However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

Upon receiving the keys, we were handed unlabeled keys, no mailbox number, and no garage remote (which was listed in our lease). After multiple follow-ups, no solution was provided. We had to track down the mailbox info ourselves and purchase and program our own garage remote. To date, we've received no reimbursement or meaningful support. Worse than that, the home was filthy. We moved in with a 10-month-old child and a disabled veteran, only to find: * Black mold-like buildup behind the washer * Sticky, unsanitary shelving throughout closets * Dog hair in drawers * Pet urine odor in the carpet (which was "professionally cleaned" according to them) * Lumped, buckled carpets posing a trip hazard * Dirty drawers and bathroom shelving that required extensive personal cleaning Despite these clear violations of basic hygiene and habitability standards, the response from management has been dismissive at best. No apology. No acknowledgment of the unsanitary conditions. No urgency to fix or compensate for the time and labor we've spent making the home livable. This company does not operate with the professionalism, knowledge, or follow-through required of a competent property management firm. Save yourself the stress, we absolutely DO NOT recommend renting from Opulent Real Estate

While simple and affordable, it has some beautiful elements that you don't find in many Phoenix apartments such as luxurious private patios, upgraded fixtures, double-paned windows, great landscaping and a relatively large pool. The manager Bill lives on site and is a very experienced contractor. He makes sure the community is high quality and respectful and is very responsive if anything needs maintenance. I appreciate that the community is gated and secure with assigned parking and plenty of on-street as well. I really wanted a single story property and this has been a quiet and peaceful sanctuary. The apartments all face the pool and have generous semi-private patios with french doors and security screen doors. The apartments are ample with a very large bedroom and a galley kitchen that has no shortage of cabinet space. The walls are block and provide good sound proofing. The Bedroom and Dining area have Ceiling fans with lights. The fact that utilities are included sold me and I have enjoyed the cool AC every summer. The thing that makes the Majestic Palms such a consistently great place to live is the management. Peak investment which runs the business end offers a web portal for rent payment and when work orders are called in they are handled quickly and efficiently. The on property manager Bill is the best Apartment manager I have ever met. He is cordial has a good sense of the complex and works to keep everything in good repair. When anything goes wrong he is quick to assist and solve whatever the problem is even when it is on his off time, evenings and many weekends. If you are looking for a quiet, friendly complex in central Phoenix, this is a Gem, if Bill is advertising, call right away, I have never seen an apartment for rent last more than the first day it is listed, they are that nice!

Keller Williams, and The Arizona Management Group - WOW. They were both stand outs on being total douche bags. In fact, they were the only individuals or companies that I've had to deal with that treated us, and my father's passing as an opportunity from which to take advantage. Here's how my father's passing, and his business with Keller Williams rolled out: 1) After my father passed, I called the property managers and left several messages with different people. 2) It took 3 weeks to get a return phone call (this is the same desk as Keller Williams, and the AZ Property Mgmt Co - there is no difference between the two). 3) It's worth noting that I could not even reach anyone through the emergency service line for renters. When I finally reached a human, I was told that a property manager has to open a ticket for them to respond. Which means, if there was an emergency repair needed, NO ONE WOULD HAVE RESPONDED EITHER. And frankly, given a dead body, I though I had an emergency. ***PEOPLE LOOKING FOR PROPERTY MANAGEMENT, TAKE NOTE! NO ONE - NO ONE - NO ONE - IS AT DECK - AND MOST CERTAINLY NO ONE THAT CARES ABOUT YOU, YOUR PROPERTY or YOUR TENANTS**** 4) When I did finally receive a return call 3 weeks later, I was told by the property manager "on-call", that she had talked to their lawyers, and if I removed my father's things by January 1st, and left the unit in good standing, we should receive his security deposit back. 5) Based on her advice, I cleared the property over the holidays, instead of spending it with my family, who were all mourning the loss (I will regret this for all time). 6) I returned the keys on Dec 30th. I was told at that time all that was needed was a walk through and they would send a check. 7) I left messages each week in January to follow up. Again, 3 WEEKS LATER, I finally got a return phone call, and was informed they took the security deposit for January rent. 8) I escalated. I spoke with Will Bourquin, who said he owns the company. Mr Bourquin said they were doing me a favor for not charging me to remove a set of shelves we left in the garage, and not suing me for the remainder of the lease. (FWIW: We left the shelves in the garage for the next tenant, thinking it was a kindness. The shelves were clean functional, and something you would pay $200 for from Ikea. Everyone needs shelves. Maybe we were dorks for thinking the next tenant in a low income neighborhood would find it a benefit. I dunno. It would have been easier for us to sell them, or throw them away. We were not trying to get away with anything.) In short - Keller Williams and the Arizona Management Group are the only complete and total douche-bags I ran into while trying to resolve my father's estate. I'm trying to make a public service announcement. I know I look angry. I am angry. I'm trying to save you from the same callous, indecent, predatory grab they make, at your expense, for their own financial gain. You'll see shadows of their ill-will and lack of regard when your dishwasher breaks down, or your heat goes out. Have kids? Matters not. They will not be available, until they can do an accounting of what they can charge you, AFTER they return from a long hiatus in responding. You are a financial opportunity to them, not a human - you are their disposable collateral in the deal. Have someone you care about die in their care - you'll see what I mean. They are douche-bags, of the highest order.

