I can't stress enough~ how amazing DEBRA WYNNE is to work with!!!…read more Here is the story... I am an overly attached (ok - hovering) mom of a wonderful 25-year-old daughter. Last year my daughter decided she was ready to purchase her first home. She met Debra, and being the invasive over-protecting mom I am, I had to meet Debra too. My daughter has been working since the age of 16 and is not going to be Debra's biggest sale of the year... quite the contrary. I am positive she may be one of the smallest commissions. But at no point was Debra dismissive or pushy or anything short of exceptional. You see, 2 months into this, I transferred with my job to California and left my daughter to make one of the biggest life's decisions by herself. But she was not alone- Debra treated my daughter with the care that any person would want their loved ones to be treated. She educated her, she was patient with her, and she listened to what my daughter needed and wanted. My daughter needed to make every dollar count. She didn't have a lot of wiggle room. And Debra always treated her like she mattered. It took a while, because my daughter gave some tough parameters, but as a team - they did it!! My daughter got such a great place!! Great neighborhood, good distance to work and fun, within her budget, and the home just feels like it was meant to be. Because of COVID, I was able to come back and help her get settled in. And as the first few months have passed, there has not only been no buyer's remorse- there has been more and more happiness and validation that this was a great decision. We owe so much to Debra! As a mother, I have actually shed a few tears at how thankful I am to have Debra's kindness, keen knowledge and resounding integrity during this time for my daughter. Not only is Debra wonderful- but all the people in her network as well! The mortgage broker (shout out for Franco and Barb Multari) and the staff at Fonville Morisey (Janee- you rock!) all added to what a wonderful experience this has been. Would HIGHLY suggest any of their services!!!!

Before signing ANYTHING with this company you have the right to know their definition of 'excellent…read moreservice'. Your agency agreement is with Long and Foster, the parent company, not the agent representing you. I was told by a Senior VP that I received an 'excellent' service where my agent was (unbeknownst to me) on provisional status and allowed to represent me without supervision. I was 'required' to sign a 6% agency agreement and if I didn't, Fonville/L&f could not submit my offer. I was not allowed to see the property disclosure statement until I signed this 6% agreement, and when I asked if there was anything I should know, my agent remained silent. (The home's defects were removed from the property disclosure, which she was well aware of). Finally, after making my offer, my agent altered my '10% down payment' to show '80% lvt', thus creating forgery in my name. This review will be up until they employ means to remove it, which is their response to factual reviews.

Ryan Cassidy Realty - After our staging! This home sold for $12,000 above asking price with multiple offers.

Ryan helped me find and buy an amazing house, sight unseen, from across the country (my first…read morehouse!). He was helpful, knowledgeable, and appropriately skeptical as we were picking houses to bid on. He knew how to structure offers that were reasonable but strong, given our situation. He guided us through negotiations around inspections and shoring up loose legal ends, and he even helped us with a raw land opportunity that popped up halfway through our purchase. I'd absolutely work with Ryan again, but it went so well I have no reason to for quite some time.

Ryan is awesome! I highly recommend hiring him to be your real estate agent. When my husband and I…read morewere first looking to move to the area I did a quick search for real estate agents on Yelp, Ryan's paged looked great and since it said he responded to Yelp messages typically within an hour (because who wants to pick up a phone?!) I figured I would reach out to see if he had any last minute availability to show us to a few properties and he did. Although Ryan's office is based in Chapel Hill don't let that deter you, we were only looking in Raleigh. He knows all the ins and outs of the Raleigh neighborhoods and can get here quickly when you need him. We went under contract only two weeks after working with him. He uses Patrick with a local home inspection company to do the inspection and he did a thorough job. After the great inspection Ryan said the only thing left he could think of was a metal detector test of the property, since the house was older and there was a small chance of an underground oil tank. We did the test not thinking much of it and turns out there was an underground tank and it had extensively leaked. Ryan and his assistant Karen headed up making all the appointments and getting the right people out there to deal with the issue. Sadly the seller didn't want to really deal with the issue so away that contract went. Since Ryan knew what we were looking for was kind of niche he sent us a property here and there and we kept our eyes open as well. When a house popped up on the market on a Thursday night we text him if he could meet us there the next morning to take a look. He did and we feel in love. We put an offer in that day and started the process all over again. The second time around we worked with Karen a lot and she is great to work with as well. We successfully closed on this house and love where we ended up. An additional note since Ryan works in a group with a few other real estate agents if you need to see a house in a hurry and he isn't available, he will coordinate with someone in his office who is. Team work for the win!

We *loved* working with Neill! Full disclosure: My husband and I were very particular and we also…read morehad conflicting opinions about some major decision points. I think Neill must have a sixth sense for reading people, because he always knew exactly when to step back and let us hash it out versus when to step in and guide us through to a great compromise. He also was an incredible asset because he has a background in handyman work; he can offer very honest assessments of what kind of shape a house is in. He steered us away from a few houses that would have been an impractical amount of work, proving that he wanted to see us in the *right* home versus just closing a sale. When we finally found our beautiful dream house, he gave excellent advice on what offer to make, and he encouraged us to write a personal letter to the sellers. We never would have thought of that! Turns out, our offer was right in the ballpark with one other, but the personal letter convinced the owners to sell to us! (I should add, the sellers needed a few more pieces of information at the last minute, and Neill was working hard at 9:00 at night to make sure the deal went through -- he does what it takes.) This is getting long, so I'll close by saying that Neill brings added value and top-notch advice to every step of the home-buying process. Also, he's such a genuine and kind person that he'll become a family friend along the way. :)

Okay. Seems like he has a vast understanding of the local market. Not very personable as a seller…read morethough. O
