    (I am not shocked to see this firm already has a 1 star rating!)…read more My wife and I engaged Larry Stevens to perform expert witness work for a land dispute trial since our original surveyor, Michael Ford, retired and closed his business. We signed an agreement on Thursday March 16, 2023, and by Tuesday, March 21, 2023 the direction of our lawsuit changed and we no longer needed the expert witness services for deposition or trial. I was shocked and appalled, and felt defrauded to see that Larry charged us 14.3 hours of "expert witness preparation" at $500 per hour, plus 7.75 hours of support from an assistant surveyor at $165 per hour, plus .7 hours of clerical support at $95 per hour for a total of $8,495 (OVER A WEEKEND!!!) He produced literally no tangible work product other than this alleged bill. He required a $5,000 retainer of which he gobbled up on day one, and now he is charging me interest charges for refusing to pay this ridiculous fraudulent scam. We are out the $5,000 for his fradulent services and he is trying to get us to pay an additional $3,495 for literally no tangible work product. I would stay away from Larry Stevens at all costs. The land surveyor who referred me to Larry did warn me "Larry has been known to run off with exorbitant bills". For comparison, I hired 4 other expert witnesses who performed work for me at $500/hr during deposition testimony and at trial, and the total hours was less than 4 for each and every one of them. This firm runs a dishonest and unethical billing practice and should be avoided at all costs!

I contracted this firm to produce a survey of a single lot line between my neighbor's driveway and the western border of my lot. He stated that since he had completed multiple projects in the neighborhood, he could do this work for thousands less and much faster than anyone else. The total would be $3,500 or less. That couldn't have been further from the truth. After taking my retainer, it took months for him to say he was completely wrong about having any landmarks in the neighborhood already completed and would have to charge me thousands more than originally quoted. Shouldn't you have confirmed that before bidding on the work? Regardless, I sent him an additional $3,000. Months later he sent us another note saying he would need $5,800 MORE to do the work and magically he had to do a "record of survey" that we had to pay for - whether we wanted him to do the work or not. At this point, I decided to take him to court. The judge put an end to his extortion and said I would not have to pay for anything more since I had yet to get anything from this crook in over a year and he misrepresented his costs. I would have written this review sooner, but it has taken almost 2 years now and the case is finally over. Good riddance, enjoy my money for nothing Mr. Stevens (karma sucks), and RUN AWAY if you are thinking about working with him.

    I can only echo the experiences of the other reviewers. Please use someone else…read more In 2005 we contracted with ILS to do a survey of part of our property where we had a small landslide. The survey and the subsequent plan were acceptable, but when we priced out the job it was more than we could afford, so we did not proceed. Fast forward to this winter, and, sadly, the slide becomes much bigger thanks to the rains. Now we have to do something. We ask for a quote from ILS to extend the previous survey by 10-20' in one direction and identify a few downspouts from our room, and they send us an estimate of $4600. That seems excessive to both us and the landscape architect we're working with, so I ask them to send the CAD file of their previous survey to us (because we paid for it back in 2005). They refused. Only when our architect asked for it did they send it to him. We found another surveyor / civil engineer who redid the entire survey and located the downspouts for $1800 (Paul Krohn: 530-342-2826; highly recommended). And then we get bill from ILS for $90 for half an hour of work at $180/hour to transmit the plans. Unless they were using a telegraph, I cannot imagine how that required 30 minutes. If you value your money and having low blood pressure, go elsewhere.

I was looking for surveyors for a neighborly fence dispute and wanted to figure out the boundary. Out of all the companies I reached out to, they were not only the fastest to reply, but also the most helpful. I probably reached out to about 8 or 9 companies, most never replied, 3 total replied one of them just replied they would get back to me after a week (they never did), the other one quoted 12k for the work and where not transparent on what the work would actually be. Mark Andrilla from Cinquini was exceptional. Not only did we have a productive phone call where he explained the options for the survey, the different types (city manager had also requested a topo survey) and about placing flags on the boundary. He walked me through the pros/cons and went the extra mile pulling the parcel descriptions I was looking at. It turns out the zillpow and google maps lot boundaries are simplified, and the actual deeds for the 2 plots describe a zig zag border, which actually aligns with what I observed. Mark suggested me to first do an informal walk through and then figure out if it was worth going the extra mile and do a survey, he explained the costs and the state requirement to submit the survey to the state, a large cost in itself. In the end, I realized the current border zig zag, though visually it looks like encroaching, is actually barely so, perhaps an inch here or there, and not the several feet I thought there was. It's odd that the boundary between only these 2 parcels is not a straight line like for most others in the subdivision, but its clear as day in both adjacent parcel descriptions. In the end, Mark saved me the cost and aggravation of the survey and put to rest my concerns. He truly puts customers needs front and center, I fully recommend him.

The pool contractor suggested hiring a surveyor but he doubted I could get a rapid answer or that it would be a reasonable price. I located this company on Yelp and called them. I was immediately referred to Mike, one of their professional surveyors, who quickly assessed my issue and then promised to research the City records and call me the next morning. Not only did he call me the next morning but he found time in his schedule to visit my property that morning as well. Within an hour of arriving we had identified two buried property markers that established where my backyard property line was so pool construction could continued. In addition to the speed at which Matt delivered professional surveyor services, he was also a delightful person who taught me a lot about the job of surveying.... And yes, his prices were very reasonable and great value for the money I spent.
