I used Bryan & Bryan for my initial home inspection. I appreciated both their meticulous attention to detail and their level of professionalism. When they called me about using them for the one-year inspection, I was more than happy to do so. They were able to find one-year wear and tear on my home's roof shingles and window seals for the builder to repair. The one thing that Bryan & Bryan inspector was unaware of was my p-trap under my kitchen sink was installed by the builder 180 degrees backwards. A recent visit from a 3rd party plumber caught that problem. I contacted two other independent plumbers, who confirmed that the 180 degree reverse-installation of the p-trap would become a problem in the long run should water in the p-trap backup. As well, should the disposal unit need to be changed for a new one, the reverse-installation of the p-trap would be a problem. Since my new home owner's warranty is past the one-year limit, the builder's plumber refuses to fix the plumbing. I contacted Bryan & Bryan about this. Their lead inspector, Diego Castrillon, has been professional and customer-focused in resolving the matter. He assured me that he would ensure all inspectors are aware of the p-trap installation. As for covering the cost for me to fix the issue, Bryan & Bryan will refund me the inspection cost. While Bryan & Bryan may not be 100% perfect (and nobody is, for the matter), they performed due diligence in first identifying if they made a mistake. When they had seen that they did with their inspection services for me, they readily took ownership and responsibility rather than defensively posture up. And they maintained excellent customer-focused service that they had shown from Day 1 when I had started using them. HIGHLY RECOMMENDED! read more

This company has the BEST customer service I've seen in a very long time. They were very prompt to answer my initial email and then prompt to schedule an inspection. I got confirmation texts from both the company AND the Inspector. Extremely thorough and explained what to expect, when I could go out and meet with the Inspector, etc. In addition, the Inspector JASON sent me verifications ("on my way", "feel free to meet me at x time", etc). When we met with him, he was very friendly and didn't act like we were in his way or were preventing him from doing his job. He was extremely thorough, took pictures throughout. We received our inspection the next day at 6am. In addition, the company called to inquire when our closing date was, so they could schedule our "free bug spray". This includes the other inspection compqny which found several areas you guys missed not just pipe for the heater vent in the closet. The slope at the master bedroom window is not even 5° degrees. The yard was not properly graded and you guys failed to let us know. So we could have advised the builder. read more

Bryan and Bryan recently performed both a home and stucco inspection on a townhouse that I was selling. Since I had hired them a few years ago to inspect a loft that I purchased, I was fairly certain that they would do a fair and reasonable job on the home inspection, but I was concerned about the stucco inspection because they're relative newcomers in that area and they don't specialize in stucco inspections like the better players in that space do. Unbeknownst to Bryan and Bryan's stucco inspector, this is a home that we purchased several years ago, repaired the stucco where needed, added weep screeds for drainage and have had multiple inspections since then, along with the sealant work necessary to maintain the repair work that was done. The last inspection that we had done was roughly a month or so before Bryan and Bryan's stucco inspection. There were no significant issues. Regarding the Bryan and Bryan inspection, the inspector falsely claimed that it hadn't rained in 3 days. In actuality, it rained heavily on the Monday before Wednesday's inspection. The significance of this is that you'll get higher moisture readings the closer to a rain that you take the readings. Secondly, the inspector claimed that there was soft (implication rotten) wood behind one of his probe sites. It just happened to be a site that our inspector had probed a month earlier, so we were fairly certain that his conclusion was in error. Nevertheless, the Bryan and Bryan stucco report helped to torpedo our deal. We have since had our inspector go back out and reinspect the areas that Bryan and Bryan claimed had issues. Not only were they inspected, but the inspection was video taped. Miraculously, the moisture readings were down in a normal range and all of the substrate behind the stucco was firm. There was no soft wood to be found and that's the real deal killer where stucco is concerned. I cannot recommend strongly enough that you not use Bryan and Bryan for stucco inspections. They have a very questionable reputation not only with other stucco inspection companies, but with some of the contractors who do the repair work. There's nothing worse for a contractor than to start breaking into a stucco wall only to find firm substrate behind it. If you're a home owner, demand that your stucco be inspected by a company that specializes solely in stucco inspections, not a company who does it so that a buyer can kill two birds with one stone. read more

Bryan and Bryan Inspections was great to work with for the inspection on the home we are buying. They have enough qualified inspectors that they had great availability, getting us scheduled within 3 days. The inspector was very professional and very thorough. Multiple times during the inspection I asked questions and he was very patient and gave responses that were in "layman's terms" for me to make good decisions. We originally paid for the sewer inspection but due to the design of the construction that was not able to be completed. The cost of the sewer inspection was $158 but when the refund invoice was issued it was only for $100. I replied to the email and it was corrected immediately with issuing a full refund for the service that couldn't be done. The inspection report was very detailed and helpful as all items were color coded with red/yellow/blue where red was a safety hazard, yellow was a recommendation, and blue was a maintenance note. There were clear instructions included for the recommended resolution and several items were labeled as DIY which was very helpful in identifying what was a "make it or break it" resolution before purchase. I would use Bryan and Bryan again. read more

