Carolina Property Access - Real Estate Made Simple

Buying a home is a big investment and sometimes the process can be very stressful. But if you are…read morefortunate to find a real estate agent who is not only knowledgeable of the process, but approaches the effort required as if he or she was making the investment for him or herself, that helps in alleviating the stress from the buyer. I say this because I had direct experience with real estate agent Jerry Johnson (who now owns a brokerage) when we moved into the Raleigh area nearly 5yr ago and was looking to buy our home. We were looking to find and close on a home within a month. Given the low inventory and with many buyers on the market at that time, it almost seemed improbable. But with Jerry on our side, we made it happen. With his experience and desire for success in what he does, Jerry always reminded us about the next step and what we needed to have ready while we were still working on satisfying the requirements of the current step. He wanted to be sure there was no obstacle as we navigated from one process to the next given the time constraint. We followed his direction and successfully closed on our home within a month. We are enjoying the home he helped us buy and are glad we chose him as our real estate agent. Jerry has helped many other families buy their homes and I don't expect their experiences to be anything other than very pleasant. He is a nice and trusted person to work with. So, if you are looking for an agent who will work the hardest for you and not rush you into making a quick buying decision, then Jerry is your person. Because of his success as a real estate agent, he is now operating his own real estate business. So, give him a call when you are ready to buy that home. Your experience will be just as good as mine if not better.

From start to finish Jerry was extremely professional, thorough and responded immediately anytime we had questions or wanted to view a home. He made the process easy and enjoyable, which was no small task in the middle of a pandemic, but he stayed on top of everything to make sure it got to the finish line. All around great person and great realtor that I would highly recommend to anyone with a rental property or looking to buy/sell. Thanks for all your hard work Jerry, we couldn't be happier with our home!

My wife and I recently moved to the RTP area. She was born and raised in the Chicago area, and we…read morehad spent 8 years there together prior to a 1 year pitstop in Milwaukee. When we were both fortunate enough to find jobs in the RTP area at the same time, the housing search began. We wanted to rent a house (not an apartment or condo or townhome), and we didn't want to live in one of the new cookie cutter neighborhoods. Oh, and we couldn't do the viewings ourselves, but instead we had to delegate to my brother in law to help out. And did I mention, we wanted to find housing for August 1 by mid June? Yikes. We had a few leads here and there, but most of the properties that interested us in Durham had move in dates of July 1, and we couldn't swing that type of finances to basically pay double the rent in July for two properties, one of which would just sit empty. So after doing some searches on MLS, I came across Wayne and Dream Services Realty (which I *think* he operates with his wife). Here are some initial experiences working with him to find a rental home: Responsiveness: 5 out of 5 The guy answers his phone, and if he doesn't, he'll call you back immediately. He's also really responsive to text messages, which is great for us with office jobs where we can't be too loud. He answers e-mail too, but mainly late at night so if you need him right away, call or text. Communication: 4 out of 5 I was not born in this country, but for all intents and purposes, I do not speak with any type of accent, be it "Asian" or "Southern" (I grew up in east TN). Wayne was not born in this country either, and while he speaks with a very distinct Asian accent, he does not think with one. If we talk on the phone, I may have to repeat myself if I go too quickly. Or for example I was describing in writing how I made a high loop profile for the dishwasher discharge hose with parts I got from the improvement store, he didn't quite understand at first, but immediately realized what I was talking about when I showed it to him in person. This is the thing - if you speak Mandarin and are most comfortable working with someone who also speaks Mandarin - you and Wayne will not have any issues at all from a business perspective. If you expect a real estate agent to speak crisply with perfect southern or midwest accented English, Wayne will not be that person for you, at the expense of your bias. However, if you are flexible and understand that we truly do live in a global ecosystem in RTP, I think that you'll find that the listings that he has are well worth the occasional hiccup in spoken dialogue. The "getting stuff done" factor: 4 out of 5 I'm partly to blame for this, because I've come from rental markets where when you move in, the walls are repainted and for the most part, things are good to go. When we moved into our rental home, there were a few things that were slightly aesthetically not pleasing. I noted them on the inspection sheet as "Hey, consider having this fixed but charge the previous tenant" but not things I would consider to be an emergency. Part of it was my paranoia that we'd be charged for the damages, and part of it was just an FYI. (Yes, I realize that in NC, you take the house cosmetically "as is" unless something is REALLY bad). Wayne wasn't slow to respond, but I believe he just didn't realize that I was waiting for a response on the small items. Doesn't matter anyway because since that time, I've made all the small repairs myself in addition to a few other upgrades. I should caveat this by saying that I'm comfortable working on the house myself, but for electrical systems. When the ancient dishwasher that came with the house died after a month, Wayne AND the owner were onsite to inspect it the next day, and it's been completely replaced within one week, which I would consider to meet the definition of "promptly repair" in the NC statute as well as our rental agreement. Quality of MLS listings: 4.5 out of 5 I think because Wayne only takes on certain types of rental listings, his are probably higher in quality than a company with a larger client base who has to take on almost everything and anything. Most of his listings are in Apex/Cary/Morrisville, and they're mostly single family homes that have been built in the last 20 years. I get that in today's world, you can go out to any agent and have them get you any home (for a fee), but still, it's at least somewhat clear that Wayne's client base is small and dedicated to the upkeep of their own homes (see my dishwasher example above). Overall: 4 out of 5 I'll adjust if necessary, but no complaints thus far.

