    Simply put: SLUM LORDS…read more.. They do not care about you or the tenants of the properties they own. They evict people on a regular basis without cause. They do not improve conditions for tenants, nor do they intend to. They are simply bill collector slum lords. (I have proof of everything.) Please see photos! Our apartment building was without power and heat for seven days, simply because they were too cheap to hire an electrician on day 1. 10 tenants were affected by this, losing 200-300 dollars in food each. This company did not care, nor did they offer any assistance, or reduced rent assistance, to their tenants after multiple attempts at communication with the ahem, "Corporate" office. I even asked them, what if this was your family going through this?? They did not care...no return communication was ever sent. I had to contact local city government about the issue to get the repair started and completed. The property manager resigned over this and other issues. Other tenants and myself are moving out of these apartments currently due to various issues, directly caused by, or not attended to by this "property management" company. They don't manage anything, they just threaten to evict you. These guys are borderline criminal, and should be put out of business. They are making millions upon millions off of charging over priced rents while poor conditions in their properties are common, yet they repair nothing. I have tons of photos of these issues. They are also called "Everest Equities". Same group of crooks. Do not do business with them. I am going to post negative on them online in every venue I can to warn people about these sorry SOB's. Don't live at their properties. You will be moving quickly.

Got a lease renewal letter in which they proposed an 11% to 12.5% increase on my lease. A month and a half before the lease ended, I sent them a polite letter that informed them my desire to end my lease. The letter also included the address where they could send my security deposit. I moved out on 8/30/14 (the last day) and gave my keys to the super (I had initially called him and he was aware that I was moving out before month end - he said, something to the effect of "oh. You are the person moving out of 3#"). It has been five weeks after my move/almost three months after my sent my letter and my security deposit has not been reimbursed. Wondering what is happening, I called the company. The person who picked up the phone was nice until I mentioned that I wanted to know about my security deposit. She immediately changed her mood and asked me if I had sent a letter requesting it. I said that I had sent a letter before the lease ended and she responded (in a very awful tone) that the letter had to be sent after I moved out. She also claims that she does not know how long this process take (mind you, this is the same person I spoke to when I initially started the lease - so, she's been there for almost a year). I also mentioned to her that I am a native New Yorker and I have moved a lot, but this was the first time in which my deposit was pending a written request that I was never informed about. Anyway, I said I would send the letter today and she abruptly hanged up on me. I can't believe how rude she was! She probably is one of the owners of this company because I can't see how a reputable business would keep employed someone so rude to their customers. I wish I could give zero stars.

At this point almost 5 years after a lot of the comments I've been reading; this company hasn't changed much. It is January 30th, 2015 and the heat and Hot water issues are STILL a Problem on top of Every other issue. It is 6:41AM and I cannot sleep because of how stressed out I am due to my living conditions. I have been writing reviews Everywhere I possibly can since about 5:10am. At this point I am exhausted and will be pursuing legal Actions against this company. I am beyond tired of living in the conditions I am living as if I am some sort of less than human where my bathroom ceiling has been opened for almost 2 weeks now. The department of housing came in and has reviewed the conditions I am currently living In. The conditions are so severed they have given them 3 days to resolve the issue and They Still don't care. The staff in their Brooklyn office is just the worst type of costumer service I have received in all my years interacting with people in general. There's an older Lady that everyone says she acts the way she does simply because of her aged where she's very disrespectful when you call. As a friendly advise to the shareholders this is no way of running a business even if she's a family member, she's driving people Away from your business. She hangs up the phone "If you are taking too much of her time" they are always bouncing you around from the Brooklyn office to the Manhattan office and vice versa. Leon I belive is the name of the person in charge of leases is Never available and is ALWAYS in a meeting, he never picks up a call, they tell you to call back at around 3pm every single day when you call back, "Leon is Gone for the Day". I have been in this apartment now on my 3rd year and I have never been the type on tenant to complaint but at this point this is not only unacceptable but inhuman to think is ok to have us live under these conditions. City has given them 3 days due to the severity of the issue.

Since then, Alvic have done a great job managing our building. They're staff is always attentive when responding to emails and when we need something taken care of they have a contractors and vendors ready to assist us when we need services done immediately. Their online portal is also very convenient and easy to use from approving invoices, sending internal messages to our building, financials for our building and notices of upcoming events in the building. I highly recommend Alvic as a management company.

