It seems like there is a new issue almost every day, and considering how expensive these apartments are, the number of ongoing problems is unacceptable. The office staff is another concern. Instead of providing solutions, they are often unhelpful and sometimes rude. They do not clearly explain policies or procedures, and the terms and conditions seem to change frequently, even though I originally signed a different lease agreement. There are also too many rules and restrictions. While some neighbors are very friendly and respectful, others are rude and inconsiderate. It is common to hear arguments and disturbances throughout the community. Although the property is attractive and generally well maintained, there are still issues such as cigarette smoke odors, despite smoking not being allowed. Another major inconvenience is the guest parking policy. Residents often need permits for visitors, and when the office is closed, it can be impossible to obtain one. This creates constant concern that a guest's vehicle may be towed. Overall, while the complex is beautiful and clean, my experience during this second year has been very disappointing, and I would not recommend it based on the management and ongoing issues.

He's friendly, attentive, responsive, reasonable and doesn't hesitate to share his feedback, good & bad, or just for things I hadn't thought of. I was looking for someone with an experienced perspective, not just a yes-person, and that was my experience with him. On the selling side, some of my family had agents in the past who went unreasonably overboard with staging or bending over backwards for prospect buyers, and that was not my experience here, which I'm very grateful for. We dealt with a Prospect buyer/agent combo who were at times unreasonable, waited until the last minute to ask for things & where the agent didn't do a good job at managing their clients' expectations, and Jason handled a lot of those tougher interactions before I even had to, and was instrumental to getting us through close. On the buying side, he was a great guide & we closed without issues, in the neighborhood I was shooting for & within my budget.

This is a long post because Darrell deserves a long and glowing review. lol…read more Darrell was an unbelievably great realtor, and I highly recommend you seek him out for his services. His knowledge and expertise around the Austin market was incredibly valuable to us when selling our home on the East side. His wise counsel was much appreciated - especially when I would want to do something that he didn't quite agree with. Instead of just agreeing with me to get through the conversation or push back too hard, he would calmly and professionally present his viewpoint and recommendation, and THEN let us decide. This kind of technique is much appreciated during what can be a very stressful time of trying to sell you house - particularly in a soft, buyers market. His approach and advice always came down to a couple of things: extensive knowledge of the market (local, state, and national) and an analysis that was logical and reasoned. There's no off-the-cuff speculation with Darrell. He doesn't have a crystal ball, and perhaps doesn't need one anyway. When I would reach out, he would get back with me via a phone call or text very quickly. Past realtors couldn't be bothered and we wouldn't hear from them for hours. That kind of responsiveness is incredibly valuable. One of the things we found most impressive was how hard he worked for his commission. We no longer live in Texas, and simply couldn't be on hand to take care of all the little things that would crop up at the home the time that it was on the market. The guy went out of his way so often that I started to feel a bit guilty sometimes! There's above and beyond.....and then there's Darrell. He looked at everything not as a transaction - but as a competitive battle amongst the dozens of other home owners and realtors in the area who were also trying to sell. Every recommendation he proposed, every move he made, and every chunk of advice he offered was always given thru the lens of "What can I do to make this home as compelling and attractive to a buyer as possible, and get you to a sale amount that you're happy with?" THAT is what you want in a realtor. Thanks Darrell, for everything.

Darrell advised us throughout the new construction process and saved us from a major headache by recommending a reputable third party inspector that found a issue with our roof. We couldn't be happier with the service we received and will definitely recommend Darrell to everyone!!!

Sadly, my experience with Southern Painting has left me sitting in a house with mismatched paint,…read morepoor patching and $5000 less in the bank. My mother and I contracted with Zachary from Southern Painting to paint my 2200 SF home. Looking to save a little money, as I'm a single, working mom, I elected to have only the walls painted, leaving my existing white ceilings and trim untouched. Naturally, color matching and expertise around that issue was critical. I wanted to transition my home from a tan wall/white ceiling & trim to a clean white all-over look. Zachary recommended a white (Snowbound) that he claimed would easily work in all areas and would not cause a visual disconnect between my ceilings, doors and trim. My mother and I trusted his very clear statement that the color would work. Was a test wall painted? Yes. Did we approve the color based on that? Yes. Unfortunately, the test area was not a good representation of how the would look applied across the house, against doors and in less naturally-lit spaces. The recommended color is blue in undertone while the rest of my painted surfaces are yellow in undertone. If you understand undertones, which I now do, this is a big problem. Caveat emptor always applies and I know this as a consumer, but when you hire an "expert" painting service, ask the right questions about color matching and pay thousands of dollars, one does not expect to have the simplest issue of blue or yellow undertone in a white application be a problem. When my displeasure and concern over the very obvious color incongruence was shared with Zach, his offer to repaint my home at the same price was hardly a satisfactory response. I simply could not afford that option. I see now that a correct white color choice, for someone unable to paint ceiling and trim, would be to match the ceiling color (yellow undertone) and apply that across the walls. It would have created the desired white effect without the terrible color mismatch. I've learned this the hard way after one experience. I would have expected my expert painter, with years of experience, to be able to identify such a simple solution. To the contrary, I was assured multiple times there would be no issue or visual disconnect between my existing white and the white recommended. To add insult to injury, the patches made to my walls where photos hung prior to painting, are terrible. Overall a very poor experience and I cannot recommend Southern Painting or Zach based on the outcome of my home. It's taken me this long to write the review because I've been so depressed about the overall look of my home. I hope this review can spare someone else an outcome they just have to live with and that, if you do choose to go with Zach and Southern Painting, I would strongly recommend the additional expense of a decorator that understands color matching.

They had the best discount at the time we hired them (after getting 3-4 other quotes), so we opted to hire them. Mark was our go-to contact for the North Austin area. We had the entire outside painted with a few repairs, stained shutters, painted all interior ceilings, trim, walls, and newly renovated areas. They worked with us and our timeline (waiting on other projects to finish or gutters to arrive, electrician to finish over several months, etc.) and were not demanding about receiving payment prior to job completion. We did have to call them back several times to clean up paint off floors and touch up areas, and they returned quickly and at no extra cost. Our home buying and renovating timeline/process was really stressful, but Mark and his crew were very dependable and professional. I would hire them again for future projects.

This review is regarding my experience with Albert Thong:…read more Albert was absolutely amazing to work with from beginning to end! We were in the market for a rental home within our daughter's school zone within a certain budget (read: this was not a lucrative deal for Albert). He treated us like the most important clients in the world. As soon as we discussed what we were looking for Albert got us set up with an MLS portal so we could see everything that was available and sort through what we were interested in. It even sent automatic updates to our email when anything new was listed or something changed. When we decided to start looking Albert worked around our busy work/school/kids schedule and took us on showings at a time that was convenient for us. Beforehand he would do the research to make sure the houses were compatible with what we were looking for, and were friendly toward our family dog. We ended up applying for one house and then changing our mind and withdrawing the application due to unforeseen complications with the landlord. Albert took us back out AGAIN to find the right place and we ended up closing the deal on the house that was right for us less than 24hrs later. We could have never navigated the crazy Austin market without your help Albert! I will never use another agent and I would send all of my friends and family to you! HIGHLY RECOMMEND
