Do yourself and your family a huge favor and run in the other direction from moving into these buildings or dealing with this management company! I will summarize what we have experienced here and this is BY FAR the worst and most dirtiest building we have ever lived in; Here is our list as to why you should avoid living here at all costs! (You will thank me later!) 1) 3 apartments (just on our floor) got robbed in a span of 1 year- no security at all anywhere, supposedly there is some security guy riding around in some little cart but since there are 20 buildings he has to patrol around the West st, West 2nd and West 3rd and Ave Z areas, he is never to be found! And the Intercoms do not work!!! 2) Mice and roaches in the apartment, really disgusting!! 3) After only a year and a half of living in this apt. we got a huge leak in the ceiling which only got worse every time it rained- we had a mushroom growing from up there- when management was informed in WRITING- they did nothing to fix the situation 4) We are unable to use our bedroom because there is a strong MOLD smell and MOLD problem in there (we have relocated to sleeping in our bedroom) 5) There is a HUGE crack in our living room ceiling that goes from one side all the way to the other side of the living room (looks like the ceiling will collapse any day now) thank gd we are moving out soon! 6) There is no sound insulation at all, we can hear everything that goes on downstairs, upstairs and even in the attached neighboring building! 7) Floors are very creaky and are really really old and outdated; as are all the other "renovations" in the apartment 8) There is NO SUPER in this building, if something goes wrong in your apt. (which after speaking with neighbors and having our own problems- I can assure you that it will) you will have to deal with the loud and arrogant maintenance staff who are not really invested in their at all 9) The building needs updates all around, the elevator broke down twice in a year and a half, hallway lights consistently go out, basement door handle is consistently broken and takes days to be fixed - wheelchair bound elderly cannot exit or enter the building! 10) Heat does not turn on in a timely fashion, cold in the apartments until December 11) Horribly rude property manager (lady) she barely speaks English and was always extremely rude to us whenever we had a concern about anything 12) I'm not going to judge what people do recreationally and in their spare time, But we could never leave our windows open because tenants here are constantly smoking MARIJUANA, day and night and yes even at 6:45am in the morning! from both sides of the building! Horrific. 13) When we requested to move out just 2 months in advance due to developing allergies to the mold and the horrid mildew/mold/standing water smells- AMA Management notified us that if we wanted to leave- we would have to pay a penalty of $3,000. Have you ever heard of such a thing in your life? I have NOT. 14) 2 working washing machines and 2 dryers for over 60 families! That is not normal. Thus I would to advise anyone who is looking to move into this complex of buildings to be really really careful as you will not have a good experience. Horrible experience so far. The house we moved into was filthy, several plumbing and electrical issues. Have been told different things every week on payments, trash service and several other items that just did not ever get answered. The homeowners should know what an inconsistent unreliable mess this property management does with their properties. read more

Overview: This company is the owner/management for 3720 Avenue L. Too many issues there: noise, roaches, repairs... I would not recommend. Not worth the rent, moving expenses, time or the broker's fee. Management: (AMA/Midwood Management/Cammebys--not sure what name(s) they DBA but have seen all of these on correspondences) Pros: Responsive but required much follow-up. Cons: Management's idea of 'resolving' an issue is putting a band-aid on it rather than finding permanent solutions. Noise: Pros: Common areas are generally quiet; no tenants running through halls, hanging out in staircases, etc. Cons: Very little peace and quiet inside the apartments. Walls, ceilings and floors are paper-thin. You literally can hear the neighbors next to, above and below you. On a daily basis I hear the downstairs neighbor snoring, next door neighbor clanging pots & pans, and upstairs neighbor jumping and pounding their floors. When I rented the apartment from Atlantic Management Co, the exclusive broker for AMA at the time, the agent told me she'd make sure to find nice tenants for the apartment above; now I realize what she meant. Cleanliness: Pros: Super works hard and does a good job keeping the common areas clean. Cons: An exterminator comes once a month to spray inside tenants' apartments and I believe in the common areas. Despite exterminator and super's efforts, building still has a bad roach and rodent infestation problem. I have seen large dead roaches in the common areas at times. And despite my own best efforts in my own apartment, including the 1x per month exterminator visit, the roaches/rodents still come. Repairs: Pros: Fairly easy to schedule repairs and flexible scheduling times. Cons: At the time of rental, I was told my apartment was recently renovated--maybe for the tenant before me. I had four repairs within the first 10 months of moving in. There were 2 water leaks on the bathroom ceiling, 1 water leak on the bedroom wall and 1 water leak from the toilet. read more