The property description was horrible / the description was COPIED and PASTED After reading the description, I advised that the description was a RUN ON sentence - I requested that the description needs to be redone - we need to focus on the custom shutters, high-end Kitchen Aid appliances, master bedroom balcony with amazing mountain views. (I don't think looking at your lot sounds appealing) - AND INSTANTLY, I get a text that she sent me a email - I checked my email and received a CANCELLATION - what, am I not allowed to give feedback? All I did was ask to change the description... so I searched the internet and found a recent listing of this realtor and it was almost word for word, COPY AND PASTE does not work in real-state - not ever every home is the same. But the odd thing is, that this realtor has a listing for $357k and it looks like she spent some time describing that house??? Hmm is it because the commission is higher? . At the end of the day - DON'T EXPECT EXCELLENCE FROM KELLER WILLIAMS BILTMORE - THEY WILL CANCEL ON YOU IN A SNAP OF A FINGER - very unprofessional - STAY AWAY

Several repairs needed but I didn't know the extent. Some were to be done before move in & rest after. The house & yard were to be cleaned, weeds & trash removed. Nothing was done when I met Deborah to get the keys the night before move in. She said, "oh how embarrassing. I didn't have a chance to clean. But you said you were anal anyways so I figured why clean twice." They lied on the lease noting the house was built after 1978, it was built in 1959. They did not provide the lead based paint reports/pamphlets required by AZ law. There was peeling paint & rust in the medicine cabinet, paint, stucco, & brick missing from the outside of the walls. When they prepared the house to repaint we were unaware the house was built before 1978. Nothing was done to protect me or my family from any dust/debris that came off the walls & left there, water & mud came through the holes of the walls to the inside of the house. We had no privacy. The master bedroom & kitchen have sliding glass doors that lead to the backyard, if someone is standing within inches-10' from the door they can see in. Northpoint & Garcia's would send workers or come themselves w/o proper/no notice. The excuse was, "they didn't need access inside" "what's the big deal" "why are you complaining". When I walk out of my bathroom after a shower into my room, to get dressed, & there's someone at the sliding glass door of my bedroom looking in, taking pictures, "inspecting", or painting it's a scary, an invasion of my privacy, demeaning, & traumatic. I had a peeping Tom & I couldn't do anything about it except live w/the blinds, curtains, & windows closed to have privacy in my own home. Due to the holes, we had a constant flow of insects, Nov. the mice came. Deborah yelled in my face that I should have "put a sock in it" to prevent mice. Deb said I should have repaired the holes myself with socks! She said it was my fault for not having a washer and dryer, one of the many discriminating comments made by her. Per Northpoint Asset, Deborah Davis, Anne Wiley, Erika Harding, Jacqueline Garcia, Jose Garcia, & Amanda Garcia Kirwan everyone has mice & insects. I BEGGED for them to repair the evaporative cooler in March, sent a 5 day repair in person, certified mail, emailed, texted. They refused & ignored me. They sent someone the same day Code Enforcement was coming. We didn't have heat the first night because the ventilation for the heater & water cooler were not up to code. Deborah said she would bring us space heaters & never showed up. She offered $150 for a hotel for 4 adults & baby. Later the owners say they told her to give $319 not $150. I guess the $169 was for Deborah to keep along w/the $200 they gave her to have the yard & house cleaned, along w/the $200 they gave her to replace a door she claimed to replace but didn't. I have several pictures, emails, text, videos, recordings, & witnesses. They lied to me & lied about me. When I brought issues to their attention I was met w/defensiveness, nothing was their fault, they didn't know, it was my fault somehow, it was the owners fault. Their actions & behavior were abusive & cruel. I found temporary housing for my kids but I am homeless. My stuff is in storage & I'm staying at various places until I find a home. I will never rent again due to this experience. The only truth Deborah Davis told me was that she loves wine, cocaine, & Trump. If you don't have money to repair your home DON'T RENT IT OUT!! I know I'm not the only one they have mistreated. People may be afraid to speak possibly because they are being harassed & intimidated like I was. You have rights, there are laws, speak up. Breaking down the numbers, the house was initially listed at $440,000. The appraisal came in at $395,000. We purchased the house for $390,000 PLUS we got the sellers to give us $15,000 in credit to do renovations. Dave saved us $50,000 off the initially listing price and $5,000 off the appraisal price. Plus all of our demo and remodel work was covered from the sellers. Dave was on point coordinating and getting bids from demo guys, contractors, electricians, AC and flooring people. He was getting people in and out, getting estimates and finding us cheap, but quality labor. The numbers alone speak to Dave's work, but the behind the scenes stuff was just as good. Dave was calling and texting me pretty much daily throughout the process answering any questions we had and explaining what needed to happen at each step of process. He is always available even at nights, weekends, etc. To put a cherry on top, Dave got the escrow process expedited so that my wife and I could close on our house yesterday, which was our 2 year wedding anniversary. Thanks for all of your help Dave, we couldn't have done this without you!
