I can say without reservation that TDO Management is among the best I've ever had the pleasure of renting from. The staff at TDO is caring and considerate, and they seek to resolve any issues as quickly and effectively as possible. They are prompt at returning phone calls for any maintenance issues no matter how big or how small. They keep an army of repair personnel on standby to respond to any property issues. I don't have a property managed by TDO, but if my home was in Jacksonville, I certainly would recommend them as a property management company of choice. It's apparent that they care about the property and protecting the investment of their property owners. They take a "boots on the ground" approach to management, which is beneficial both for the tenant and the owner. They spend time checking properties and ensuring the highest level of satisfaction for both tenants and owners. It's also obvious that they employ a thorough and comprehensive process to ensure the right tenants rent the properties they manage. There's no doubt that I would recommend TDO to anyone moving to Jacksonville. They have an extensive list of properties, and their service is impeccable. Angele is THE WORST. She is horrible to work for and this comes from her employees word of mouth. She ignores her tenants calls on purpose she does not answer request does not comp her tenants for neglect of the property. She will laugh in your face. She refuses to comply. She does not follow the laws in Florida. My property has had AC problems for 4 years. The unit has continued to have problems with leaking ruined the floors there is mold due to the issues it's had. NOTHING has been fixed. She allows my minor child to sit in 90 degree heat and doesn't offer to comp or credit my account. This is a constant issue. She is rude disrespectful and a disgusting human being.

She took control of my property and money and authorized repairs and replacements as she pleased. I suspect that Morgan Property Management has some shady business with the repair companies as there seems to be a recurring need for repairs. Mrs. O'Reilly's rude behavior made it extremely difficult to work with her. Mrs. O'Reilly refused to communicate with me via email, she stopped replying to my emails. Mrs. O'Reilly didn't have the respect of reaching out to stop their services. I have to email her to ask for my property keys.

Jeanell truly worked on my Dad's behalf in negotiating prices with the owner and now as his Property Manager, anytime there has ever been an issue, no matter how small, Jeanell has been prompt in sending out someone to fix it and making sure everything is overall, good, and dealt with as it should be. She is also kind, efficient and has the skill to pay attention-to-all the details. We were so fortunate to have such a great team help us in such a difficult time. I highly recommend Jeanell and All South Realty to anyone who is interested in a great Realtor or a Property Manager who is ultimately, just good at what she does!

After renting a unit that she poorly managed for many years, and that I took excellent care of, she attempted to keep a large portion of my security deposit largely for reasons that she contrived. I sued her and All South in small claims court and won the suit. The Judge blasted her practices during the proceedings. Ms. Wilson was required to pay my security deposit back to me plus court costs. All South is not an organization that I would do business with.

We bought a house this summer in PVB and floundered a bit with a large company who unfortunately rests on their laurels, and then we finally found Nottingham - a high touch, high tech, high energy boutique that runs like a well-oiled machine. Due to our initial fumble with the large dominant firm, we missed the peak rental season, but the Nottingham women rolled up their sleeves and went to work, giving us every confidence that we were in the right hands. I have been in commercial real estate for over 20 years, and I have worked across the globe on multi-million dollar transactions, and I swear these women can go toe to toe with the biggest, brightest and best out there. Communication was seamless and consistent between Tracy, Susan, my husband and myself which was critical given we live 1200 miles away from PVB, although they'd deliver the same customer service even if we lived in the PVB zip code. If you want a professional hard-working team who is schooled on the market and will take care of their clientele, then you want Nottingham Realty & Rentals. I recently regained ownership of my home (long post-divorce story). I discovered that a couple of…read moreyears' worth of HOA fees were not paid by ex, so the account was sent to a collection agency. How did $242 each for 2023 and 2024, $266.20 for 2025, and, I thought, $266.20 for 2026, add up to $1711.31? Needless to say, I paid it. Shortly after paying that big chunk of change, I received a letter from the Association Capital Recovery (ACR) saying that my fees were all caught up until 12/2026, and that my account has been reassigned to BCM. Next thing I know, I get a letter from BCM saying I owe another $292 for 2026. I asked what happened, because I received a letter from ACR saying I was caught up until 12/2026. Apparently ACR made a mistake and all that money I just forked over was only for 2023-2025 HOA fees and that I owed for 2026. So, I ended up paying over double in HOA fees and all these other fees that came out to $961.11 extra that have been collected from me!! I really could've used that money to make some small repairs, and they refused to waive some of the fees, even though it was not my fault the account was in collections. I'm definitely not a happy camper.

