I…read morewas on the board at my previous condo for 18 years, I have been on my current condo board for eight years, and Home Perfection Contracting is the best and most professional contractor I have ever worked with. They tore off our old exterior stairs structure and siding, waterproofed the entire wall, and installed new siding and a stairs structure that is far superior to the old one. Their integrity and work quality are off the charts. The owner, Ahmad Khreshi, did thorough research before starting our well-planned project. I was impressed by his knowledge of current construction techniques and dedication to doing the job right. There were several problems that required Ahmad to think outside of the box, one being how to install siding under our existing power lines conduit which was mounted to the exterior wall at six different points. Several times, Ahmad's crew discovered water damage due to poor work by our developer. Ahmad was extremely flexible in adding repair of that damage into his work plan on top of the bid-upon work. Ahmad was kind and fair, listened to our concerns, answered our questions, kept us in the loop, worked with us on timing, and gave us a couple breaks. His crew was extremely professional and respectful, taking off their shoes when they had to come through the building and isolating interior work areas with plastic sheet dividers. When our project was completed, Ahmad send us the following. I've never worked with a contractor who followed up with an offer of help like this: "Remember, you can always reach out with any technical building related questions, in any trades. I'm more than happy to give advice and guidance on code matters or general best practices, even if you are hiring other people."

From start to finish Ahmad and his crew were fantastic. From the very beginning Ahmad provided the most thorough breakdown of what was to be expected, delivered and completed. There were never any surprises, he is one you can trust with your home and treats it as if it's his. He under promised and over delivered. Ahmad and his crew had a keen sense of attention to detail that made us very happy and left the neighbors extremely impressed. He was here everyday and was quick to respond if/when needed. Ahmad was extremely patient, knowledgeable and answered all of the many questions I had morning and night. The crew left the site clean and organized ready for the next day. They worked tirelessly morning and night and were extremely respectful and kind. He is honest and fair and produces fantastic work, something that is rare to come by these days. I was not living in the DMV area when we started the project so they did a great job of communicating remotely during the design process. His architect, Darren and interior design team, Christina Simon, took samples of things we liked and found ways to integrate them into the house. The property has so many cool features from finishes, to a basement apartment, gym, and a roof deck. It's a 4,400 sq foot house but feels like it's 6k. Rob, Jim, and team are very particular about how things are done. If something doesn't look right, they are going to have it corrected properly and they did. From building for energy efficient, print labeling everything ( low voltage, electrical, was, gas), to managing the draw schedule, they really focus on the little things during what is a very stressful experience. After moving in, they ensured punch list items were attended to. Unfortunately, we had to relocate for work after a year but the focus on details and quality allowed us to get top dollar for our property. Having now bought another newly built home only further highlights the unique focus on service and quality building of Zimmermann homes. Wish I could have had him build my house out west.

