My review is from the perspective as a property owner, and I can say they are a 5-star management company. We entrusted Divine as the manager when we rented a family member's house out for a few years after their passing. Their tight screening process gave an excellent tenant. Kandi and Kat do everything by the book and follow every law exactly, which is extremely important when renting in California. If you're a property owner, you won't go wrong here. Look at all the one-star reviews from unhappy tenants and actually read what they are complaining about and that tells you all you need to know. Your investment is protected with Divine.

I wish you the best if you are in a contract with Divine Properties. I challenge you right now to post my lease. I've never met these people. It's crazy how they treat people Again, look at the 5 star review dates. If you are a disabled veteran or have family with autism please don't give Devine your business. They are unbelievably unprofessional. The person that responds to these does nothing but lie and threaten. They try to scare renters. They don't understand that you can't evict someone who gives a thirty day notice. I paid March's rent. You guys don't even see how bad you look arguing with people who give you a bad review. Kandi will single handedly ruin Devine. You won't scare me off. A judge will see my evidence and I will come back here. POST MY LEASE AND PROVE ME WRONG!!!! Stop lying. If you've made it this far...they refuse to keep appointments. They took over because the owner is flat broke and can't afford one repair. I had no hot water, heat, oven, electrical sparks, half the outlets don't wok. Finally TODAY a guy came out to replace rotten pipe . They have done no walk through. Gee do you think they will steal my deposit? Find any other property management. PS I never paid my rent late. I hand delivered it to her on time. She had no problem with me. Another lie. Kandi never takes responsibility for anything. It's always someone else's fault. SAVE YOURSELF A BIG HEADACHE

Becky and…read moreher team made it so easy to work with...from the time we moved in to the time we had to leave. Their response times to the renters are quick, professional and eager to help. Payments are easy as it's all through a portal but if you have any issues, they arranged an appointment around my schedule face to face in the office. If I was the owner, I'd appreciate them just as much as they thoroughly screen tenants and are always on top of maintenance issue to help make sure the property is taken care of. Moving out was easy as the team worked with my work schedule for the last walk out. Handing over the keys was simple and they were fair and quick on refunding my deposit funds after thorough cleaning and minor issues were addressed. They told you exactly what was needed which is much easier than guessing. If we didn't work so far away, we definitely would've stayed.

    This company has been in their family for 58 years and they are coasting on the reputation of their…read morepredecessors. The est. to survey my property was $5-6,000. I thought that was outrageous, but they seem to be the only act in town. They were a no-show w/no call for the 1st field visit. And their office staff doesn't start work till 10:30 AM. The day was more than half over before I knew they weren't coming. I was pushed back on the schedule a couple weeks out. Contractually they were required to send a progress bill by the 25th of ea month. I returned the signed contract mid Oct 2024. The 1st actual field visit was early Nov 2024. I received the 1st progress bill in early Jan 2025. And it was for $10,065. And they are not done. They claim it ran over due to problems they encountered in the field. The only problems that I'm aware of is they forgot to bring a metal detector. The property directly behind mine was surveyed in 1980. So, they had a rebar marker that was clearly visible from that survey, and they found two of the monument markers listed on the copy of my title papers that I gave them. Plus, one of their employees said that surveying my property was a piece of cake due to the fact that it is so open. The reason for the survey is because of an easement dispute with my neighbor which I made known early on. Not only did one of their employees speak with my neighbor for over a half hour, but my neighbor also supposedly knows the Toma family. If that's true, the company should have informed me and given me a chance to decide if I wanted to cancel due to an apparent conflict of interest. I do know that my neighbor has privileged info about my survey that she shouldn't have. And it might explain why I couldn't get a straight answer when I asked if my neighbor was encroaching on my property. It turns out she is in 2 places. One place is less than a foot. But she is completely driving over one of my driveways. Also, when I was calling around for a real estate attorney, the receptionist at one of the offices has a relative that works for Toma & Associates. When I explained my problem, she was familiar with it. That also should not have happened. It has been 6 months since I started down this rabbit hole, we are not done and there has been no follow up on their part. Do not use this company! A one star is more than they deserve! Do not make the same mistake that I did in that I ignored the other negative reviews. Read them. And shop around. Even if you have to go out of the area. It couldn't possibly be as costly as doing business with this company.