The company is unable to maintain proper communication with residents and property owners. Emails and requests often go unanswered for weeks, and in many cases are simply ignored. Urgent matters are constantly delayed without explanation, while responsibility is shifted from one employee to another. It feels as though there is no real structure, accountability, or organization within the company. The office staff, based on the quality of their work and communication, appear to lack the proper training and qualifications necessary for professional property management. Even basic issues are handled incorrectly, employees provide conflicting information, and many seem unfamiliar with fundamental property management procedures. Instead of professional organization, there is constant confusion, lost documentation, poor coordination, and no accountability for results. What is especially concerning is the financial management of the company. The person responsible for accounts and financial matters appears to have little understanding of economics, accounting principles, or financial operations. There are frequent calculation errors, confusion regarding payments, and a complete lack of transparency in financial matters. For a company entrusted with managing owners' money and building budgets, this level of financial incompetence is extremely alarming and raises serious concerns about the company's credibility. Contractor coordination and building maintenance are also handled very poorly. Many repairs and service requests are either delayed for long periods or completed improperly. Residents are often forced to repeatedly follow up on the same issues because nothing gets resolved without constant pressure. In addition, the company lacks transparency overall. It is very difficult to receive clear answers regarding finances, repairs, ongoing work, or board-related matters. Everything is surrounded by confusion, contradictory information, and an overall sense of incompetence. The impression given is that the company is more focused on internal conflicts and shifting blame than on actually providing professional property management services. For a company operating in this field, this level of disorganization and lack of professionalism is unacceptable. I would not recommend APM to anyone looking for reliable, professional, organized, and responsible property management services.

I will summarize what we have experienced here and this is BY FAR the worst and most dirtiest building we have ever lived in; Here is our list as to why you should avoid living here at all costs! (You will thank me later!) 1) 3 apartments (just on our floor) got robbed in a span of 1 year- no security at all anywhere, supposedly there is some security guy riding around in some little cart but since there are 20 buildings he has to patrol around the West st, West 2nd and West 3rd and Ave Z areas, he is never to be found! And the Intercoms do not work!!! 2) Mice and roaches in the apartment, really disgusting!! 3) After only a year and a half of living in this apt. we got a huge leak in the ceiling which only got worse every time it rained- we had a mushroom growing from up there- when management was informed in WRITING- they did nothing to fix the situation 4) We are unable to use our bedroom because there is a strong MOLD smell and MOLD problem in there (we have relocated to sleeping in our bedroom) 5) There is a HUGE crack in our living room ceiling that goes from one side all the way to the other side of the living room (looks like the ceiling will collapse any day now) thank gd we are moving out soon! 6) There is no sound insulation at all, we can hear everything that goes on downstairs, upstairs and even in the attached neighboring building! 7) Floors are very creaky and are really really old and outdated; as are all the other "renovations" in the apartment 8) There is NO SUPER in this building, if something goes wrong in your apt. (which after speaking with neighbors and having our own problems- I can assure you that it will) you will have to deal with the loud and arrogant maintenance staff who are not really invested in their at all 9) The building needs updates all around, the elevator broke down twice in a year and a half, hallway lights consistently go out, basement door handle is consistently broken and takes days to be fixed - wheelchair bound elderly cannot exit or enter the building! 10) Heat does not turn on in a timely fashion, cold in the apartments until December 11) Horribly rude property manager (lady) she barely speaks English and was always extremely rude to us whenever we had a concern about anything 12) I'm not going to judge what people do recreationally and in their spare time, But we could never leave our windows open because tenants here are constantly smoking MARIJUANA, day and night and yes even at 6:45am in the morning! from both sides of the building! Horrific. 13) When we requested to move out just 2 months in advance due to developing allergies to the mold and the horrid mildew/mold/standing water smells- AMA Management notified us that if we wanted to leave- we would have to pay a penalty of $3,000. Have you ever heard of such a thing in your life? I have NOT. 14) 2 working washing machines and 2 dryers for over 60 families! That is not normal. Thus I would to advise anyone who is looking to move into this complex of buildings to be really really careful as you will not have a good experience. There are tons of better buildings around the area! Save Yourself!

He had an open house, and I was interested in placing an offer. The agent does not even give me the courtesy to counter, does not answer my phone calls, does not update me. My offer was more than his asking too. This was a day after I saw the house. Pre-approval was ready for a mortgage double the asking price of the house. When he did answer me just once from the few phone calls, he quickly went off the second he answered on a rude attitude for calling to buy a house. Neither does his office return messages back nor does he even bother to help. I suggest you choose a different agent to help you find homes to look or bring your own broker when dealing with a fool like Charles D'Alessandro. **Update: I am updating this review on the same date I posted this. After sending this over to the broker agent. He finally replies back, only cause he sees his service is now in jeopardy, saying "You will hear from my attorney". See attached for proof. I dont post reviews at all. But this one, I need everyone to read before choosing him. As a seller, I`d be furious that there was many potential buyers putting an offer and not one of them had the opportunity to counter.