He went far above and beyond what you'd expect from someone in his position. If something was bad, I would make a phone call and it would be usually resolved within a day or a maximum of two. The turnaround time was lightning quick and everything always got resolved. I liked being with Wayne so much that after 2 1/2 years when it was time for me to move to somewhere different, I contacted him to see if I could stay within his network because I knew the type of person and service I would continue receiving. I know it sounds silly and a cliché, but he exceeded anything I needed and I would recommend him wholeheartedly to anybody because they will end up having the same personal care that I received. When I met the new tenants who were moving into my townhouse and I made sure that the new tenants would also have access to him as well. I can't say enough positive things about my time with Wayne, but I hope you get the idea from reading this letter that I wish more landlords acted like he did. Wayne is an exceptionally honorable man and always delivered and in the end, I was proud to call him my friend

The location is very convenient for house hunting in Southern and Western Wake Co. The parking lot has plenty of cool shade, a welcome novelty in the June heat. We worked with Claire McCullough so this review is mostly a reflection of her service. One of the reasons we ended up with Claire was her prompt and useful communication. We sent out a number of inquiries to agents all over the triangle in regards to specific properties and were generally disappointed with the quality of the responses. Some would reply quickly with little-to-no answers and others just wouldn't bother replying for days. Claire had actually just sold the property that we emailed her about but she immediately started asking us what we thought of a number of listings (most of which were not associated with Fonville Morisey) in an effort to establish a feel for our tastes and desires. We quickly chose a wide range of homes (in price, age, location and style) that we thought we might like and scheduled some time to see them. Before that date came we changed our mind several times and Claire never batted an eyelash (at least, if she did she never let us know). Claire helped us (or should I say, 'taught us how to) scrutinize every property very thoroughly and answered all of our questions about the implications of any issues. She made it very clear in everything she did that she was serving our best interest. Unfortunately, being motivated buyers with no idea what we wanted, we spent several days trying to cram in as many properties as possible. It was a miserable experience by design; so much so that I had to question myself for leaving a 5 star review for something we didn't exactly enjoy. Well, it was worth it for us in the end because Claire empowered us to see so many properties so that we could narrow our choices and negotiate a great price on a house that is so much better than anything we had imagined owning when we started sending out emails to random agents. My wife and I dealt with a lousy self-serving real estate agent years ago and it really made us dread finding another to work with. This agency and our agent really healed that wound.

Ryan helped me find and buy an amazing house, sight unseen, from across the country (my first…read morehouse!). He was helpful, knowledgeable, and appropriately skeptical as we were picking houses to bid on. He knew how to structure offers that were reasonable but strong, given our situation. He guided us through negotiations around inspections and shoring up loose legal ends, and he even helped us with a raw land opportunity that popped up halfway through our purchase. I'd absolutely work with Ryan again, but it went so well I have no reason to for quite some time.

Ryan is awesome! I highly recommend hiring him to be your real estate agent. When my husband and I…read morewere first looking to move to the area I did a quick search for real estate agents on Yelp, Ryan's paged looked great and since it said he responded to Yelp messages typically within an hour (because who wants to pick up a phone?!) I figured I would reach out to see if he had any last minute availability to show us to a few properties and he did. Although Ryan's office is based in Chapel Hill don't let that deter you, we were only looking in Raleigh. He knows all the ins and outs of the Raleigh neighborhoods and can get here quickly when you need him. We went under contract only two weeks after working with him. He uses Patrick with a local home inspection company to do the inspection and he did a thorough job. After the great inspection Ryan said the only thing left he could think of was a metal detector test of the property, since the house was older and there was a small chance of an underground oil tank. We did the test not thinking much of it and turns out there was an underground tank and it had extensively leaked. Ryan and his assistant Karen headed up making all the appointments and getting the right people out there to deal with the issue. Sadly the seller didn't want to really deal with the issue so away that contract went. Since Ryan knew what we were looking for was kind of niche he sent us a property here and there and we kept our eyes open as well. When a house popped up on the market on a Thursday night we text him if he could meet us there the next morning to take a look. He did and we feel in love. We put an offer in that day and started the process all over again. The second time around we worked with Karen a lot and she is great to work with as well. We successfully closed on this house and love where we ended up. An additional note since Ryan works in a group with a few other real estate agents if you need to see a house in a hurry and he isn't available, he will coordinate with someone in his office who is. Team work for the win!