I paid that in August and it is October now and I still do not have my keys. I have called half a dozen times and left messages. No return calls. I will recommend we drop them at the next meeting. In addition I had to replace my fence and had trouble getting approval for the new fence. Very poor communication on their part.

Horrible Experience with Navy to Navy Property Management…read more If I could give Navy to Navy zero stars, I would. Renting from this company has been one of the most frustrating, stressful, and disappointing experiences of my life. I trusted Navy to Navy to provide a habitable home for my family, but instead, I encountered negligence, unprofessionalism, and baseless accusations that I would never expect from a reputable property management company. 1. The Move-In Nightmare When I first moved into a property managed by Navy to Navy, I was told it was ready for occupancy. This turned out to be completely untrue. My family and I arrived to find an uninhabitable apartment. We were forced to stay in a hotel and pay for an extra day with our U-Haul, which was both inconvenient and expensive. I moved across state lines trusting that Navy to Navy would honor their commitments, but they failed miserably from day one. 2. Constant Disrepair The condition of the apartment when we moved in was unacceptable. Blackened walls and ceilings around the vents suggested poor air quality, the air conditioning barely functioned (leaving us sweltering in 80-degree heat during the summer), and entire sections of the apartment had no working electricity, including the kitchen and bedrooms. These weren't minor issues--they made the unit nearly unlivable. Despite multiple maintenance requests, Navy to Navy either ignored the problems or failed to fix them properly. 3. False and Baseless Accusations When I moved out, things went from bad to worse. I surrendered my keys on December 4, 2024, and hired a professional moving company to ensure everything was handled properly. The movers can attest that the apartment was empty and left in the same (poor) condition in which I received it--certainly not in worse shape. Yet, Navy to Navy's representative, Jorge, accused me of causing "extensive damage" and "changing the locks." These claims are completely false: * All repairs during my tenancy were performed by Navy to Navy's authorized technicians. * I never returned to the property after surrendering the keys, so it was impossible for me to cause any damage post-move-out. * I have photographic evidence documenting the condition of the apartment before and after my tenancy. Jorge's accusations were not only baseless but also deeply offensive. His unprofessional and antagonistic behavior made an already frustrating experience even worse. 4. Mishandling My Security Deposit Florida law is clear: landlords must provide a detailed, itemized list of damages to justify withholding a tenant's deposit. Navy to Navy failed to do this. Instead, I received a vague, generalized list that mentioned "painting" and "extensive damage" without any specifics or associated costs. This is a direct violation of Florida Statutes Section 83.49. Despite making an informal request via text on January 1, 2025, and a formal request via email on the same day, I received no meaningful response. I was told someone would follow up with me on January 2, 2025, but no one did. This lack of communication is completely unacceptable. The Bottom Line Navy to Navy's negligence, unprofessionalism, and failure to follow Florida law have caused significant financial and emotional distress. They have not only mishandled my security deposit but have also repeatedly ignored their responsibilities as a landlord. If you're considering renting from Navy to Navy, I strongly urge you to reconsider. This company's actions (or lack thereof) have demonstrated a clear disregard for their tenants' rights and well-being. I hope this review serves as a warning to others. Save yourself the frustration and stress, and find a property management company that values its tenants and follows the law.
