Which were the two spot I pointed him to as the worst in the house but were absolutely not the only affected areas. Something I brought up to later on which he turned into a "miscommunication" on my part. No Anthony. There's no miscommunication about you not doing a job you were paid for. Unfortunately our landlord then turned around and hired Anthony to do the retesting during remediation and Anthony suggested a remediation company that did not have their license to run a remediation company (see photos) but the quality of their work and complete confusion when asked anything during the process was telling even before online confirmation. Two areas in the living room were written in the report that needed to be addressed by remediation professionals. Day 2 of remediation, we stop by the house to check the mail and to be nosy about the process at the house thus far. They completely missed and didn't do ANYTHING to one of the two areas in the living room even after we asked them why they weren't touching that area (they had no idea they needed too despite the report having it) and when bringing it to Anthony's attention (as well as him not doing any moisture readings or checking any other room or area in the house) he ignored the questions. There was a failed retest that we never got the results from and then a passing one 3 days later showing ZERO counts of black mold. Don't know how that could have been since no fans or dehumidifiers were used at any point. The second round of remediation after the failed attempt, was just one guy cleaning up the mess the first round left behind and him putting a fan in the kitchen with a bag on it that led out the kitchen window (we have cameras dummy) Also, locating and fixing the issue that was causing the mold in that one area until AFTER remediation was completed. The whole house smelling of mold and walls dripping with moisture still when we were allowed back in. I brought all of this up to Anthony and he played dumb but was all too ready to remind me of THCs price points if I wanted him to come back to the property and check things out. I also got the craziest one way-ed non-disparagement release/settlement from their lawyer that I've ever seen. They are insane if they think people should sign that just to get their money back for a job not done in the slightest and give them the power to sue you if they decide some random persons bad review of their business is connected to you in anyway imaginable. I gave multiple options for renegotiating terms and contract modifications that were mutually beneficial and they would not budge a fraction of an inch. Feeling guilty boys?

They were able to find one-year wear and tear on my home's roof shingles and window seals for the builder to repair. The one thing that Bryan & Bryan inspector was unaware of was my p-trap under my kitchen sink was installed by the builder 180 degrees backwards. A recent visit from a 3rd party plumber caught that problem. I contacted two other independent plumbers, who confirmed that the 180 degree reverse-installation of the p-trap would become a problem in the long run should water in the p-trap backup. As well, should the disposal unit need to be changed for a new one, the reverse-installation of the p-trap would be a problem. Since my new home owner's warranty is past the one-year limit, the builder's plumber refuses to fix the plumbing. I contacted Bryan & Bryan about this. Their lead inspector, Diego Castrillon, has been professional and customer-focused in resolving the matter. He assured me that he would ensure all inspectors are aware of the p-trap installation. As for covering the cost for me to fix the issue, Bryan & Bryan will refund me the inspection cost. While Bryan & Bryan may not be 100% perfect (and nobody is, for the matter), they performed due diligence in first identifying if they made a mistake. When they had seen that they did with their inspection services for me, they readily took ownership and responsibility rather than defensively posture up. And they maintained excellent customer-focused service that they had shown from Day 1 when I had started using them. HIGHLY RECOMMENDED!

All I knew was that I needed to get an inspection, and I had to do it within 7 days or else I'd lose my opportunity to back out of the property without losing thousands of dollars in case something was drastically wrong. I figured these companies are all super busy and I see on youtube some inspectors being booked out a full year so I had little hope of getting it done in time. I called at 6pm on a Sunday and to my surprise someone answered the phone. I had a pleasant conversation with the person I spoke with, explaining what I needed fully, anticipating it would be a very unreasonable request and the lady on the phone told me it's no problem and we can have someone out there tomorrow morning at 8am. Needless to say I was shocked, and also initially concerned because there were people still living in the house I was purchasing. They told me it's no problem and they'll reach out to the leasing agent to gain access and if they weren't able to then we could easily reschedule it for when access could be acquired. That call alone was already above my wildest expectations. Monday morning arrives, and I show up to the house at 8:03am, slightly later than I wanted and the inspector was already at the house performing the inspection. I waited for him to come outside so as not to disturb the process and he immediately walked up to me, introduced himself and shook my hand. Keith was a really cool guy, he explained the process, talked to me about the technical things in a way I could understand and wasn't in a rush or a hurry. I really appreciated Keith taking his time to make sure that I not only understood the process but also the timeline and what things I should expect afterwards. Keith also introduced himself to my family as they arrived and made us all feel comfortable and welcome to walk around, look at the house, and ask him questions at any point while he did his work. At some point I headed out as I was done giving walkthroughs of the property to my family and I had to get back to work. Once the inspection was done Keith gave me a call to preview his findings and let me know that the house was in pretty good shape and there were a few things he documented in his report that I'd want to consider. The report was quite thorough to say the least, each item that was inspected had a detailed description, photos, sometimes videos where Keith narrated his findings pointing out the exact issue. It was overall well organized and included notes of specific issues, the type of professional who would fix that issue, recommendations for what's critical, what I could fix myself DIY, and what's a safety hazard. Overall it was very well organized and gave me the ability to leave comments, and make repair lists that I could send my realtor which made the process very easy! On top of all that, I even got a call after the inspection and learned that I'll be getting concierge service to help me setup my new utilities including options for getting a gas hookup as there currently isn't one there.
