So let me start out by stating that the home is beautiful and the views are breathtaking but the management you have to deal with in order to stay at this home is absolutely NOT worth your time. There is no way to portray the disrespect we were shown by the property manager (John). We rented the home for my wedding weekend so we can have a place to relax and unwind after the ceremony and everything. On the day of our ceremony I get a call from the host stating we cannot have an event there, which we already knew. She stated that she was told we were there having a "reception". I informed her no one was actually even at the home because we were all 30 min away at my ceremony, which we were at that moment celebrating. She said there must have been some misunderstanding because there was another wedding happening down the street from our Airbnb and was then very apologetic. I think this is where the confusion for the remainder of the day stemmed from and why we were targeted later. Fast forward to that night. We have our trucks full of our ceremony decor and what not and we have friend staying a few blocks away in their OWN home, they come by BEFORE quiet time to help us unload some things and did not even enter our home, they remained outside the entire time. It was around 8:45pm when we first heard from John, he told one of the friends helping to get the owner so he could tell them he we were being too loud. There was no music, no one was "drunk" but we were talking and BEFORE quiet time was up. My now husband goes up to talk to him and in that time frame, I tell our friends to leave because we can just unload the rest tomorrow morning and we didn't want to cause any problems with noise. John then said he was shutting us down and we needed to leave immediately because we exceeded our occupant limit and more than 12 people were staying at the home. We repeatedly tried telling him that this was not true and they were leaving to their own home and he was just hostile from this point forward. He called the security guard, who was not originally there with him to begin with to explain the situation and then proceeded to call the sheriffs department to evict us. At this point it was 10pm and John was asking to come inside the home to do a walk through, while yes this is in the contract, we denied him to do the walk through, not the sheriff. We felt uncomfortable and unsafe at this point with John as it was 10 at night, he had already been argumentative for the past hour and we had our two kids already sleeping and multiple people in pajamas and settled in from a long day. We felt this was inappropriate at that time for us because of the situation he was causing. At this point some of us had been drinking but there was still many of us who were not drinking and could have driven and the sheriff told us he had handled everything and to have a good rest of our trip. Come the morning, the host wrote me and informed me that we had to evict the home by noon that day, even though we had the home booked for another night because we had "broken" her rules and disrespected the property manager. After all the stress this had already caused us, we decided it was not worth anymore of our time and cleaned the home to the cleaning standards, even better in my opinion and proceeded to evict the home. Mind you, the day we were evicted we were also in the process of setting up my small reception at Dillon beach just a short walk from the airbnb, where my family was coming to meet us. All in all, we did not let this ruin our time but our trip did get cut short and the whole situation was blown completely out of proportion. No matter what the circumstances were, the property manger in NO way acted in a professional manner throughout the entire process. You would think that a MANAGER would try to accommodate and defuse a situation and in NO way did this man do this, if anything he was trying to create an argumentative situation by calling myself and my mother in law liars. He was not helpful at all and had zero interest in trying to listen to our side of the story. The host of the home immediately decided that the manager was correct as well in everything and also was not even willing to listen to me, the dynamic the management has is unfair and not worth your money and time. I am sure they have their own side and will have much to say BUT this is not the kind of environment you want to place yourself in, especially when you are booking such an expensive place to relax and enjoy your time in. I absolutely DO NOT recommend this home to anyone, it is not worth the stress you will face if the manager "insinuates" you are doing anything. My family and I have used Airbnb for years and have stayed at homes all over California and out of the country and have NEVER experienced a bad review nor the down right disrespect these people showed us. read more

We were trying to simply move our family vacation to celebrate the life of our grandfather without asking for a refund becuase our grandma became sick and They refused to let us move the dates. My husband and I decided to rent a property from them through VRBO. After paying, we got a contract asking us what we believe is too much in matters of cleaning. They require you to clean the floors, wipe the kitchen counters, take out the trash and MORE! The rental agreement included a $290 cleaning fee which we had already paid. After calling the property manager to inquire about such an extensive cleaning requirement, she told us in a snobbish tone that this is a $3M house (as if we can't afford to pay for it. Hello! we already paid $3.5K for a 4-night stay). We told her we were worried about having to clean excessively because we have 2 young kids and weren't sure what their definition of clean means. I obviously didn't want to spend my vacation cleaning a "$3M house". Well, she decided on the spot she didn't want us to rent the house and cancelled our rental. She hung up on me before giving a clear explanation. How rude! I guess it's good riddance now that I am reading the reviews here. I'll now take my $3.5K somewhere else. We have rented houses across the country, in Hawaii, the Caribbean, etc. we have never encountered a company that fines you for not mopping the floor before you leave. After paying well over 2,000 for five nights I would expect a cleaning service to come through, or a 150 charge like all other companies. The list of possible fines is extensive. Be careful to read the binder! We have had family reunions at dillon beach for many years, and will use the much more friendly alternatives in the future. As for now I am going to strip all the beds, empty all the trash, wipe out the fridge, vacuum, and mop. Great end to a vacation. read more

