The team is fast in securing tenants for my property and they keep me in the loop. I would recommend them 100% if you need a company to manage your investment. I own a home in Glenn Abbey Community there a lake behind my home and people who live in homes across the street keep walking in my yard with pets and kid through my yard to get to the lake there is no path leading to the lake they are damaging my grass it doesn't grow on either side of my home I have asked for them to stop but they continue to do as they want I am disabled and live alone I'm very scared to have strangers walking on the side on my home and my cameras continue to go off Crye-Leike is over my HOA and will do nothing they are a very horrible company and the receptionist is super RUDE!! read more

Renting through Crye-Leike Property Management in the Memphis area has been a horrible experience. We rented a home in Cordova, TN through CLPM. Customer Service: Prior to executing the lease, everyone is very responsive to questions and are willing to do what it takes to get issues resolved. However, upon signing the agreement, you should not expect the same level of service. Maintenance: The maintenance team rarely followed up in a timely manner. For instance, one of our rooms was completely without lighting or working ceiling fan for about 7 months. They finally sent out an electrician after repeated calls, emails, and online maintenance requests through the CLPM portal. Might I add that this lasted throughout the entire hot and humid summer. Then again in the winter, we were without heat on the entire first floor of our home from December 11th through December 27th. We followed up on maintenance requests at least every other day during this time. I could even understand if they had sent someone out to look at it and ordering parts would take some time. But the delay was because they did not even send anyone to look at it until after Christmas. Meanwhile we had to run about 5 space heaters to stay warm. With 3 younger children, it really was concerning. If you are thinking about renting through CLPM, I would encourage you to think long and hard about it and explore all of your other options. I wouldn't want you to have an experience like us or the countless others that have given CLPM poor reviews. read more

I would give them negative stars if possible! They were the property managers for my house in Cordova for 3 years and their performance steadily declined the entire time. The last tenants trashed the house (2year lease) and when they moved out CL didn't even bother telling me what my rights were as the homeowner. I had to get my NEW property managers to get estimates for repairs and then luckily found out that I could charge the renters for some of the damage. read more

Crye-Leike employee Ronald Smith is a sexist and still employed. Customer service is also a joke. I was showing Ronald how the mowers had destroyed my gates even though I had asked multiple times over several weeks to stop touching the gates and going through them when locked (they would just pop the screw off and go through anyways). I have emails that included both men and both had responded thus I know both men received the emails. I again said, look all I want is an apology. Ronald said "I already apologized for Rubio (owner of Green Site Landscaping) who just stared at me the whole time and refused to apologize himself or acknowledge me at all. You want me to scream up and down the street yelling sorry?" I was shocked at this. I just wanted an apology. I then turned to show him the other gate the mowers popped the spring off and replaced upside down, breaking it. He said the HOA will replace this (they continued to ignore my emails asking if I really need a contractor to replace a 50 cent spring....). Ronald then said "Now that is settled. (Even though Rubio never even acknowledged or apologized)...I want to end on a good note. Why don't you give us a smile?" Women will understand how demeaning it is for males to try to force women to smile for their comfort. I immediately informed the HOA of what happened and they said the men are taking their actions seriously but refused to elaborate. Rubio then took revenge and refused to mow my lawn for 3 weeks (sure sounds like he was sorry right?).... It wasn't until I posted on FB asking for help from my HOA informing them I had video proof of the men now mowing my lawn that the mowers magically mowed my lawn.... I then told customer service at Crye Leike who told me the men apologized (never once have they apologized in email, letter or in person) and the case is closed..... Do not support this sexist business. Apparently wanting an apology is asking way too much and if you do then they will take petty revenge on you. read more

I rented from Crye-Leike Management for a little over a year. After moving out they withheld egregious levels of my deposit for minimal work. I rented a property at 1641 Nelson Avenue, Memphis, TN from Crye-Leike Property Management from May 2019 to June 2020. After move out and inspection we were charged $118 for the replacement of 6 lightbulbs which is clearly an inflated cost even when accounting for materials and labor. Aside from the fact that light bulb replacement typically falls under the category of normal wear and tear which is prohibited from being taken out of rental deposits under the TN Landlord Tenant Act, it simply does not cost $118 to replace six bulbs. Further we were charged $285 for a home that was thoroughly cleaned and merely needed a little detailing in a few spots, once again inflating the cost of these services. The inspection photos clearly depict that we left the house in clean condition. Every room was swept, vacuumed, and mopped in addition to surfaces wiped down. While there were a few spots that could use a bit of extra detailing and one window ledge that still had a pest repellent powder on it, the house was not left in less than acceptable condition and there is plenty of photographic proof of this. They are taking advantage of their position of power and not functioning in good faith as landlords. All of this on top of the reprehensible issues we dealt with while living on the property, one would think they would show a little grace as they clearly don't mind cutting corners. We went almost two months without a shower because ours had to be removed and a giant hole cut in the floor due to a slow leak caused by improper installation and sealing of the shower. Later the tub broke on me twice causing hot water to spray everywhere and me to slip and fall. It then took the company 3 months to approve repairs. Later a tree fell after a storm. It crushed our neighbors trash can and covered half the street. Despite immediately alerting the company it took them a month to approve removal of the tree and they only did so after the neighbors threatened to call code enforcement. It is clear that "ethical service: is not a priority of Crye Leike. read more

