Dave is the best!! My husband and I were in the market for an investment property in the Austin area, but we live out of state so we were a little worried about finding the right agent who would not only understand our vision, but also be our biggest advocate (especially given we are out of state clients). Let me tell ya, Dave was everything we had hoped for and MORE! We interviewed many different agents in the Austin area who specialize in working with investors, but Dave hands down blew the rest of the competition out of the water. From the very first time we spoke with Dave, we were extremely impressed with his market knowledge, real estate experience, enthusiasm and transparency. It was clear that he truly cares about his clients, and we knew right away that we were going to be in good hands. Being fairly new to real estate investing, we needed a lot of hand holding though this process and Dave made sure that we understood exactly what was happening every step of the way. The property listings he sent us were right in line with what we were hoping to find, each with a cash flow analysis so we knew that these were deals would be good investments. Dave ended up finding us literally EXACTLY what we were looking for within our budget (when the other agents we interviewed told us we would not be able to find). Yea Dave!! We felt comfortable enough to put in an offer on the property without actually seeing it in person, which in itself is a testament to Dave's communication skills and trustworthiness. From the initial offer through negotiations with the seller and beyond, Dave hustled on our behalf and we could not be happier! Another thing that sets Dave apart from the rest is his service. We live on the west coast (two hours behind) and often work late or are traveling, but Dave always made time for us and never made us feel as though we were a bother. We even were on an international trip a few days before closing (ha... ) but Dave was working on our behalf the entire time, ccing us in on emails to let us know things were getting taken care of. If you are looking for a rockstar genuine agent who provides 5 star service and will hustle on your behalf, Dave is your guy. This first part is my fault; I was on trulia and clicked a button to see what my home value was, according to the website. (Property taxes are coming again, and I was curious what the market was saying.) Within a matter of seconds, I was not getting an estimate, but a smattering of emails from this guy (which I never directly authorized trulia to give my contact info to.) I asked him a couple of times, politely, to remove me from his contact list, and received the following reply: "then stop pushing the buttons that initiate the response in Zillow ma-am. its an easy solution. just stop jamming buttons on Zillow and Trulia and you will be just fine. trust me, we will be sure not to retain your info, but realize you initiated the contact" How utterly gauche. I'll be sure to use someone else if I ever decide to sell my house. read more

David Mosrie is the epitome of a bad real estate agent; unprofessional and brazenly dishonest. A few months ago, my wife and I were interested in a property David was representing. In the beginning he seemed eager to work with us and answer our questions about the property. He did have a tendency to ramble, and generally seemed to talk more about himself than the property, but we chalked that up to him being a little eccentric and left it at that. We went under option and had the house inspected, and immediately discovered multiple serious problems with the property; problems which, in his many long, rambling emails, David either failed to mention to us, our lied to us about outright. When we told him (via our agent) that we were no longer interested in the property, he replied with a litany of texts and calls to our agent, blaming *her* for not trying hard enough to sell us on the property....As if the 'new' house with a cracked foundation, flood damaged floors, etc was not the problem. After David sent several angry texts and emails to my realtor, he went silent. For weeks he would not respond to our request for the return of our earnest money--about $4000. His silence continued even after the deadline that our contract stipulated the earnest money be returned, and at that point we were forced to hire an attorney. Only after we sent a threatening letter from an attorney did David return the money, and showed no remorse for the headache he caused us. In summary, David lied to us in order to try to get a sale, and then violated our contract and withheld the money that we gave in good faith when the sale fell through. If this is the sort of "professional" you want to work with, David Mosrie is your guy. read more

I am a real estate investor in the Bay Area and was looking to do a 1031 exchange in Austin, because I felt that it was a good area to invest in. I knew it would be difficult to find a good agent, because most of them focus on home buyers seeking a principal residence as opposed to investment property. An agent who can help find investment property needs to know not only what home buyers want, but also what is important to investors, including rental income return on investment, neighborhoods on the rise, future development potential, etc. I used Zillow to contact a number of agents in Austin, but none of them, even though those that said they specialized in investment property, were competent enough to work with me. Then I got an email from Smith, Dave's assistant. Right away I could tell these folks knew what they were talking about and understood what I was looking for. I flew to Austin and Dave spent a whole day with me driving around looking at target properties in up and coming neighborhoods. Rather than buy a house simply for rental income, I decided to look for one in a high growth neighborhood where the lot could be split and a second unit (ADU) could be built. Dave was instrumental in analyzing this strategy, finding the right property, meeting with the city planning department to determine that the lot met their ADU requirements, and introduced me to an attorney who could handle the condo conversion of the lot, and a great property manager. He and Smith coordinated property inspections, and oversaw closing to ensure we didn't close until the property was in the proper condition to do so. I have worked with many agents for my personal and investment real estate transactions, and Dave and Smith are the best. They are extremely responsive, competent, creative, and always deliver what they promise. You can't ask for any more than that. read more
