Bought a home through a DoD move thru these guys. Showing and negotiations went fine, and we ended up with a beautiful home BUT....as we closed, this broker made it sound like FL law stipulates the seller picked the closing company. Found out world Impact actually picked it and when confronted, acted like I could do nothing about it. Surprise, surprise... the closing was with the Title Company of the broker's tennis buddy. Ignoring my repeated requests, waited until 4 days until closing to show me the settlement sheet and I found it was padded with ~$20k of closing fees (~1/3 of my down payment) including ~$5k for the title company (his tennis buddy) and a ~$500 charge for a home warranty--Old Republic (his best friend heads up THAT business in FL--don't bother contacting--they won't respond) --that I never asked for. My mortgage broker was shocked at the closing fees but I was told by World Impact "we can remove some of these fees on the settlement sheet but it will put your closing off by 30 days, and the seller will move on to next." To me, that amounts to extortion. FINALLY, when I ran into undisclosed issues with my home, I was told to contact a lawyer. I mean, WHY EVEN HAVE A BUYERS BROKER? Save yourself the 3% and unnecessary closing costs you'll find on your settlement sheet. .

We found the house…read moreonline and trusted her to handle the negotiations for us until we relocated from Colorado to Florida. I didn't feel Tracy fought for the best deal. Our lender had to ask her for necessary documents multiple times. Once we arrived in Florida, we walked the build site and were disappointed by a few things that we felt Tracy should have relayed. In the end, we never met Tracy. She failed to send necessary documents in a timely manner (without multiple prompts) to our lender and the builder's agent. She didn't show up at the closing. She didn't welcome us to our new home. She didn't even send a thank you card. We call her the ghost agent. She never materialized (though she did cash her check). **The builders agent, Randy Rintala, was fantastic and went way way beyond his scope of duties to help us settle into our new home. I highly recommend Randy.