Oh dear. I should have read the reviews here much sooner! I came here today to write a review aftering being really hurt by the company, and from the way they painted the picture of themselves, they made it sound like I was the first person on earth to ever have a problem with them. Well, I am completely relieved to see all the other negative reviews. We rented a house a few weeks ago, and then also ran into the over the top expectations of the 'cleaning contract'. They charge you almost $300 to clean the house when you first rent the house, and then want you to mop/strip the beds/ put away allllll the dishes...etc. We made the mistake of not noticing this part of the contract until we checked out (our fault), but was then slammed with a $175 bill. On top of the original cleaning charge! I reached out to the company and tried to have a discussion about it (and I brought up other issues we had had with the property, like it being infested with ants and having lots of construction on the property, and hoped we could find a compromise), but they were only interested in keeping as much money from us as possible. It feels like a wonderful way for them to make a little extra money. I exchanged about 10 emails with 'Stace', and not once did she ever apologize, or listen to anything that was wrong with our stay. Honestly, if they would have actually acknowledged anything I had brought up, the frustration would have been diffused immediately. She instead stayed focus on getting her $175. I did a chargeback on the credit card (not for the full amount, because I wanted to be fair and pay for the time it would have taken a cleaning person to strip the beds and put the dishes away because we did indeed leave those undone). However, again, instead of trying to talk it through, Stace wanted to escalate to small claims court! They kept saying that we left the house a complete 'mess'. We decided to rent a house for the weekend because we didn't want to have to deal with bedding/mopping etc. We have rented dozens of houses in the past and have never, ever been asked to mop or deal with linens, so that is why we didn't realize that part of the contract. We just wanted to focus on our friends and children. So, we accidently didn't strip the beds. We didn't put the clean dishes away. We left some children's toys out. These things don't cost $175 to fix, and why on earth wasn't it budgeted for in the original cleaning charge to strip beds?! They were also angry that they didn't come to check on the house for a WEEK after we left, and it had rained in between our departure and them checking on the house. A tennis racquet had been accidently left outside. So now that is our fault too that it got wet. Anyway, you get the picture. I recommend taking photos of the house before you leave. That way you will have something when they add the cleaning charge to your bill. Or ask them to do a walk through with you. Because I know that's what you want to be worrying about during your vacation. I have never encountered a more negative business in my life. Read the other reviews and be warned! I have used this rental company for 5 years and I'm done. I'm happy to be moving on to another management company or directly with the owners . On departure DBPM has the occupants complete a long check list that requires cleaning the entire house, sweeping, mopping, vacuuming, taking out the dishes from the dishwasher before 11, and on top of the cleaning that is done, we are also charged a cleaning fee on top of $800 plus per night. So the morning of check out is never relaxing. I always feel like a drill sergeant on check out days. Tip: On your last day, don't enjoy a hot breakfast, eat your yogurt and start cleaning, the dishwasher will take 2 hours and with that you must unload it. Fine, I'll put up with one morning of cleaning in exchange of 3 glorious days at the beach house. However, this was the last straw, this year we were told that we damaged an item and would be charged for it, $500. The item was clearly worn down from regular use, and not because we used it once during our stay. If you go with this company, video your arrival with the management there and make sure you clean and follow through on each of the duties, film and take notations of everything, sheets, comforters, bed posts, door handles, the deck, the vacuum cleaner. Otherwise you may be paying for a replacement. The manager of DBPM, Stace also posts that she is the owner of a few of the properties she runs through VRBO. I avoid these now. Working with Stace is like visiting the principals office, I always felt like I was in trouble and that we were being watched. read more

I was hoping to rent the "Surly Clam" for my best friend's bachelor part. I used my, newlywed-ed, wife's credit card info to make the reservation. Her maiden name being on the card was a red flag, so Stace called me up. I offered to put my wife on the phone to clear things up, but Stace asked if she would be at present during the rental. I was honest; I told her no. She said it was against their policy to have a contract with one party, and have different party pay (even if they are married, apparently). I asked what I should do, as this was the most convenient option for me as the customer. Switching funds around can be a hassle. I was given an ultimatum, either adhere to their policy, or the deal was to be canceled. I said that was "bad customer service". She said it was "great customer service". I said "so, you're disagreeing with me?" She said "This isn't a good fit" and canceled on me. I'm glad Stace is vigilant in the investigation of nefarious activity, I wish she would have been more personable. I called her back and left a message saying I would be posting a review of our interaction. She responded by text message, "Do what you must..." Surly Clam looked nice, oh well. read more