I've never experienced worse customer service. Our rental home was in bad shape when we took ownership. We waited 8 weeks for a fixture over our kitchen sink in a property that costs us $2900 a month. The management all told us that due to the previous tenant and the difficult relationship with the owner we shouldn't expect the owner to provide the basic functioning of the home. I've been shuffled between 3 property managers in the 9 m. we've rented. Any broken items in the home are immediately attributed to our damage therefore we are set with repairing the owners home. When asking questions about our lease specifics our property manager doesn't know the answers. Her manager doesn't return my calls. Avoid this company at all costs. read more

Okay, where do I start with this one? First, I have NEVER rented from such an incompetent company. Dec. 2013, transferred from AZ to Memphis, TN. House hunted for a week and found a house w/ Crye-Leike. Filled the application, paid deposit, and waited. We had a very rude girl setting everything up for us. She made it seem like she didn't want us to rent the house. Long story short, we finally got in the house after a pain in the ass of a couple of weeks. Sign the lease, get the keys, and go to the house. The gas and water wasn't turned on like they said it would be so we had to stay the weekend in a hotel thanks to it being Friday. Come back to the house and my $2,000 ring is missing. One I left on the kitchen counter thinking it'd be safe. Apparently not. Crye-Leike failed to take off the lock box off our front door (like they informed us they would) so someone w/ the code came in and got themselves a very nice Christmas present. Called Crye-Leike, they deny everything and say they won't take the lock off box unless we sign a waiver saying they weren't liable for anything or get a police report. We chose the police report. So, they took the lock box off. We tried to get out of the lease since it apparently was null and void but they said "See you in court." Who has time for that? So we were stuck for another 8 months until I got an opportunity to transfer w/ my job. I started the transfer process w/ Crye-Leike and of course nothing could go smoothly w/ them. I got told one thing from one person and then something completely different from another. No one knows what the hell they are doing in this company. I finally got out of the house and moved to FL. I went to pay my one month's "transfer fee" and it said I owed "accelerated rent." Well, after I finally received a call back from them, they tell me my account was mixed up w/ another customer's. WTF? They're that unprofessional. I'll be lucky to receive my security deposit in a timely manner knowing this company. All in all, DO NOT RENT FROM THIS COMPANY. They are filled w/ complete morons who don't know how to do their jobs. If you enjoy horrible customer service, being lied to, and stolen from then go ahead and rent from this shitty company. If not, steer clear and rent from a more reputable property management in town. read more

Customer service is low on their list. Charging a high (7%) commission is. Their agents lack basic understanding of real estate transactions and are only interested in under valuing your home for a fast sale. When issues are brought up they blame you instead of owning the issue. When it is brought to the attention of the president he passed it off to his legal team who basically hoped I would forget. Save yourself the headache and aggravation by paying the fee to list your house on the MLS. Bonus is you get to keep more of the sale instead of giving it to someone who does little to nothing to earn it. read more

If I could give 0 stars I would. we rented from these people 3 years same house before COVID ever hit. When times got hard we had to move out of state left us with like 5 months left o the lease. We were harassed had false court documents filed saying we had other people living on the property just so they could get the property back. Long story short since that didn't work for the lady Ellen Thornton she put 15,0000 Worth of charges on us for the walls not being painted on stuff that was already wrong with the house when we moved in it all because my husband let me deal with her but she didn't want to deal with me. So they put all kinds of charges on him. normal wear and tear 3 years but they want 15,000 for carpet and everything other little thing they could think of this is a brak down for you all again DO NOT RENT from them. All of this because they got behind in they Bills and want us to pay. 4000 to paint the walls , almost 1000 for the house having the floor warped as soon as you walk in how in the heck could we make that happen oh the list goes on and on to 15,000 they need money plain and simple and trying they best to get on from the tenants. read more

