    Part one of a two part foundation project Recently we had…read moreour house foundation repaired by Groundworks out of Fairfield. One bedroom had sunk by almost 5 inches as that part of the house had been built on fill. In order to restore the house to it's proper level numerous foundation jacks and floor leveling screw jacks were required. In addition some landscaping bushes and pvc sprinkler pipes had to temporarily removed. Groundworks had informed me prior to starting work what would be required to successfully complete this project and had my full approval. The house is now level, the doors no longer swing on their own and the interior cracks between the walls and ceiling joints no longer exist. Prior to the crew leaving the yard was cleaned up and the pvc pipes replaced. Best of all Groundworks will come back annually to the next 5 years and make any necessary adjustments. The Groundworks crew that made this happen was Andrew, the site supervisor, Charlie and Allen. Their performance and daily communication was superior on all levels. This is part 2. The Groundworks Poly crew of Anthony & Brian were very fast and efficient in completing their part of the foundation repair contract which was to level our family room slab floor. Fast, yes, but Anthony did take the time to not only explain what they were going to do but also walked me through the process as they were working. I have no problem in recommending them & Groundworks to other home owners who need to have their foundation repaired.

We are building a pool in our backyard, and needed a concrete contractor to pour a concrete decking all around the pool. After much deliberation and interviewing 5 different contractors, we hired Sierra's Concrete to do the concrete decking. They were the most responsive, had the best suggestions, and they had a large selection of photos of their previous work online. Their contracted work entailed: 1 - digging an 87 feet long, 6 feet deep French drain around the pool 2 - installing surface drains to collect rain water 3 - forming and pouring a roughly 1500 square feet deck according to our custom design Sierra's Concrete performed the work to perfection, ahead of schedule, and left the place cleaner than how they found it. It was a real pleasure to witness their performance. Their dedication, coordination, attention to detail and work ethic all shone during the 6 days that they spent here. I never witnessed any heated temper or frustration, the entire crew worked in perfect harmony in a relaxed but professional atmosphere. You could tell that they enjoyed working together and took great pride in their work. Cesar had excellent suggestions to improve on my design. I never had to ask him to do anything twice, and he was true to his word until the very end. His team worked relentlessly, barely ever taking breaks, moving from one task to the next without ever getting into each others' way. They left the site immaculate, even taking the time to pressure wash the driveway. They went above and beyond the call of duty at every step of the way. The end result of their combined effort exceeded our expectations. Cesar is a maestro, and he orchestrated everything with talent and brio. He and every member of his team are true artists. What followed was nearly a year of mismanagement, broken commitments, and financial consequences I'm still dealing with. They no-showed on the agreed start date. I called them at 10am to find out why -- they told me they were stuck on another job. No warning, no proactive communication. It only got worse from there. The job stretched into months of sporadic work. Midway through, they told me they needed a subcontractor for core drilling -- something that should have been identified during scoping -- then let months pass without scheduling one. My property sat in a hazardous state the entire time: open holes covered only by wood boards, piles of excavated dirt, debris, and equipment surrounded by caution tape. My homeowner's insurance company conducted a routine inspection, found the condition of my property unacceptable, threatened to drop my policy, and ultimately imposed a $2,000 surcharge. Resolving that took significant time and effort. Faced with no resolution in sight, I was pressured into accepting a reduced scope of work -- specifically, no tiebacks. Tiebacks were explicitly included in my signed contract and shown on the job drawing. Without them, there is no guarantee my home will remain stable on the hillside. I paid $52,130 for a project that does not solve my problem. After agreeing to the reduced plan, it took more months to redraw plans and pull permits, then more weeks to schedule the final visit to seal holes and reconnect drainage. On that scheduled day, they no-showed. Again. When they arrived the next day, they left without finishing. Their excuse: my gardener had told them not to proceed. My gardener -- someone I know well and trust -- told me he said no such thing. Norcal did not just take direction from someone with no authority over my contract. They fabricated an excuse to walk off the job. This company demonstrated the same pattern of behavior from the very first day to the very last: no communication, no accountability, and no follow-through.

    I was concerned about the foundation of my older home and called a few local companies to request…read morean inspection. One company, Sonoma-Marin Construction, told me to contact Andre before they would get involved in looking at my foundation. Andre came out and I showed him the surface areas I was concerned about. He didn't go under my house and didn't take any measurements but said my foundation totally needed work and he would write me a bid. He wrote a contract that insisted that he supervise the installation of each helical pier at an astronomical fee and that he supervise the crew. His contract didn't even include the cost of the labor or anything like that. My rough estimate is that his "work" would have cost me at least $40K. To make matters worse, I saw him look at my chest and that made me so incredibly uncomfortable. I asked another foundation company to inspect my foundation. They went under the house and took measurements and concluded that my foundation was fine and doesn't need any work. Meanwhile, Andre didn't look under my house and did no measurements and was trying to charge me thousands of dollars. I got the scam vibe hard from Andre. I wouldn't recommend doing any work with him.