Several items were reported as checked during the inspection report March 18th. After receiving an inspection, we were able to find mold that was not detected. The air conditioner compressor was not working when we moved in. After inspection and calling several air specialist, it was confirmed the compressor was not functioning. $13k for repair and new installation. Second, the inspector reported he filled up the bath rubs to ensure full drainage. Once we moved in and ran the water in the upstairs bath tub the water leaked and flooded the downstairs office. Inspection by plumbers confirmed no inspection was completed as the lines were twisted and water was unable to flow property, which caused the leak. The requires new piping and repair of walls and ceiling and installing new faucet. This repair has an estimate cost of $5k. Reported this to the company, with no response. Water intrusion evidence from the back door that a simple repair could have fixed before of the costly repairs. DO NOT USE! I wish I could give a negative star. read more

Waste of $495. Our inspector was very prompt, respectful, and very efficient. He was quick to spot all the cosmetic problems of the home that would happen due to natural wear and tear. 1. He can use a FLIR device to determine the efficiency of the air condition. 2. He was good at using the device to test the current in the electrical sockets. 3. He was good as checking the appliances to see if it works. 4. He is good at spotting lack of grout in tile flooring. 5. He is good at find all the minor stuff that one would find in any house. However, I was under contract with an individual that had experience in deceiving the untrained eye. 1. He totally missed the homeowner using speaker wire as electrical wiring in the attic. 2. He missed the illegal breaker box that was installed in the home. 3. He missed the lack of a vent pipe from water heater to the roof. 4. He missed the illegal plumbing that was installed at the home. 5. He missed the poor paint job in the entire house. 6. He missed the foundation problem in the house. read more

I am changing my review. I thought this was a good company. I was very pleased with how the inspection went and how thorough I THOUGHT they were with the house. I have come to find way more problems than was found during inspection and I personally found a lot of those problems during the final walk through (rotting floorboards in numerous places, leaking toilet, lights not working, a shower won't completely shut off to name a few). No one has been living in this house and there should have been no reason why these things weren't caught before. The fact that my inspector wouldn't go under the house to check the underbelly is ridiculous. He said he didn't want to rip on the skirting when all you had to do was slide it away to look under it. Now I have found that the insulation has been ripped down and or gone which I have to fix now myself as well as missing blocks to support the home. Also they claim to have inspected the septic system, but there is no place that is accessible for the septic system as there is grass and stone over it I'm very upset with the fact that I paid A LOT of money for them to come out and do a good job on a property I was looking to buy, and they did a half ass job. I do not recommend them anymore. read more

Both inspectors followed Covid protocols. This particular house had a pool for which I paid separately. The inspector took one look and said... save your money on me and call a pool guy. I got a pool guy through my realtor, and between pool and the inspectors, they found about $15k of issues I was unaware of. The report was available by 7pm that night, and it clearly laid out safety and mechanical issues. I was very happy to use them. read more

*BUYER BEWARE* Bryan & Bryan inspections advertises their "Digital Foundation Inspection" as part of what sets them apart from other home inspectors. They charge more for this "above and beyond service" they offer. While their website states "Since foundation problems are so prevalent in the Houston Area... we actually have digital measurements when conducting our foundation inspection services. These measurements will sometimes reveal major defects that would have been unnoticed otherwise." Unfortunately, the company does not stand by this statement and does not seem qualified to offer this service. We had concerns regarding the foundation of our new home and mentioned our concerns to the inspector on the day of the inspection. He assured us that he would take extra care to review the structure visually and take digital measurements. At the conclusion of his inspection, he put my mind at ease by stating the digital readings were within tolerance and while there were some minor visual cues, it was not concerning. Due to his verbal recommendation we did not obtain a secondary foundation inspection and did not ask the sellers for money to fix the issue. Since buying the home we have discovered the digital measurements taken by Bryan & Bryan were faulty and varied significantly from the 5 foundation companies we had out to take measurements. At the suggestion of two foundation companies, I called Bryan & Bryan to ask how they could have missed the obviously foundation issues. Bryan & Bryan sent pictures of the digital readings which showed near zero at every measurement. However, these measurements varied significantly from the consistent measurements provided by the other companies. Bryan & Bryan would never confirm how they came up with their measurements and even though the foundation companies all provided diagrams showing their work and all independently came up with the exact same readings, a Bryan & Bryan customer service person told me the foundation companies were likely lying and that his inspectors rarely rely on the digital measurements and rely mostly on the visual inspections. The cost for foundation repair is significant and our ability to discover this issue prior to sale was denied due to our inspector not understanding how to use the tool they promote. I was disappointed by the inspection but I am most disappointed with the company not providing back up documentation showing their work and their lack of responsibility in admitting the inspector didn't know how to properly use the tool they promote. read more
