As real estate represents our family's largest investments, we need to make informed decisions. The city of Houston aggressively increased our home's appraisal by 20% and thus property taxes by about 10%. This large increase in no way reflected reality. Shana assisted us in the valuation of our home and what we needed to communicate to the city. We are quite confident that her analysis will save us money for many years going forward. Come June 1st, i found out Evan and Shana would be my new management. These guys are AWESOME!! With my first management company which was a large company, i had to drop off a check downtown. This is 2018. With Evan, I paid online. So easy! When my unit has had issues, instead of calling someone or a lengthy email, i just use an online portal to submit issues. The responses are super quick- either someone coming to repair or scheduling a repair. I see lots of reviews from the people who hired Evan Howell, they are completely correct with how they treat everyone. If I could do it all over again, I'd look for a rental these guys managed. Or maybe i will have them as my realtor when i decide to buy a home. Either way, I'd like to continue to use their services any way i can.

Made it very clear I had items in the house. JJ specifically told me I would have a few weeks after closing to get my items. Closed on Monday August 19th was told I could get everything out of the house by Sunday 25th. Came to my house to find my jewelry tools etc gone and all of my furniture in the dumpster. UPDATE: Since my posting I have been in contact from only one person from FIT and that has been JJ. He offered to help dig my life out of the dumpster and had reached out multiple times trying to figure out what can be done about my loss items. After meeting the new owner, I was told that the new buyer did not want the house with everything inside the home as it cost an extra 1400$ to have all my things dumped out of the house. The new buyer expressed that to Stephaine. If Stephaine had that information from the new buyer, why did she not reach out to me. I am in real estate. You have buyers and sellers. JJ did his job and bought the house. Stephaine was told before the house was closed. Stephaine had the ability to reach out to me and express the new owners concern. Instead she said NOTHING allowing the deal to be closed and the new buyer to spend unnecessary money to throw my property in the dumpster. Still no one has reached out to me regarding this except JJ. He has been the only person that has shown any concern. Your organization lacks communication. This has cost me family items I will never get back.

So this just happened.......I applied to rent a condo on Bay Area Blvd in the Taylor Crest condo…read moredevelopment. The rent was $825 for a 2x1-1/2. The condo has been on the market for 2 months now which is 12 months in dog years. I filled out the application paid for the credit a criminal check. I make about 5 times the amount of rent and currently pay $1500 a month rent for a house. Since the kids are all in college I decided to downsize. So everything was going ok......the agent Joe Sr. was dragging his feet a little bit but I gave everything they needed to approve me. Check stubs from both of my jobs, rental history was A+ for 6 years for perfect renting. Then Joe Sr. tells me THEY want to see 2 months of bank statements.....Who are THEY. Joe Sr. is THEY. So I played along and dropped off the bank statements which showed all of my work direct deposit from both jobs.....my $1500 a month in child support received (which I didn't even include in my income because my income speaks for it's self) and it also showed a balance of almost 10 times the amount of rent in the account. THEY reviewed my bank account and Joe Sr. said he really pushed for me but THEY rejected the application. WTF....So I did some checking myself. THEY never called any of my landlords.....THEY never contacted my employers......THEY DIDN'T DO ANYTHING!!!!! So I had already applied at the Voyager @ The Space Center and was already approved but I was holding out for the cheaper option. So RIDDLE ME THIS????? How am I approved at a NEW up scale complex paying double what they were asking for the condo built in the 70's? It's because SIMIENS PROPERTIES and their AGENTS discriminates. If you are not white don't bother applying to a property owned or managed by this group.
