I was very happy with AH4R up until they changed my landlord late last year. Kelly Scott was…read moreamazing, responsive, always cared about us. The new landlord, Jacqueline is not responsive unless it's related to getting us out of the home/move out process. I had sent her my intent to vacate the first time and she cancelled it. I've had roofing issues after the hurricane Irma that have been reported and took months to be fixed even after I would contact Jacqueline to do something. Before we moved, I noticed that it wasn't completely fixed so now it's the next tenants problem :( It's been sad to have such good service and now and unresponsive landlord. Also, the rent increase seems so high, it's like they don't want us at their home anymore. We tried negotiating with them and they right out tell you they won't change their mind about the rent increase but offer you silly incentives to stay. Now, post-move out the battle to get my deposit begins. I'm being charged for clogged drains and replacing toilet seats (mind you, the house was impeccable when we left and certainly no clogged drains). They charged us for a carpet cleaning that was already done using the company they even recommended! ... Tenant for 2 years and sadly a bad experience at the end. I've rented from many companies and I know that if you want to have any of your deposit back, you gotta leave the property better than you found it. But AH4R is not very honest when it comes to returning your deposit.

SHOULD BE NO STARS…read more I am beyond disappointed living in an AMH home. We have now been without AC for three days in the Florida heat, and this is not the first time this has happened. To make matters worse, when I submitted the work order, a vendor accepted it--but we never received a single call. I had to personally call AMH just to get the vendor's contact information, only to be told, "we can't come today." So why was the work order picked up if no one could even come out that day? When we called AMH back, all we were told was that management was closed and there was nothing they could do. The next day, the vendor finally comes out and tells us the compressor is out, but nothing can be done until a bid is submitted and approved--on Monday. Are you serious? When I called again the following morning, I was told the bid hadn't even been placed yet and there was no timeline on when it would be fixed. I had to demand that they call the vendor while I was on hold. Suddenly, the vendor "placed the bid," and now we're told they'll try to get it approved later that day. So again... we're just supposed to sit here and wait? This entire situation is unacceptable. There is no urgency, no communication, and no care for residents. We even have a sick child at home, and it genuinely feels like no one cares. The repairs here are always rushed or delayed, and nothing is handled the way it should be--especially something as critical as AC in Florida. I would never recommend living here. The only reason we're still here is because we are about to buy our own home.
