My husband and I purchased a home from D.R. Horton approximately a year and a half ago. At the time of purchase, we were provided with a specific monthly mortgage payment that was presented as fixed and reliable. However, we -- along with every single homeowner in our neighborhood who purchased through D.R. Horton -- were recently informed that our property taxes were calculated incorrectly. As a result, we are now facing an additional $500-$700 increase in our monthly mortgage payments. This is not an isolated incident. Dozens of families in our community are being blindsided by these sudden increases, making their homes unaffordable within just months of moving in. Many of our neighbors are now being forced to sell or move out because they can no longer sustain the unexpected financial burden. This is an unacceptable and negligent oversight on D.R. Horton's part. If I could give zero stars, I absolutely would. D.R. Horton's handling of this situation is disgraceful, and the financial strain they have caused for so many families is inexcusable. This feels like a bait-and-switch tactic and should be thoroughly investigated. I've had my home repiped, ongoing AC issues, outside of home already needs to be repainted due to them watering down paint, cracking bathroom floor tiles, every door creaks in house. My patents (84 years old) bought a house in the Meridian subdivision, Myrtle Beach, SC. They bought in the winter of 2020. They are happy with their house except....They must replace the roof! The shingles are cheap quality/low grade! My parents insurance company has refused to pay for replacement! Several neighbors have replaced their roof at their own cost or finally fought/wore out the insurance company to pay. There is NO WAY that these houses should have had to replace their roof at five years and less than five years! It is absolutely ludicrous that Horton put cheap shingles on these homes! I have friends in Longs, SC that also had to replace their roof on a house built by Horton! Their house is only five years old!! They use the cheapest subcontractors. HVAC was installed with undersized ducts and overheats, electrical trips all the time, they left a pit filled with builder trash buried under a couple of inches of dirt in my backyard. Their local representative felt bad enough to remove the garbage pit. I was expecting their standard excuse that it should have been noted during the final walk through. This is the WORST company ever. I purchased my home in 2019. Prior to the purchase of my home there were excessive amounts of sitting water throughout my yard in the back and on the sides of the home. This excessive amount of water sitting in my yard is still an issue to this day. The DR Horton company has attempted to fix the landscaping issue but has refused to make the appropriate corrections to stop the swamp like flooding once and for all. In Nov 2020, the County Department of Planning & Sustainability was contacted and determined that the house wasn't up to county code when it was sold, as were about 6 other homes. My downspouts were supposed to be piped underground. Corrections were made in Dec 2020, however, my yard has continued to flood. DR Horton was told by county that French drains would be the best resolution. They have ignored me and have lied about the seriousness of the matter. I also had one of the area managers pull his firearm out of his vehicle while at my home after I made a complaint. So many negative things to say about this builder . However my most recent complaint is the roofing. after 7 years I'm in need of a full roof replacement. I've never heard of a roof replacement in such a short time span. Dr Horton used the worst shingles possible and now they won't replace it or the damaged caused . hardiplank was poorly installed, irrigation of yard was horrible , and sooo many huge cracks in walls of home . this is just a few complaints . I bough a brand new home with this builder ten months ago. This house has so many issues and the builder refuses to fix them! I called and emailed corporate and HQ too but no luck so far. I am with a lot of the other folks adding a review. From the financing to the punch list this has to be the worst company I have ever worked with. I have been in my house for 13 months now and still have not finished with original warranty work. Customer service is non existent and extremely difficult to work with. Let me give some examples of things I have been working on. 1. Yard was and still is a swamp after multiple attempts to repair. 2. I have no oven since it was installed wrong and burned up a connection block. No answer from Horton and I have been waiting a month for the part. 3. Dishwasher flooded kitchen due to shoddy install. 4. Siding has bubbles on all sides of the house but when they send repair folks they only have an order for 2 sides. (????) 5. Ceiling joints were so uneven that they had to come in after I moved in and redo all the joints. Caused a huge dusty mess in my house not to mention two days of disruption. 6. Carpet pad in master was defective and I had to pay to have it replaced because Horton refused to upgrade pad at my expense. 7. House was so filthy when I did walk through that they had to send cleaners back night before move in, Was told by super that it was a "construction clean". BS!!!!! 8 I had a 50 item punch list when I moved in that is still not completed, I could go on and on but I believe that you will understand when I say run do not walk away from even thinking about buying house from Horton. read more