It's the second house I have built with Rob and his team in the last 4 years and this experience was even better than my first one in 2018. Zimmermann Homes continues to improve its operations continuously, whereby the customer remains first and foremost. Building together over the past 12-18 months had several challenges, primarily supply chain issues, most of which were entirely out of our control. However, Rob and his team worked even harder to source substitutes that were just as good or as timely as the initial selections we made for the design of the house. As someone who visits dozens of newly constructed homes annually, I am very aware of the quality and pricing of the competition facing Zimmermann Homes, so when I say that you can't beat the "bang for the buck", I'm confident that it's true. The quality of the architectural structure, design, construction, and home efficiency are truly unmatched at the price point offered by Zimmermann Homes. More than anything, Rob and his team are really good to work with. It's expected that things will go awry at some point in building a custom home, whether it's a schedule delay, design issue, permit snag, or selection that is out of stock. Recognizing this, Zimmermann Homes is creative dealing with such issues and they do whatever is necessary to minimize disruption and stress for the home-owner. Rob has built an incredible business for home construction in the Northern VA area and I can't think of a better company to work with when building a home. He has put together a team of experts that seamlessly work together so that issues are resolved quickly and most of the time it is done behind the scenes, making the customer's experience much better. I would be remiss if I didn't give shout-outs to the members of Rob's team. Darren is amazing at helping you design a home that works for your individual needs, while being very aesthetically pleasing to the eye, both inside and out. Christina and her team are the best in the business when it comes to the color schemes and styles, making your budget go as far as possible with the selections for appliances, tile, cabinets, countertops, and lighting. Finally, Jim J. is a savant when it comes to managing the overall project and making sure that the customer gets exactly what he/she wants, at the highest level of quality throughout. His attention to detail will always amaze me and any other customer he has ever had. I couldn't be happier with the final product. Friends, family, and neighbors that visit are amazed at how well it came out, especially during a worldwide pandemic. I could not endorse Zimmermann Homes more highly. DO NOT HIRE THIS COMPANY. I originally signed and hired Divine Developments LLC October 3, 2023 and…read morepaid $9,912.87 and signed a contract on January 18, 2024, in good faith. They promised to handle my insurance-covered storm repairs, including permits, supplements, and full coordination with my insurer. I was told not to contact my insurance company -- they'd "handle everything." They never pulled permits. Never did any work. Never refunded me. I asked them to start the work (beginning a few weeks after signing as I had significant damage to my home) or return my money over a dozen times between April and November 2024. I gave them every chance. Instead, they made excuses and then claimed I owed a 20% cancellation fee based on a document (their inflated ECR) they created after the fact, one I never saw nor agreed to at signing. The contract also states: "Your out-of-pocket expenses will not exceed your deductible, and you will be responsible for any non-insurance related costs." I did not request non-covered work. I did not authorize additional services. The contract also states "This agreement relies on approval from your insurance company. It does not bind you or Divine Developments LLC until your insurance company approves and Divine Developments accepts it." John Murphy aka Rich Kim told me "If you want the roof done without addressing the siding and chimney then you have to sign a waiver to address those things or you must get that situated before us moving forward" he claimed they couldn't handle a roof replacement without doing my siding. In past insurance claims, supplements were submitted during construction, not prior. Divine Development's own contract acknowledges that the agreement is contingent upon insurance approval, but they never initiated any work even after partial approval was received. Divine Development's failure to start work cannot be blamed on my insurer. Their misrepresentation of the insurance process was used as an excuse to delay performance while retaining nearly $10,000 of my funds. Throughout our correspondence, Mr. Murphy/Kim insisted that work could not begin until all supplements were approved by State Farm. This is factually and procedurally false. In reality: Contractors regularly begin work based on the initial approved scope; Supplements are routinely submitted during construction as new conditions arise; Their reliance on this excuse to justify months of inaction and deflect from nonperformance was misleading and manipulative. The person I dealt with called himself John Murphy, but I later confirmed through Erie Insurance, legal filings, and his own social media video that he's really Richard Han Kim. He used multiple names, including "Rich Kim" on video, while signing contracts and threatening people as "John Murphy." It was all a front. When I left a factual review to warn others, he threatened me with legal action. That was October 17, 2024. He threatened me again on April 17, 2025. This man took my money, never showed up, and then tried to intimidate me into silence. To this day, they've never done a single bit of work. They never pulled a permit. They never did what they promised and they never gave my money back. I've since found they are named in a $77,000 court judgment in New York for unpaid loans. They're also listed on the D.C. revocation list and used a Regus virtual office to get licensed in Connecticut. And they falsely claimed BBB accreditation in their contract. I've filed complaints with the AG, FTC, DCP (Case #2025-380), and BBB (a second after uncovering more deceit and lies). They also had their license revoked from DLCP. They scammed me, lied to me, ghosted me, and threatened me for speaking out. You've been warned. They are everything wrong with this industry.

DO NOT buy new construction from Lock 7…read more I purchased a condo at Brooks Row in December 2016 when it opened, and I can not fathom giving them anything other than a 1-star review. We still have unresolved issues from our final walkthrough prior to closing over a year and a half ago that we were told would be done within a week. We are dealing with our second roof leak in the last year and have to plead and beg to get anything done (still waiting). We have spent literally the entire 1.5 years in consistent email contact with them trying to fix problems or get things done that they promised in December 2016. It is abundantly clear that they only care about getting making money, and their plan for solving problems is ignore them until the owners give up and pay for repairs themselves. The communication is nonexistant. They take turns with UIP (their general contractor for the project) in blaming each other for every issue as if the owners care whose fault it is. The nearly infinite number of issues that caused delay in the original completion of the condo is proof that they do not consider project oversight to be a priority.