Negligent at best, incompetent at worst. Unprofessional, definitely. Customer/Client service oriented, absolutely not. I entered into a management agreement with Jennifer Brown, Residential Leasing Manager (901-758-5678, jennifer.brown@crye-leike.com) with Crye-Leike Property Management (CLPM) to rent my home in Cordova, TN. I currently live out of state. A representative of CLPM attached a key lock box to the front door of the home. The size of this key lock box prevented the security door from closing so that it could be latched and the deadbolt lock secured. Since the security door could not be closed and locked, the hardware attaching the door framework to the house was left accessible to thieves. Thieves took advantage of this opportunity and stole the security door off of the front of the house. Due to the negligence/incompetence/ of CLPM the security door to my home was stolen. This incident took place sometime between Wed. afternoon 8/12/15 and Thu., morning 8/13/15. Jennifer Brown did not even bother to contact me. I only learned about this incident from my real estate sales agent. I requested that CLPM pay the full cost of the replacement and installation of the stolen security door. CLPM declined to do this. I immediately terminated the management agreement with CLPM on Sat., 8/15/15. It was not until after I had terminated the management agreement with CLPM that Jennifer Brown requested that CLPM's maintenance personnel file a police report regarding the theft of the security door. I have yet to receive a copy of the police report that Jennifer Brown assured me would be forwarded to me. Bottom line, do business with Jennifer Brown (901-758-5678, jennifer.brown@crye-leike.com) and Crye-Leike Property Management, 890 Willow Tree Circle #1, Memphis, TN 38018 at your own peril. read more

They charged me for a move out clean even though I had every professionally cleaned. They do not provide adequate responses to concerns and questions regarding their charges. I will give them credit for responding to my service requests in a timely manner. However, I was then charged hundreds of dollars for a repair without even being notified. I was unaware of the charge until I received a late payment for something that was never agreed upon. Unacceptable. Is the Isaac Winkles' Crye-Leike office an example of what to expect of a typical Crye-Leike agency? This Huntsville office does not support deployments to support military operations. If there is no military clause in your contract, you will pay the complete amount of the lease for the full term. I'm surprised to find that there were no reviews for Isaac Winkles' Crye-Leike agency. So I decided to write one. I could summarize it in one word...BEWARE! Iasac will promise you one thing and put another in writing hoping that it slips by you. If it does happen to slip by you and you sign on the dotted line, he will hold you accountable. Forget about amending or correcting a mistake in an agreement that benefits him. I got an assignment to deploy to Afghanistan requiring me to break my lease 2 months early. We agreed if he got a renter to move in covering those 2 months with no gap in the vacancy that I would get my deposit back. NOT! He sent me a DocuSign in the midst of me moving out by the 20 to give him time to prepare for the renter to move in by the first. It was dark, I packed up my glasses and only had my iPhone to read the document. He slipped it in on me as I was eager to finish packing, cleaning, and shipping out. My mistake because I should know better. But I was sure that he would understand if something wasn't right in support of the troops. NOT! I signed away my deposit. I wish I could give zero stars. My fiancé and I were looking at a beautiful house to rent in Bartlett, TN. The house was beautiful, the neighborhood was nice and it was in a good location for both of us. We had been speaking with a woman named Megan Schauber. We had been told up front that they require a credit score above 560. My fiancé's credit score is slightly below that, so it was a serious concern for both of us. We considered not putting in the application due to the fact that I was sure we would be denied solely on that. We spoke to several employees of Crye-Leike and they described the same company policy to us. Megan and others at Crye-Leike informed us that they check the credit of all people over the age of 18 that will be living in the house, but if one applicant's credit was not good enough that the applicant's credit would not be taken into account. As long as the other applicant's credit score was good enough and that applicant made at least 3 times the rent, they would be the only one taken into consideration. I had serious reservations, but we were assured that since we knew my credit was very good, and as an attorney I make much more than 3 times the rent, we would be fine. I had reservations but even so, we paid the application fees and good faith deposit to hold the house and take it off the market while Crye-Leike checked our credit and processed our applications. After a few days I was called and emailed by Megan and told that my fiancé's credit was not good enough, as expected, but it wouldn't be a problem and I was asked to provide recent pay stubs. I gave them the info needed. After several days my fiance received a call from someone completely different saying that we had been denied for the house. He asked what reason they had to deny us. He was then told that his credit had been the sole factor in the denial. So he explained what we had been told about Crye-Leike company policy, and the lady he was speaking to informed him that it indeed is company policy to only consider the one applicant's credit in the application in cases like ours. So he asked again what the reason for our denial was and was informed again that it was his credit. So he asked to speak to her supervisor, which I was told was Megan Schauber. She told me that Megan was busy at the moment and would call me back in "about 10 minutes or so". So after 2 hours of waiting he called back 5 times to try to reach Megan. He left messages and asked the receptionist if she was in, and was told that she would call him at her earliest convenience. After 4 hours my fiancé told me what had happened and I decided I would email Megan, since we had previously been in contact. Neither Megan or nor anyone else at Crye-Leike has returned any messages or attempted to contact us at all regarding this matter. It has now been more than a week. We are both very disappointed in the way this matter was handled, particularly because we loved the house so much. Further, we are out the applications fees we paid, that we would not have paid (because we wouldn't have applied for the house) if we had been told that my fiancé's credit was going to be an issue. We are still in the market for a house and normally would have no issue with using a company like Crye-Leike helping us find somewhere for us, but if this is how they treat potential customers, I am sure that is not a good decision. read more

