    Be very careful when renting from this company. Pictures are worth a thousand words, and our experience was not a good one. The pictures they posted of "Moose Haven" in The Idaho Club in Sandpoint, Idaho show beautiful grounds that are manicured, mowed all the way down to the water. They show a beautiful outside table that is varnished and nice. They say you can play, fish, kayak on the "river" that flows in the back of the property. In actuality, over half the yard is unusable due to the very tall weeds that haven't been taken care of in years. The outside table is dingy and full of splinters, and the "river" is a stagnant area of water on the golf course that you cannot use. When we brought these discrepancies to their attention they were full of alibis & excuses. The "owner said this or that". When we sent over pictures, they agreed they didn't look the same, but there was nothing they could do. Managements ownership was in total denial & refused to offer any refund. We would never recommend this company-- run as fast as you can!! Please look at the pics as to what they advertised and what actually was what it was.

    There was no hot water at the property, something Sandpoint Vacation Rentals knew about before we…read morechecked in and did not disclose to us until we spent a day trying to get a hold of someone on the phone to get the water turned on. They avoided us until a day later while any other available rentals filled up, denying us the opportunity to receive a refund and stay at a different property. As it turns out, the water heater was broken and they would not be sending someone out to fix it. When we asked if they had any other suggestions on how to solve this issue we were told, "This is just how it's going to be." Sandpoint Vacation Rentals said they'd come up with something to help us out and would call us back. 4 days later (and after we've checked out) we've yet to receive a call or message back from them. This property is on the top of a mountain and the water (ice melt) is so cold it makes your skin sting every time you feebly attempt to wash a dish, take a shower, or wash your hands. Sandpoint Vacation Rentals were uncommunicative, unavailable, and uninterested in helping us out. I wonder how they'd behave if they had 8 of their family or friends in this situation. Honestly, I wouldn't be surprised if they'd let their mother freeze for a few bucks. I am also posting this review on their website at https://sandpointers.com/review.html. I'm sure it won't be there if you checked on it right now. They only have eight reviews and they're all five stars. Yeah, right. Incompetent at every turn. Don't give them your money and don't let them manage your property.