The guys who came out to the house to do the measurements were fine; they were diligent and thorough, thus the two stars. However, the experience went downhill from there. They claim to do an independent study and they require you, the client, to make payments directly to them, but they don't discuss their findings with you nor send the engineering report to you. Instead, they discuss the work with Foundation Repair, and send the report to Foundation Repair... so you, the client, do not get to discuss their findings, and am not involved with deciding the final scope of work to be done. During actual installation when they can see the conditions underground, a question came up about the scope of work required. When I asked for their professional, supposedly independent opinion, even though the person representing their firm and monitoring the work on site didn't think the work was necessary, they would not provide an independent opinion, and only deferred to what Foundation Repair recommended. So what did I pay thousands of dollars for professional engineering expertise for !?!?! Then they demanded/threatened final payment before they would release the paperwork for final inspection -- so unprofessional. Furthermore, they would not respond to emails or return phone calls... unless it was to collect payment. Frustrating experience.

Ken showed up today promptly, and when I say promptly, I mean to the second level promptly, at 09:00. He clearly had read all the notes about my unfortunate situation, but asked me to update him with all the work I had done since my initial call. He was forming his plan of action in his head as I briefed him, after I had finished, he went out to his truck, put on his coveralls and went under my house and did a very thorough inspection. I could hear him moving things around under there and every now and then banging on things with his metal probe tool he took with him. He explored every corner of my crawl space, took numerous pictures and had a surprisingly good diagram of my foundation mapped out on graph paper ready to show me when we sat down to go over the results. The results..... He took a deep breath and said, "OK, we got a lot going on here," and proceeded to explain a little about the general layout of my crawl space, which was, let's just say not your typical crawl space, then he showed me his pictures, ("they were much worse than I imagined") and said, "so here is what I would do, if this was my mother's house". That pleased me very much, I said "yes that is exactly how I want you to approach this, I want it done right." I will confess, I am somewhat of a perfectionist, a retired perfectionist, that takes naps during the day, and used to do all my own work on everything, cars, carpentry, welding, etc., etc., you get the idea. I LOVE to buy tools, and by doing things myself, I could justify the expense of any specialized tool I needed to perform the task at hand, then I just self taught myself on how to properly do what ever needed to be done. "If you want the job done right, do it yourself," was how I rolled, until my body decided to start protesting. Ken layed out his plan and I loved every bit of it, because I know, his plan is a good plan, it is the plan I would have come up with myself, I loved this plan. It is proportional to the level of damage, but logical and measured in response. I haven't seen the quote yet, but I know enough to be able to visualize what they are going to have to do to properly fix the damage, and the difficulty level involved. I have no doubt, that when I see the quote, it will be fair, right Ken?

I contacted multiple companies specifying that I was looking for a "no job too small" contractor to replace the failed concrete patch. The contractor for the first company I contacted (Napa Valley Concrete) requested pictures, which I sent, and set up an appointment to come look at the patch to provide an estimate. That was the last I heard from him. He failed to show up at the appointed time, and neither called nor texted me again. So, back to the drawing board. I next contacted Connor and Sons via their web site. Paul Connor responded within one business day. He showed up at the appointed time. When I thanked him for doing so, he said "That's our job, right?" :-) I related the all-too-common story to him of the first no-show contractor. Connor and Sons was reliable and professional through the whole process. Paul was communicative when personal circumstances delayed the work. They ended up starting the work on a weekend in order to fit us in between their larger jobs and bad weather. In the end, the concrete itself and its replacement was harder than Connor had anticipated. To be honest, I think they may have lost money on our little job. But Paul honored his estimate despite this. I can't say enough about how good my experience with Connor and Sons was. When our budget allows for our larger jobs, I'm absolutely going to contact them again, and will look for ways to give them more business. Thank you Paul, P.J., Mike, and Dane!

I was pleasantly surprised it was more reasonable than I had expected and promptly booked them for the job. They were excellent at communicating, with speedy work as well as letting me know up front factors that affect the ability to get parts of the job done (wind, rain, etc..) Not only does it look stunningly beautiful but their friendly nature reassured us they were taking good care to get everything we desired accomplished. Thanks guys!!