We rented a house through Crye-Leike and their business practices are questionable. The house was delivered to us in very poor condition. It was so bad we had to hire a cleaning company to clean it before we could move it. The air conditioning did not work when we moved in and it took weeks for them to fix it. Nor did the oven work, which again, took multiple phone calls and weeks before it was replaced. When we moved out, the house was in excellent condition. By far it was in a much better condition than when we moved in. Crye-Leike withheld almost $200 from our security deposit and made up some lies as to why. Making up reasons to skim money off security deposits seems to be a standard business practice with these guys. If I was an attorney, there's got to be a class action lawsuit if someone just scratched the surface. read more

Do not rent a home from this property management company! I am paying premium rent for a home -$2560 a month! When something breaks it takes several phone calls and several different visits to get it fixed! I have been complaining to Memphis maintenance manager Paul for over 3 weeks about getting my air conditioner fixed. The top floor of our home, where our kids sleep is inhabitable due to heat. It took them over three weeks to finally send someone out to fix it and the fix only lasted a day. When I called back Paul will not take or return any of my calls. Never rent from these people! My daughter rented a house in Cordova and her deposit was a months rent. She had to clean it up to get her deposit back. She vacuumed and steam cleaned the carpets, cleaned and mopped and made it shine. Now they have told her they know she cleaned the carpets but she will have to "enzyme " the carpets or it will cost $175! What does this even MEAN? Oh, and they won't inspect it officially until she turns in the keys, so then whatever they decide will be it!!!! CROOKS!!!! read more

Refused to review their own move-out report with their move-in report. Went silent when caught for charging me for preexisting conditions and refused to discuss and communicate after caught. They clearly had no idea I had the original walk-in report and pictures which are perfect match to preexisting conditions. Also, they went into my payment portal and attempted to take money without approval and I was alerted by my bank that this was possible fraud withdraw, it was! They lawyered up. Please avoid them! To start off, when you first have an appointment to show a home, they know nothing about the home, and always show up late! They don't fix anything. I had a leak in the roof for almost a year before they got around to fixing it. They charged me to clean the carpet, even though it was water damage and I had already paid someone to try and get it clean. They also tried to charge me $500 for a door. When I asked them about it they said"We didn't actually replace the door so we will remove that charge." They also are trying to charge me for a window that was broken when we moved it. I have pictures to show it, but they aren't their pictures.... i have given them copies of everything, and even talked to a Kelley who said the window did look broken. The home we rented had several things wrong with it, they gave us a 10 page (or more) document of everything wrong with this home, but when we move out the charge us for missing light bulbs of all things. Most of the things that were called about They have fixed since our move and it seems we are paying for it. They have charged us over 3,000 for stuff that was not out fault. We complained about the stove several times, they never came to fix it, but now there's a new stove in the house. They do not answer the phone or call back in a timely manner. read more

They conduct business to make sure and get a tenant in your property that can afford the cost and they conduct thorough move in and move out inspections. They are good communicators with the information you need to know so that your investment is protected. The online owner portal is available for online statements and information. Their maintenance team is prompt and responsive. I was new to leasing a property and they walked me through every step of the process. They even provide you with information about seasonal maintenance services to help ensure that your home is protected. I am grateful that they handled the business of property management. Then they picked on the wrong guy to mess on the deposit. They tried to come back and charge me with a $6500 damage and I sued their butt in court, which of course I won even though i had to pay my attorney fees which almost exceeded my deposit. At that time, money was not the issue with me anymore but the principle of the whole mess. Please make sure you document and take good pics before and after move out. That's what I did. They are expert liars and would do anything to keep all of your deposit to use in upgrading the place you just left. By the way, did I also tell you how that office is so disorganized.
