    DO NOT MOVE INTO APT 1382!…read more My apartment will go to market soon because I am not renewing my lease. I moved in my apartment in March of 2025, my very first day (actually weekend) I noticed my upstairs neighbors in apartment 1482 were EXTREMELY loud (stomping, moving furniture, running, dropping things) , they were so loud that I assumed they must also be moving in at the same time. So I just dealt with it the first weekend assuming it would stop after a week or so. I was completely wrong, I have lived in this apartment for almost a year now and the insane amounts of noise have never stopped. The noise starts at 7 am when they wake up and continues all day until as late as midnight. It's 7 days a week, every single day. I have wondered to myself this entire year how it's possible for someone to walk around their apartment all day, move furniture, stomp and drop things consistently for 365 days. I still don't know. I have brought this up to the leasing office 4 times and they simply do not care. I've sent them video footage of the excessive noise and they rarely respond to my emails. They claim to have had "internal" correspondence with my upstairs neighbors but they have followed up with me exactly 0 times about their correspondence. They have not been proactive in addressing the issue and checking in with me to see if the problem has been resolved. The only time I received an update was when I went to the office to complain again at which point I asked for an update on my last complaint. I lived in a previous apartment for 3 years prior to moving to the Guthrie, also on the 3rd floor with upstairs neighbors and I didn't hear or think about my upstairs neighbor a single time in those 3 years. I'm sure other apartments are probably fine but from talking to other residents here as well the leasing office is either incompetent or they don't care when it comes to issues beyond a simple maintenance request. There are new apartments popping up all over Austin, take your money elsewhere.

I moved from another property…read morewithin their group from nearby after a break-in and they made the transition so seamless. The amenities are fantastic (largest apartment gym I've ever seen). Pool is gorgeous and you actually find yourself using it and meeting people + hosting friends. The maintenance team is extremely responsive and gracious whenever things go wrong. Could not love living here more. Valerie, Angel, Melissa, and Jordan - thank you so much for making this place a home instead of just another apartment.

From the moment I decided to live here and was signed up for the Facebook fun group, neighbors have been voicing their welcomes (and already inviting me to events). Asides from the tear-down and redo resulting in brand new townhomes stripped down to the struts and fully restored (read about the redevelopment project on the website), the pool and gym (not clubhouse) are a nice addition. The units are really efficient, in no small part thanks to their compact design. And the large trees provide a good deal of shade. The finishes in the kitchens and bathrooms are high end and very cute. It's quiet, safe, and well-lit. I really don't understand the negative review posted by fellow yelper who holds an interest in a property next door. It's just not my experience at all. Oh, and in case you're wondering, the developer is adamant about fixing things -- the parking lot was addressed long ago. All in all, a great community. I would recommend that you check it out if you're looking for somewhere quiet, safe, and fun to live.

We moved only a…read moreweek ago, and have already met many nice neighbors and are enjoying the beautiful features of our new home. The design features are in line with what one would expect in a much more expensive development. We have tons of cabinet and closet space, the lighting, ceiling fans, kitchen and bathroom fixtures are super modern and nice. Beautiful carpeting too. Everything is top-of-the-line and energy efficient! We are next door to a public tennis court, and right up the hill from Roy Guerrero Park (one of Austin's best kept secrets). Not to mention the gorgeous pool at the Riverside Grove, with it's zen-like setting. I moved from the S. Congress area, where I lived for 22 years. It was conveniently located, but grew to be very busy, chaotic, and burdened with many unpopular issues. I'm enjoying the peace and quiet of our new home and am happy to find that my commute to UT takes the same amount of time - 10 minutes. I am 3 minutes from 183 and about 5 minutes from 290/71. I'm finding that this complex is situated in a surprisingly convenient location. I'm excited about the long-overdue East Riverside Corridor Revitalization project and think this area is going to significantly increase in value very soon.Already the eyesore strip mall between Parker Lane and Tinnin Ford is being torn down to make way for a modern mixed-use development. The developer of The Riverside Grove (who for now is the HOA president) is super nice and has gone above and beyond to make sure everything is in order with our new place and that we are happy with everything. I can't say enough good things about him and our new community. He has not only built a beautiful, unique physical space, but a progressive community of like-minded people. I'm sleeping well at night knowing I've made a great investment in The Riverside Grove.
