall updated. The 1960 look was unique and could have been a real draw to the area. They missed on this opportunity

It was built by a former artist for Disney Studios and the builder, Lawrence Joseph worked on all of it for decades. There are adorable cottages and a view from the street is super. I think some of it may be occupied, I am not sure, so I did not venture far, just the front and back yard and stopped when I saw what looked like an apartment building. It is an LA Historical Landmark and just so cute. It is near Sony pictures. It almost looks like you are walking into a movie set. There is a great garden and a pond and it really does look like a Hobbit house. We were not there long, maybe 15 minutes and did not need to be. So, if you have 15 minutes and want to see a super cool house go take a peek.

These are people's homes aka the Lawrence and Martha Joseph Residence and Apartments, commonly known as the "Hobbit Houses," located in Culver City, California. The structures were designed and built by Lawrence Joseph, a former artist for Walt Disney Studios, starting in the 1940s and continuing construction for decades. Now surrounded by high rises it is difficult to land a parking spot but worth it to get a closer look. For a moment imagine yourself on a walk through emerald green grass & fields of wildflowers. And then look up & see these enchanting cottages.

From longstanding historic eateries like Bob's Big Boy (on the border of Toluca Lake in Burbank) to the local Trader Joe's, Fresh Brothers Pizza and Tocaya Moden Mexican fast casual restaurant. Incredible personal favorites such as Something Vegan, Forman's Tavern and Paty's Restaurant. It's a fairly accessible area both by car and on foot with easy streets, a fairly function LA Metro system, the 155, 222, 224, 501 and Commuter Express not to mention the Pink Route bus via the nextdoor city of Burbank. Historical gems such as the Gary Marshall Theater are here as well as other small theaters and/or playhouses. Your main freeways are the 134, 101 and 170, but surface streets are very much the way in Toluca. The Lake of T resides alongside the Lake Country Club & Golf Course on Clybourn/Toluca Avenue. Toluca Lake Elementary and Toluca Crossroads School, both off Cahuenga Blvd, are the only schools in Toluca Lake. Bordering Burbank, Universal City, Studio City and North Hollywood in Los Angeles' San Fernando Valley the T Lake has great places to eat, shop and stay with most of your essential needs within the "city limits," but also very closeby. Parking can be a challenge like almost anywhere in Greater, however you can definitely find it and find your way. The cost of living is steep with studios starting around $2k, one bedrooms around $2.4 for a one bedroom. Homes are worth a pretty penny as well and for the comfort and luxury of living in a little big slice of SFV/LA County greatness, you can definitely see why visiting, passing through and exploring is definitely something a lot of us can enjoy without breaking the bank, that said they have most bank branches (Chase, Us Bank, Wells Fargo, etc) here as well as a Fire Station (number 86), US Post Office and Neighborhood Council. The nearest library is in North Hollywood and the closest medical facilities are the UCLA Health Toluca Lake Primary Care and the Toluca Lake Medical Building on the cusp of North Hollywood. Toluca Lake is a skip over to Warner Bros Studios as well as Universal Studios. With some awesome accolades for cinema, television and digital mediums such as Pulp Fiction, the Netflix series Never Have I Ever, and T.J. Hooker to name a few. This overall neighborhood in the city is charming, intimate and inviting even more so for seasonal occasions like Halloween and Christmas, they go all out!

I've been planning to move here for a while, I just didn't have the financial means to relocate. I'm getting married in August and my fiance and I are looking for a place in Toluca Lake. When he proposed to me I agreed only under the condition that we move to Toluca Lake. Yep, I love this place that much. Even looking long term it makes sense. The house value will only increase in such a great neighborhood. Its a great little town to raise kids, and the schools here are spectacular. Oh and they have a lake and a car show every sunday during summer! What more can you ask for?!