Terrible company!!! They don't cater to you unless your Russian speaking. There are mice everywhere no matter how clean you keep the apt. There are always sewage leaks in basement. They half ass fix everything, for instance I called about mold in the bathroom they came wiped it off spayed some type of spray on it and it came back a month later. I wrote numerous letters about people smoking in the hallway and when I called a lady said "what do you want me to do about it if they don't stop". Terrible management company thank god I moved!!!! They own the buildings at 2940 Ocean Parkway and 3000 Ocean Parkway as well, Trump, they are the worst landlords we have had sine 1991...replace the elevators with cheap crappy ones that break down all the time and work so slowly they make the old 50 year old elevators look like state of the art. They redid the laundry room and the machines break constantly. This company does lots of cosmetic meaningless work, but anything that is real and makes the building actually better for the tenants will never happen. Even the maintenance staff publicly talks crap about them. They can"t keep people in the building and have a plethora of empty apartments they can"t fill because they want $1600.00 for a one bedroom with no balcony over the garbage room. Awful management. Very difficult to get in contact with the property manager. You will call the office and whoever you speak to will not identify themselves. You will not know who exactly is the manager or what their contact information is. The super will never pickup the phone after 5:00PM. The after hours service never returns your call once it takes the complaint. The apartments at Nautilus have cockroaches. You can not walk into the lobby in the morning without seeing 3 waterbugs. Maintenance of Lawrence Towers is virtually non-existent. Damage to apartment hasn't been fixed since March 2018! No one seems to care despite multiple calls to super and supervisor in the office. If you're lucky to talk to someone, they promise to resolve the issue but never do. They make appointments with you but do not show up! There is a leak in the lobby for the last several months and nothing has been done about it either. Water is literally dripping onto the lobby floor which can be very dangerous to tenants but nothing gets done! There is a leak in the garage for at least 8 years and it has not been fixed. read more

Worst building management company I've come into contact with and I work in building management. They won't let you contact the building owner I'm sure because they would be fired if someone was aware of how little they actually did. No noticed about anything a tenant should be aware of. If there is a notice is handwritten with duct tape on it and they call it a "luxury apartment building". There are mysterious stains on the carpet that is shredding apart in the hallways. Machines constantly down and no notices put up. Multiple robberies in the building. Door slams shut because they are too cheap to fix it so a little girl got her finger slammed and broken (summer of 2017, I believe she was 2 or 3). I can't believe they have the audacity to charge over 2000 for a 2 bedroom here. Insect infected and rodents too. Disgusted. I doubt I'll here from an owner but I hope I can save someone from getting stuck dealing with such poor management. It's a shame. Great location but that's about it. "BusinesS", make sure to investigate every sentence in a lease and riders - don't trust neither the management, nor their broker(s), who is really... "Absolutely Honest"... Never had experience before, and on my question "is it rent-stabilized?" received "Sure!!!" and signed everything... And, during a lease renewing, in 2 years receive increasing in 7% for 1 year and 14% for 2, when according to law - 0% for 1 and 2% for 2... Yes, it was my fault, that I signed preferential rent just for current lease, but what a such an "Absolutely Honest" you should be to screw people, seeing their ignorance in these questions... But karma... Those money won't be enough for cancer or sort of... read more