Dillon Beach Property Management is a terrible company. Now, this may or may not affect you - if everything goes well with the property (they manage a bunch of them) then there are no issues. So if you're lucky you can skate by and have a good experience. When things don't go well, however, they are unprofessional, unhelpful, and are not willing to engage with their customers in anything even remotely resembling a constructive dialog. Case in point, we rented a house from them a few weeks ago. The house was a disaster. To give you an idea, here's a few problems we've had: ~ It was completely infested with ants. Ants were everywhere, in the kitchen, in all the beds, even in the linen closet. ~ There was an unfinished area on the deck with exposed fiberglass insulation. We didn't notice this until we saw two of our children playing with it. One was about to eat some. ~ The downstairs bedroom was also unfinished and the whole area was unsafe. This would have been OK had we been told about it up front. Needless to say, we weren't. I could go on and on if I really wanted to pick on the place, but that's not my point. The property was problematic in some ways, but we made do, and after securing the loose insulation and blocking off the unsafe areas we had a pretty good time. In fact, we wouldn't have bothered bringing any of this up. Based on the above alone, I would've left a 2 or three star review and gone on my merry way. The real problems started when there was a disagreement over an over-the top and completely inappropriate cleaning charge. It was easier to just pay in the end rather than bother fighting it out over a couple of hundred bucks, but this is where the whole thing went south. The charge itself was completely unreasonable and all the communication was rude and unprofessional. So, to say it again. If all goes well, the fact that these people are a terrible customer service organization won't bother you. If it turns out that there are actual issues, however, be prepared for pain. read more

Rented the vacation property entitled The Whale Watcher to enjoy Christmas with my family. Boo. Not happy with this rental. Overall this house needs a great amount of TLC, including some good old-fashioned cleaning. The first thing we noticed when we walked into the home was how dirty the windows were. Sure, the view is great but having clean windows would really make the view so much nicer. It's a nice kitchen but be careful of the oven door. The springs are shot and it falls open with force, almost injuring our toddler. Getting there later in the afternoon, we were excited about getting out to the hot tub. We were soon disappointed when we realized the heating element was completely out. We were told it worked intermittently...not even close. The bedroom with the only fireplace had spackle repair patches all over the walls. No closet or dresser drawers for clothes. The little office room was nice and sunny but no chair to sit at the desk And the light bulbs were burned out. The bathroom to that bedroom has mold growing in the shower. The sink had been broken and glued back together and the faucet is almost impossible to use. We tried to wash a small load of towels only to discover that the dryer was broken. Stains on the couch and chairs. :(. Again, we were very disappointed. Had hoped for so much more. read more

Dear Fellow Vacationer, I reserved two days at : 37 Kailua way, Dillon Beach, CA 94929 My reservation was made a little less than one week before my visit. I drove three hours to get there. I entered the house and immediately felt a bad energy(ambiance /Feng shui if you will) so much so that i decided i could not stay there . I asked Dillon property management for a PARTIAL refund. I mentioned that I am a senior and a veteran. (like a senior/veterans discount) To put it simply they blew my off. Read me their policy. I had called the the very same day that I cancelled. So they may have rented to someone else. Regardless. As I said I could not stay there due to the bad energy i felt. They refused to give my even a partial refund. In my book Dillon management falls into the category of a low life. The price i paid for two days....$1,292.00. I would have been ok with a 5-10% discount just as a courtesy but nope. When an organization is all about the money you get screwed. That is how i feel. If their is a next time... I will stay in a low end unit. I have never paid such much for a rental. For them not to give me a partial refund is egregious !!!!! In my book I got screwed!!! read more

My family rented a dillion beach property for two days and had an awesome time. With such a short walk to the beach it was perfect. My two teenage boys had a great time exploring the beach while my wife and I enjoyed champagne in the hot tub!! Fun times!! read more

Two Thumbs Down! We booked a 6 room house only to find that they had made an error and overbooked. We did not discover that they had overbooked until the day of our vacation. We requested our deposit back, but it took them almost 2 months for them to refund us because they were "busy." On numerous occasions we emailed Stacy only to be treated rudely and inappropriately. I have tried other property management companies in the area and I can comfortably say that this is the WORST! Yes beware of the woman in the picture that other users have posted. read more

I've been coming here for years unfortunately after 9 years of renting from them I will not be coming back for another year. I've learned to deal with the rude people I had to interact with because dillions beach is one of my favorite places to visit but sadly I won't be staying in any of the beach houses again Stacey is so unprofessional, extremely rude and disrespectful as well as the rest of the staff don't rent from them the rules are ridiculous and they will try and find anything to charge you for anything which I've dealt with over the years you are always being watched security driving by making sure you don't have to many cars or people and why have cleaning people come in after you if you must clean everything before you leave never made sense take you're money somewhere else it's not worth one bit. If you wanna enjoy yourself and relax on your vacation and not deal with much dillion beach rental property is not the place for you read more

Dillon Beach property management confirmed our reservation and switched homes on me canceling my 2 day reservation and renting the home we picked to others whom wanted it longer and with no phone call or email or other communication. Upon arrival they harassed us continually during our stay from repeatative phones calls to a visit from Stayce at our door that was confrontational... telling us we wrecked her dinner plans... with no reguards to the customer and reguards to the birthday we were celebrating. They should be shut down. DO NOT RENT THROUGH THIS COMPANY!! It was a head ache from booking to departure. read more
