While the house was already finished when we bought it, the attention to detail, excellent workmanship and top of the line appliances and fixtures was what we would have chosen/wanted if we had built the home ourselves. When we settled Mike provided a 20+ electronic document with details on all of the products and subs. The best part of buying from Mike has been the warranty support we received from the Lahr team thrRyan. He has truly been amazingly responsive from week one to now, nine months later. There's always items that pop up with a new custom home and Ryan coordinated and met every subs and ensured the work was done right. I can't say enough good things about the responsiveness and the coordination including working with the Winter Park utilities team on an issue with the water in the middle of the night. The dues and budget are outrageous and I suspect that these personal favors extend outside the community as recently I noted a $10,000 payment for the install of 2 small security cameras that record the post office boxes. There is a high foreclosure rate in my neighborhood and much of it is rumored to be delinquent HOA fees. This does not stop the establishment of section 8 housing in the neighborhood and there have been trap houses run by teenagers that pop up here and there that pedal heroin. Additionally businesses have no problem storing their vehicles in the visitor parking areas. The association has done little about this in the last five years. At a time when most other communities are relaxing their monthly fees due to deflation this management group seems to demand more from its residents as its frivolous spending has no end in sight. At a collection rate of $265,000 a year and $108,000 reserve the group spends %100 of its funds on such things as 2 Security Cameras ($10,000) Landscaping ($80,000) Mulch ($15,000) 1 pressure washing treatment ($15,000) and over $30,000 in management fees. The one thing that they seem to have no tolerance for is the individual's use of their own land, deed restrictions allow you to do more than watch the grass grow and be cut again rendering your ability to increase your land value useless. This is one of the most overbearing and poorly managed communities I have lived in. It's no wonder that nobody can sell a house here.

Park Square home. We had shower issues day 1…read more Fixed it 3 times. Recently after 1 year warranty notice the wall bubbling and bowing ...more shower water damage. The grout the Linscott Plumbing did for Park Square ...is not waterproof. You must seal it. If you used Linscott Plumbing just know the water stays under the tile it's not waterproof. Removing the old caulk was just the beginning to start and see all the water that was being held. #parksquarehomes
