David is an excellent real estate agent who will meet and surpass your expectations! David was recommended to us by a friend and he helped us with both selling our house and buying another home.
As a seller, you want an agent who can help you put the best product on the market and who is also understanding of what you can and cannot do to get your house ready for sale. David is the person for that. When he first met with us he walked through our house, letting us know what he thought we would need to do to sell our house quickly and for the best price. He discussed timing, presentation of the house, what we should do in terms of de-cluttering, painting, and repair work that should be done prior to listing our house. We never felt any pressure from David to do everything he suggested. He said we could do whatever we felt comfortable doing and what our budget would allow. David arranged for a stager (at his expense) to provide suggestions as well.
We had our house pre-inspected, per David's suggestion. He went over the report with us and helped us decide what we should address prior to listing our house for sale. Once we settled on which repairs we would do, David offered suggestions for contractors and painters - all of whom he had worked with for a number of years. When it came time to list our house for sale, David took beautiful pictures which showed our house at its best. We discussed the list price; he provided several options, discussing why we should or should not choose a certain list price. We never felt pressured to choose a certain price and we were comfortable with the list price that he suggested. David has such a wealth of experience and knowledge in real estate, and specifically in the Triangle, that we knew we couldn't go wrong with his suggestion. He knew the best time to list the house - ours was listed on a Thursday with showings starting the next day - and we had about 20 showings on the first day. We went under contract the following Monday morning - with an offer above our list price. David dealt with all the back and forth during the time our house was under contract, always keeping us informed of everything. The whole process went smoothly and were very happy with the sale of our house.
As a buyer, you want an agent who is willing to listen to what you want in a house, who has first-hand knowledge of the area, and who is not afraid to point out all the reasons why the house you might love is not the right house for you. David does all of this. We were very specific about what we wanted in a house, but initially not specific about the area. David was willing to show us houses all over the Triangle area - always ready to show houses when something new came on the market. At every house he would talk about the pros and cons - things that a buyer doesn't have the expertise to see. But David never pressured us to buy or not buy a house. If we were really interested in a house, he would talk in depth about the house, the neighborhood, and what would make the house a good or bad choice. However, the decision was always ours to make; we never felt any pressure to make a decision about a house. When we finally decided to make an offer on a house (after seeing many, many houses!) David helped us figure out the best price the offer and negotiated what we considered to be a fair offer. When we went under contract, he immediately arranged for various inspections to be done - all with individuals or companies he had worked with for years. We trusted David so we trusted all of his recommendations. The process went smoothly thanks to the work David did for us and we are now in a home that we love!
David always had our best interest first and foremost. We felt that through the entire process of both buying and selling. You will not find a real estate agent who has more energy than David. He is always available, always willing to discuss questions or concerns, always willing to go out and see houses, and always patient. You want to trust that your real estate agent is your advocate and David is that person. read more
