However, Dave is extremely intelligent and has a full understanding of market trends and market theory and he was able to immediately address every question I addressed (and trust me, I ask A LOT of questions). Through years of experience, he is able to provide solid advice about the best strategies for home staging, marketing your home, negotiation, etc. With ease, he is able to provide feedback on property values based on school systems, upgrades and home features, and neighborhoods/locations around the city (I now have a gorgeous home in Crestview). Dave is professional, thorough, and provides a level of service I have not seen by realtors I have previously worked with. He is easy to get in touch with (and will text back in an instant). Dave is the best!!…read more My husband and I were in the market for an investment property in the Austin area, but we live out of state so we were a little worried about finding the right agent who would not only understand our vision, but also be our biggest advocate (especially given we are out of state clients). Let me tell ya, Dave was everything we had hoped for and MORE! We interviewed many different agents in the Austin area who specialize in working with investors, but Dave hands down blew the rest of the competition out of the water. From the very first time we spoke with Dave, we were extremely impressed with his market knowledge, real estate experience, enthusiasm and transparency. It was clear that he truly cares about his clients, and we knew right away that we were going to be in good hands. Being fairly new to real estate investing, we needed a lot of hand holding though this process and Dave made sure that we understood exactly what was happening every step of the way. The property listings he sent us were right in line with what we were hoping to find, each with a cash flow analysis so we knew that these were deals would be good investments. Dave ended up finding us literally EXACTLY what we were looking for within our budget (when the other agents we interviewed told us we would not be able to find). Yea Dave!! We felt comfortable enough to put in an offer on the property without actually seeing it in person, which in itself is a testament to Dave's communication skills and trustworthiness. From the initial offer through negotiations with the seller and beyond, Dave hustled on our behalf and we could not be happier! Another thing that sets Dave apart from the rest is his service. We live on the west coast (two hours behind) and often work late or are traveling, but Dave always made time for us and never made us feel as though we were a bother. We even were on an international trip a few days before closing (ha... ) but Dave was working on our behalf the entire time, ccing us in on emails to let us know things were getting taken care of. If you are looking for a rockstar genuine agent who provides 5 star service and will hustle on your behalf, Dave is your guy. We know who we will call the next time we are looking to purchase in the Austin area! Thank you Dave for all that you do! Kassy&Dan

We connected through a Homes.com search--ran filters for realtors with the highest volume of buy & sell transactions over the last five years--and he was at the top of our list. We had a few referrals from our network, but Chris was incredibly responsive, and our first call was solid. Long story long, we moved to Austin around that time, and Chris was there from the very start. He's direct in the kindest sense of the word, and he 1000% loves what he does. He figured out what we liked and didn't like, but that honestly didn't matter much because we had no idea where we wanted to live. Throughout the holidays, we went into escrow--then had to pull our offer days before closing due to the inspection. Chris's response? "If you guys want to change directions, we can start looking for new properties tomorrow." This was after he spent two hours inspecting the place himself, pushing the builder to add new gutters, fix the lawn's grading, and leading the blue tape charge on 3,500 square feet. Later, he talked us through properties that looked great in person but wouldn't appraise on paper, and ultimately, he helped us land the perfect place. Frankly, the guy knows every aspect of a real estate transaction inside and out. I don't know if he's so well off that time doesn't matter, but he had to lose money on us. He over-invests, and odds are, you'll make a good friend in the process--like we did. There are a bunch of other stories that highlight Chris's dedication, the depth of his network, and how ridiculously motivated he is. He's an awesome negotiator, incredibly patient, and an even better person.

On our first visit, Mike and Tyler visited with us and took the time to walk the property and ask relevant questions and take down notes. They came back with a marketing proposal. Mike then scheduled a meeting with his staging consultant Gina. Both Gina and Mike were very patient and took the time to walk the entire property with us giving us ideas on how to make the house presentable inside and out. The one thing we really liked that Mike said was to make this as enjoyable as we can and not to stress it. That was a huge relief, and it actually worked out quite well. We took down all the points and executed to plan. Once everything was ready on our end, Mike visited again to do a final check and as well as have a profession photography session. Once the photos came back and proofed, that night the house went on the market. Mike and team already had their marketing machinery ready to go into action right away. It is amazing that within the first 3 days we had 3 offers. Thanks to Mike and team the entire process went through very smooth. He walked us through all the remaining procedures, as well as came to closing with us which was honestly very comforting. This is a big deal for somebody who is doing this for the first time. Once again, thank you to Mike and his team for a job well done! Keep up the great work. We highly recommend Michael Cossette and team.

From my first meeting with Mike, I could tell that his strategic marketing mind and meticulous attention to detail were a perfect match for me and my home. He took great care to learn about who I was, why I was motivated to sell and what I loved about my special slice of Austin. As I handed over the keys and headed north, I knew Mike would treat my house as if it were his own, from staying on top of pricing and market considerations to making thoughtful staging, photography and listing decisions. His ability to navigate every aspect of real estate gave me so much peace of mind. He and Claire pulled out all the stops to achieve my hopes of selling for top dollar in a short amount of time with the least amount of stress. They made genius moves like volunteering to host a neighbor's Open House to assess demand and price my home accordingly. They also door-knocked and hosted my neighborhood's first-ever private Open House to spread the word and tap into neighbors' networks. Every day they tackled something new. Throughout the process, they provided progress reports so I was in the loop despite being so geographically removed. Everyone's hard work certainly paid off! We received a full price offer within two days of our listing going live -- from a buyer who the team identified during the first public Open House. If you know anything about the Austin market (with properties sitting an average of 83 days at that time), my rare success was completely thanks to South Austin Homes. Zero houses in my neighborhood had sold in all of 2023, so my sale is a testament to the smart direction and dedication of Mike and Claire.