I purchased my home in 2020 let me say the selling process was smooth.outside lookin in the homes are beautiful I love my floor plan it's perfect for my family. Families looking to buy a house built from the ground up is so exciting you can loose yourself in the process like I did I didn't check the reviews on DR Horton and boy I wish I did. I see other ppl complaining about the cheap material being used well that's not one of my issues yet. The warranty department is horrible man oh man as soon as your one year inspection is done you are screwed in more ways than one. If they fall short on filling an obligation and you don't catch it you are up the creek without a paddle. Now the kicker the craftsmanship on my has fallen short the bathroom vent on the exterior wall was not properly sealed which means every time it rains water comes in and the water was sitting in between the exterior wall and the interior wall so now guess what I have mold. What do DR Horton do about it absolutely nothing refuse to come out and seal it because guess what I'm passed my one year warranty. I'm supposed to be closing on my new DR Horton home tomorrow but this has already been one of the worst home buying experiences that I've had. The other, ironically being my previous DR Horton home purchase. The onsite agent started off on the wrong foot by criticizing her own colleague in front of my family and I and it's been downhill every since. She kept trying to amend our contract to make us close on the my old home sooner but they could not provide me with a closing date for my new construction. This cost me over $6k to find my family a place to stay between closings. The onsite agent often tried to bypass my real estate agent to speak to me directly because she thought I would've been easier to get over on. On the construction side, the builder kept scheduling deliveries and installations at homes that were not as far along in the construction process which caused delays at my home and prevented us from being able to close sooner. They installed water heaters, cabinet finishing and electrical at other homes when my homes while my home wasn't complete and some of these homes didn't even have landscaping. We are 1 day away from closing and we found holes in the walls that have not been repaired, a separated door frame, the over-the-range microwave is leaning off the wall, the flooring was cut short by the stairs and the carpet has stains in it. When I brought these issues up to the onsite agent she completely ignored it. I followed up with an email that included her manager and she ignored it as well. I will NEVER buy or recommend another DR Horton home! read more

The only problem I have is with the sales rep in my complex. He has won allot of awards for being dishonest and he still works for the company. I was told that I was on a corner lot and paid a premium price for it. I was told at the final walk thru on the day before closing from the contractor that they will be building homes right next to me and that they have received complaints from other home owners about this rep being dishonest. Hence, I am not on a corner lot. All moving arrangements were in place and too late to cancel the contract. I have written letters to the Vice President of the division to honor the promise of a privacy fence and a year and a half later... no resolve. Why? Commitment to the customer? No. Would I recommend this company to my friends and family? If I get a privacy fence ... yes. If I don't.. hell no! read more

This is my 3rd new house that I buy in my life and the worse builder ever. They are really good in selling but the final product "can't by perfect" per the warranty I inspector. My backyard have to be done 3 times, they instal broken fixtures, sheetrock not well sanded, you can see the union and many other things lime that. My next was my Lender Samuel M, who later acquired my account due some mishaps be it was quickly rectified by him he too magnified excellent customer service and thorough explanation of each document inacquires never made me feel like I was bothering him he too is highly recommended and behind the scenes were HBC reprensatives Easter L and Evelyn S ,and I can't forget my wonderful loan processor BH and the builder Mark T. The most horrible company in the world. I moved into one of DR Horton homes four months ago and it is horrible and still is. My sod has been replaced again because of errosion. It's still happening and all they do is keep covering it up. The guy drew all over my walls and when I moved in they never fixed anything. I still have markings all over my walls. The builder is not friendly wont answer calls and ignores you. Had garbage disposal replaced, can see daylight coming in thru my doors, it's like a river around my home when ot rains. I worry the errosion is coming back what a nightmare. The walls are horrible and the ceilings have lines all thru them. I'm already ready to sell and get out! DR Horton is the builder of Black Mill Preserve in Dawsonville, Ga. They have just announced that they have finished with this project that was sold in its entirety. Unfortunately the neighborhood does not look like a new construction and the builder plans to leave it as you can see in the photos. We purchased a new construction in a DR Horton community. We have been so disappointed in the quality of our home and their employees. They were dishonest during the building process and made promises they didn't keep. We would have someone tell us to voice concerns at the next inspection, then at that inspection, they would tell us we had to wait until the 11th month inspection because they were only there to go over upkeep. At the 11th month inspection, they said they were basically there for nail pops and we should've handled it at the earlier inspection. Our showers aren't put together well which causes water to get behind the shower walls, our dishwasher hasn't ever worked well. We've had someone come out several times. They actually told me when I first called about it that we had to use Cascade for it to work properly! The floor isn't level. They used broken trim throughout. The paint is sloppy. I could go on and on. A home is a huge investment and such an important decision. They have no respect for the very people that pay their bills. They choose quantity over quality. read more