    BEWARE!!! I am SO…read moredisgusted with the way my lease with Sandpoint Vacation Rentals is going I AM RETAINING AN ATTORNEY. I am a seasoned real estate broker from California who leased a rental home from SVR and Brad Golphnee for a period of one year beginning less than three weeks ago. What a mistake. I took six days off of work and drove 1,200 miles to view a listing that was SORELY MISREPRESENTED online. The photos were several years old and in no possible way could be current. I was out of time and, I had already committed to such a distant location with no reasonable replacements available. I rented the property anyway. What a mistake. The office staff that support Mr. Golphnee (that is, run the company while he is MIA) are professionals who are fantastic! I would gladly work with any of the leasing staff or even hire them however, they are NOT at all representative of the principal management at the firm; Brad Golphnee. Sadly, nothing compensates for a lack of management oversight and, the staff could not make up for the companies "principal" trying to save a few dollars at my expense... even after I cleaned dog urine, dog feces and broken glass of the prior resident, at my own rental, on my move in date... which was enough past my "occupancy date" to have given SVR time to clean it thoroughly... they were STILL trashing out truckloads of garbage three or four days after I was supposed to move in. That's in addition to my cleanup efforts when I arrived, late at night, to filth. I stopped "helping" clean when I got to RANCID BLOOD POOLS on the property, in the cabin (which had soaked raw wood plank floors). I asked the person handling the trash out that they contact the property manager Brad Golphnee immediately. The first response from Brad was to pour engine degreaser on the rancid blood pools and scrape them up. Several days later... the second response was to offer to sand it... oh, and I had already had all of my RESTORATION HARDWARE furniture moved into the house (1,200 miles from California) at a cost of over $10,000.00 and it was all stored in the blood stained area that Brad wanted "sanded"... despite repeatedly saying NOT TO SAND the area and damage my furniture... Brad Golphnee, through his staff, while remaining anonymous, repeatedly offered to sand the area and insisted on entry repeatedly to sand and bleach the area... I repeatedly said I did NOT want bleach nor bloody sawdust near my personal property. Brad, the manager actually wanted to spray bloody sawdust (and a biohazard) all over my personal belongings. Um, no thank you Brad. Just... No thank you. SVR repeatedly offered to bleach and sand the area. I did NOT want the area sanded nor bleached. I asked that they remove the blood stained wood planks, which I was disgusted by, and they repeatedly declined. Sadly, in California, disasters, destruction and a separation caused me to consider moving out of California for some R&R at the most remote, cabin-like home I could find. "Sadly" number two, I did not find the refuge I was seeking but, instead found nothing but stress, problems and a loss of what I calculated at $30,000.00 in time, money and effort... down the tubes. My separation is going better than my tenancy with Brad Golphnees company. Secondly, the owner operator of this firm CLEARLY has trained his staff NOT to provide his contact info. No matter how much you have a problem with BLOOD STAINS. Don't expect to get the owner operator to call you back. He is a "somatic mens coach" whatever that may be so, he is closing 'gender gaps' at some retreat or something (per his website about somaticising) and, he cannot be found... not even by a trained real estate broker... no matter how much you call the office staff and ask for his contact info. No matter how upset you are.Have zero expectations if you rent from Brad. Further, I paid at least THREE months of rent, in advance, upon acceptation of the contract, all the way from my desk in California, and, although I have had possession of the property for less than two weeks (my belongings are there but, I have to work in California) the company is ALREADY forcing entry to show the property to new residents after I requested a cancellation of contract yet, THEY HAVE NOT SENT ANY CANCELLATION and THEY WILL NOT ISSUE A REFUND. THEY HAVE OVER THREE MONTHS OF RENT INTO THE FUTURE AND THEY ARE FORCING SHOWINGS ON THE PROPERTY STATING THEY CAN DO SO IF THEY PLEASE. (Just FYI... this is how people get their nice stuff stolen when they live out of state and are separated from their personal property by 1,200 miles)... so, plan on missing work to prevent theft of your personal property. Plan on babysitting an unethical situation instead of relaxing in the country. Rent here and, you may have to move twice.

    DO NOT USE THIS RENTAL COMPANY!!!!!!! We were having some…read moremold remediation done in our home and needed to book a place for a few weeks. We found what looks and is described as a stand alone house from the details and pictures. Only to get a call from somebody named Jackson to double check that it was OK with us that there were people living in the upstairs part of the house. He made it seem not a big deal because they had their own entrance however none of this is in the details on the listing. We have two small children who still take naps that wasn't going to work for us after talking it over with my husband when we called a few days later to let them know this wasn't going to work they told us that they cannot refund any of the money that we paid. $8000 is what Jackson took from me and my family never providing any stay for us that was described on the listing. We are now working out a plan with our lawyer to work directly with Vrbo but this has been by far the worst experience we have ever had with any rental company. I reached out to the owner of the company Steve Russo who I never got a callback from only to be told that Jackson is now the owner and I can only deal directly with Jackson. I am a firm believer in doing what is right and good and I am absolutely shocked that a company would take $8000 from a family with two children dealing with house repairs without even blinking or looking twice. This is the exact opposite of West North Idaho stands for and these people should be disgusted with themselves.

