It's been a few years since I have had dealings with Divine but I wanted to offer my review since this was brought up in my suggestions list. My review is from the perspective as a property owner, and I can say they are a 5-star management company. We entrusted Divine as the manager when we rented a family member's house out for a few years after their passing. Their tight screening process gave an excellent tenant. Kandi and Kat do everything by the book and follow every law exactly, which is extremely important when renting in California. If you're a property owner, you won't go wrong here. Look at all the one-star reviews from unhappy tenants and actually read what they are complaining about and that tells you all you need to know. Your investment is protected with Divine. read more

It's crazy how they treat people Again, look at the 5 star review dates. If you are a disabled veteran or have family with autism please don't give Devine your business. They are unbelievably unprofessional. The person that responds to these does nothing but lie and threaten. They try to scare renters. They don't understand that you can't evict someone who gives a thirty day notice. I paid March's rent. You guys don't even see how bad you look arguing with people who give you a bad review. Kandi is an evil woman. She doesn't practice what she preaches and has no compassion or regard for human beings. Our realtor has worked with her before and has said she's a hateful person. They don't respond to maintenance calls and wanted to argue about air unit not failing and deck dettaching from the house when we lived there ourselves. Even tried to evict us from a house being sold with little notice. When anyone online says anything negatively about their mistreatment, she tries to dox them. read more

Not Divine. Do not trust them. They do not care about there clients. Get everything in writing like repairs they promise etc. Unless you like to be lied to,ignored after paying them a lot of money. Day 18 I have NO stove mice infested, washer/dryer in ad is not here only an old dryer, pics of home and lawn not the same, access point since garage window was broken and removed right before move in, front door was locked first 5 days ( no worries previous tenant only one with key) , place was grimy and sat empty for months apparently. Horrible experience go anywhere else ( which is difficult since one of few property management companies and why they remain in business. Nothing else. In my opinion as a former Property Manager who found myself renting from them. The Landscaping crew had total disregard for damaging vehicles from rocks that were whacked. Causing damage to our vehicles. Even minor repairs took days or even weeks to get a subcontractor to come fix. This included a hot water heater. Ever tried giving a small child a cold bath? When we did move they tried deducting for cleaning to the common area, and a light that was out. Normal wear and tear is not chargeable to a tenant, nor is "professional carpet cleaners". Yet they managed to include both in their move out inspection. They know full well it is in violation of the Law. I had to file a complaint with the Department of Consumer Affairs. I felt it was just sneaky and I felt a way of collecting more revenue for rental losses on the vacancies. Renter beware! read more

Don't use them! They seem nice at first but it all goes south in a few weeks. They are thieves! I payed $2395 for deposit and I only got $650 back, they held $775 for cleaning a house that was already completely cleaned and spotless and I had videos to prove it plus the carpet was professionally cleaned. The reason was they had to replace some lightbulbs and her AC filter which the AC filter guess it needed to be replaced it had been a few months but the lightbulbs were not out at all something that cost maybe $10 combined they retained $445 to fix those two issues. I was very interested in a home with divine properties. Everything seemed to go well, the nice man that showed us the home told us we had a chance if we had good debt to income ratio, which we do. After being told the process will take 3-5 days, we waited over 9 days to hear anything back and after they explained how we needed to make some changes for us to be considered, they finally forwarded over our application about 11 days after turning it in. After waiting 15 days total while possibly being displaced, we were unfortunately denied. There was a price drop in the home, and they did not run our income with the new price.. (either way it was something we can definitely afford) They made assumptions that we have car payments as well. When asked why the process took so long, they claimed it was due to trying to call our references, however our references recieved calls within 48 hours of turning in our application. Unprofessional to lie, This was definitely them lacking in urgency for their clients. They really don't care. They don't return calls or emails, in order to talk to someone you have to call multiple times. Given my situation, I couldn't have dedicated my time to a worse company. Our income is good, we had great references. Solid job, even a guarantor, this was so bad, that I wonder if they even did anything with my application. If I could give 0 stars, I would. read more

This company is laughable. What a joke the rental application process is. Save your money and find a different agency. I still have not received an Adverse Action Notice or a copy of our Credit Reports that were requested. (I applied 11/13/18) I feel completely discriminated against. But, they made sure I gave them money first. SMH and I feel since I took to Social Media, my app probably was thrown in the garbage.. The property literally just rented last week. In all my years of dealing with people and with real estate companies, I feel I found the one real estate company that has absolute 100% class, 100% true grit effort, 100% knowledge of the real estate market, 100% honesty tell it like it is class, along with personal service love and kindness. In a nutshell, I had been out of state for a little over a year on family emergency issues. I spoke to Kat originally and a couple of months later, I met her and her lovely staff partners, Kandi, Jaime, Patty, and Sarah. Right away when I met them, they were like family to me. I was looking for a house to rent and they explained that while I was away, that things had changed. Boy had they. There were at least 5-10 people at every showing. Each time, Kat would tell me, Don't worry we will find something just right for you. I would get discouraged and she would hug me and tell me not to worry. I would pop into the office without an appointment and everyone would greet me and ask how I was doing. It seemed like forever, but one day Kat showed me this glorious house and she could tell I loved it because I was smiling ear to ear. I'm now in that rental house and Divine properties and their staff really impressed me with their diligence, knowledge, personal and business and home-like attitude. You will not find a more dedicated, friendly and knowledgable group in the Amador County area. It took days just to get a return phone call regarding my property management needs from their established competitor. By that time, I'd already signed up with Divine Properties. Their energy is infectious, they are lifelong residents, really know the area and they are unquestionably honest...just divine in every way! We have been renting from Divine Properties for the past year, and they have been extremely efficient when it comes to any maintenance issues...and recently we had some wet floors due to the rains...and they were very prompt in attending to the repairs...all the carpets were dried, padding and baseboards were replaced, and cleaning of carpet was done well. read more