As a subcontractor for this group I'm horrified by the shady work that they do. This is in part…read moredue to the poor pay but also wanting to raise profit on units. Poor tenants have to deal with the aftermath of their subpar work. One of the in-house employees told me "as long as it gets through the warranty period, then it's their problem". Buyer beware, I would steer clear from any projects involving Lock 7.

I recently completed a full renovation of my row house with Fairmont Developers, and I couldn't be…read morehappier with the results. "Quality, schedule, and price: pick two," is the classic saying. Instead our project was completed ahead of schedule, just under budget, and the quality of the work was excellent. And that includes an expanded project scope that came up when we discovered large issues with a neighboring property. Fairmont was incredibly flexible and easy to work with. They were always willing to listen to our ideas and make changes as needed. They were also very responsive to my questions and concerns. Fairmont's foreman or a partner subcontractor was on-site on average more than five days a week for the entire many-month project. This allowed them to keep a close eye on the work and make sure that everything was done to the highest standards, and if not the first time, they made sure it was redone. Unlike several neighboring projects, we had no stop work orders, no neighbor complaints (complements actually), and all our inspections were successful. I would highly recommend Fairmont to anyone looking for a home builder or doing a major urban renovation. They are professional, reliable, and they do great work.

This home, with the…read moreexception of new appliance now and then, was in original 1911 condition when I called Fairmont. This could make a project easier - assume everything has to go. However, I am an old house lover (now a three-time renovator) and keeping or reinventing old house detail was important. Carlos manages construction, the tradesmen, the sub-contractors, and the overall quality of the workmanship on the job. He is an experienced builder, taking pride in bringing ideas to life but careful to offer full disclosure on the pros, cons and risks of each option. Jose manages the business side of the project - budgeting and billing, tracking and documenting changes, purchase of materials, recommending vendors for kitchen design, tiles, stone, flooring etc. Most important was his management of communications between Fairmont and me, the homeowner. Jose took time to ask questions and listen carefully to answers. I know and appreciate how rare it is to have good communication. I also have lived the consequences of mediocre communication. Mistakes are costly. Jose follows a protocol of asking, clarifying, and following up with an email restating our discussion and inviting me to comment, add, or correct. The answers don't matter as much as the asking and listening. This worked so well there were no horror stories. To summarize: Strong management of the permitting process, of sub-contractors, deliveries, security of the property and use of appropriate safety measures. I think its important to say also that the project was managed ethically, honestly and respectfully. Everyone on the job was pleasant and upbeat. Weekly walk-thru meetings insuring the work was proceeding according to agreement. Efficient cascade of information, decisions and/or changes, from homeowner and Fairmont to the tradesmen and subcontractors. A solid team of workers - excellent workmanship, site management and daily clean-up. Also, no profanity or loudness, no littering, no complaints from neighbors, and very happily, no accidents. Lastly, Fairmont checks in with you periodically during the year following move-in. Together we created a list of little adjustments and changes that you can't anticipate until you move in. All done! The house is lovely - beautiful carpentry, millwork and all the details that make it livable for me. I feel very fortunate to have done this work with Fairmont and I would recommend them without reservation!

Having a general contractor who is also a licensed architect is a meaningful advantage and helps prevent issues before they arise. If you have the chance to work with DFB, I highly recommend it.

We recently used the conference space in the National Association of Home Builders and we were very…read morehappy with the space and services provided. NAHB has fantastic conference space located in the heart of Washington D.C. It's auditorium is massive and can easily hold over 180 people with space to spare. It's fully equipped with all of the A/V and technology that we needed for our conference. The auditorium has great panoramic windows that allow for a lot of natural light and high ceilings. The three smaller break-out conference spaces have breakdown walls that can be configured for a variety of settings. Each room fits roughly 35 people and their additional conference room (Room D) was a larger room with windows facing out to the street. Even though we didn't use the atrium - the general entrance space into the building is impressive and creates a very professional and calming ambiance. Allison and Lemerrell, the events team at NAHB were extremely professional and accommodating. They were very personable and were able to work with the specifics that we had requested. NAHB does have a select list of caterers and 3rd party vendors - so we did set up our lunches and dinners through the cater who was familiar with the layout of the conference space and the building. Overall we were very impressed and satisfied with our conference at NAHB and certainly plan to work with them in the future on events and conferences we will be hosting.