Talus was eclectic, artistic and it felt like we were a guest in somebody's amazing house. It was a midweek stay. Maybe there was another couple there. We had the house to ourselves. That night we saw deer grazing out back and it snowed overnight. We woke up to a beautiful scene which included a few people ice skating on the frozen pond. We were in the Kipling suite which had a jet tub big enough for two people to swim is. It had a mini fridge, microwave, small coffee maker with coffee. A definite off the norm place to relax.     If you elect to use Todd, the main thing you need to know is that TODD WANTS TO BE THE ALPHA. If…read moreyou elect to go with Todd as your agent, it will be clear in his mind, and eventually in yours, that you're expected to work for Todd, not the other way around. I regret signing with him. Were it not for the ultra competitive market that North Idaho is, I would have run the contract out on him and waited for another agent. In the end, he got a huge commission for a house that I found, negotiated the price on and coordinated all the inspections on. TODD DID NOT EVEN SHOW ON THE DAY WE TOOK POSSESSION OF THE HOME. Before I list the reasons you may want to avoid using him as a real estate, you should know he's a good patriot. He's pro military, law enforcement and 2A and checks all those boxes - which is why you may be inclined to use him as your agent. Know this. It's North Idaho. 90% of everyone there has those same feelings, even if they don't go around reminding you of it every time you meet. If your choice is between an agent that will research properties, be in it for the long haul and not rep two other sets of buyers on the same house he's rep'ing you on, go with the other agent. Here are some of my experiences: 1) I don't think Todd wants to be agent. He has a range on his property and that is his passion. If you offer him some type of use, some type of marketability, perhaps a discount on gun related items, a chance to claim he knows you, then you'll be taken care of. If not, you'll be a lesser priority. 2) Todd will push hard for you sign an exclusive representation agreement whether you are a seller or a buyer. But he will not pay you the same courtesy when he has multiple clients offering on the same property. In my case, he told me that his other clients competing for the same property were out when they were not, told me a seller wouldn't take me as a backup offer when he hadn't even submitted an offer and then I found out that one of his clients with more use to him...one of the ones he specifically told me was out of the running...got the buy over me. 3) Don't be surprised that if the situation in #2 happens, you will be steered to another property he has in mind, but not one you want. It sure looks like rather than one sale, he can get commissions on two sales. 4) Todd doesn't seem to have a good relationship with most of the other realtors in the area. He often talked negatively about them to me. I once was asked who my realtor was by a well known local. When I said it was Todd, the local told me that he'd never heard of Todd. 5) Todd listens okay. He'll hear what you want to buy, but if you change your mind, he'll talk down to you telling you that what you are now asking for isn't what you originally asked for. He sent me the same houses over and over despite me telling him the first time he sent them that I didn't like them. He'll send you houses well outside your price range to prove he is looking for you. You could tell him one month that a certain house is a definite NO, and he'll agree but the next month he'll send you an email of possible buys with that same house, telling you he found a winner for you. 6) Speaking of house finding, as a realtor he has access to MLS and homes coming on market before they hit Realtor.com and Zillow.com. I couldn't count on him to search MLS before the other realtors did. You need a North Idaho realtor who will work MLS daily, identifying potential matches before those listings hit the masses on the real estate apps. 7) He mentions his confidential database but beware. It wasn't long before I realized he was representing multiple buyers on the houses I was after. He confused the dollar amounts repeatedly on my offers. These were classic cut and paste errors. He once sent me another buyer's inspection report for a property that he was rep'ing me on as buyer. When I called him on it, he became defensive and phoned it in the rest of our contract. 8) Proofread everything Todd completes. Errors that I frequently observed were typos, grammar, incorrect dollar amounts and PROPERTY ADDRESSES! 9) Communication is average. He doesn't use reply all or group texts, even if you ask. Todd almost always left someone out in a reply, a text or an email for my multiple buyer group. Prepare to be frustrated...and miss a deal opportunity. And I still haven't heard from him to check in and see how things are with the new home. He must not be in the long game. 10) Pricing and strategy. He didn't pull comps to show us what an offer should look like. Not once. 11) Messy. The seller of our home was pissed after Todd went through it. How do I know? I heard about it the day I got the keys, the day Todd no showed. It says a lot that it I ever need to sell, I'll use the sellers agent and not Todd. Last note. He's his own broker. If things go south with him, you have no one to complain to.

He listens carefully, makes suggestions when asked or if applicable and then goes to work finding EXACTLY what you want. He is extremely knowledgeable about the area, the needs of a homestead and the experts and craftsmen that you'll want to work with to finalize you escape. Thanks to Todd I have what I believe is the perfect property for me and for my family for many generations to come. If I could have given him 10 stars I would have.
