By all signs they have a firm hold on the art and difficalities associated with this line of work. Our unexpected room, the "Honeymoon" suite, provided us with a slight chuckle given we are in our Thirty-First Honeymoon Season and still counting. The room open, airy, and comfort. Featuring with 5 large bay windows overlooking the main street and down toward Old Orchard Beach. Our 31st Honeymoon included a private bathroom, two upholstered chairs, an arm chair and a "fainting chaise" (my favorite), and an oak desk for my nerdy internet access. There are two guest houses, the Main Inn and Adjacent Cottage. Both quaint and appear built by craftsmen of the early 1900's. Beautiful oak floors and stairs with the most interesting mid-stair nook with oval stained glass. Outside: Away from the hustle and bustle of the Beach, but close enough to walk down to. On premise are groupings of Adirondack chairs, a shaded gazebo, a modern heated in-ground pool, and my favorite the wide wrap-around porch with french doors to the dining room. Make sure you pay a visit to their vintage hand-crafted duel rocking chair and center table; very relaxing. Breakfast: Served continental family style with a personal touch; such as, homemade baked goods, and stovetop specialties. On our first morning: Tea, delicious Coffee, muffins, fresh fruit salad, DIY toast, yogurt, and the most delicious scrambled egg platter with sausage and vegetables including sweet potato. "Chef" Nancy said she cooks gluten free for herself and is always willing to accommodate dietary needs. Our second morning, Stuffed French Toast topped with fresh fruit and a side of crispy bacon. The Nancy and Megan are lovely ladies who take a lot of pride in the care of their home and guests. The home was originally built in 1902 and the charm remains untouched! The location is perfect, short walking distance to the main street and the beach, and Nancy was able to recommend local restaurants worth checking out. The rooms & bathrooms were tidy and well kept, and both pool and bath towels were provided for us during our stay! Finally, she prepared a DELICIOUS breakfast in the morning and even brought it out to us as we sat on the porch. Next time we're in Maine we're staying here again.

We had a hard time with the lock on our door, which was a slider and not a normal door, so likely prone to having issues. The view from our room though, was totally worth it and we would stay ocean side again, though perhaps in another of their buildings. I appreciated the space above Forbes that was open to guests, as we took our food up there and enjoyed it in a more comfortable and quiet location. Parking, though tight, was appreciated in such a conjested area. We will be back to visit.

I'm not sure if it was due to Covid but they do not offer housekeeping during your stay so just an FYI. However they were more than willing to swap out beach towels and bath towels as often as we needed. We will Absolutley be back! And do yourself a favor and venture out for dinners - the Landmark restaurant right across from this hotel is the only good spot to eat in OOB. The manager was EXTREMELY helpful and friendly - even accommodating us on our late check in. She asked we simply knock on her door when we got in (even if it meant waking her). We also could check ourselves in and do paperwork the next day if necessary. I would definitely return, and bring the family. Great stay!

And the hotel is all about location, not frills. We made our plans late and got a garden level room, which was clean and had a comfortable bed, but, well, it's a garden level room with no view, facing a parking lot, with ultra low ceilings and was kind of cramped. Still, it had a nicely redone newer bathroom and shower, a functional air conditioner and it was convenient that there was a mini fridge, microwave, coffee maker, toaster oven (for slices) and a sink for dishes etc so you don't have to fill up your coffee maker with water from the bathroom sink lol! We got lucky and had beautiful beach weather for every day of our stay so we just used the room to shower and sleep and spent time at the beach, walking Marginal Way, exploring Perkins Cove, shopping, trying different restaurants and having ice cream at night on one of the many public benches for people watching. This hotel does have a pretty lawn with some tables and chairs for all guests to use and that was nice in the morning with coffee. But if you reserve and get a garden level room, I wouldn't recommend that in the off season, or if you are unlucky and get rainy weather.

You're by the water and it's a quick 10 minute walk to the beach (when it's low tide). They have paddle boards, kayaks and you can even go on the pontoon when it's high tide. My husband, sons and I had been going to the dunes for 8 years as returning customers to our cottage at the dunes. it was what everyone in our family always looked forward to. Both of my sons could not wait to take our yearly family trip. it was our forever spot, where we envisioned our family generations going every summer. When my oldest went to college he would still come to the dunes, even flying from his internship in California out to our yearly two week dunes vacation because, yes, it was that special. I can't understate that it was an absolutely magnificent place, untouched by corporate greed, a little family operation. The only thing to mark the property was an un-assuming wooden sign, small and simple but well done - just like the dunes. if you went fast enough on the bustling touristy road you would miss it. beyond the threshold of pines that shield your view to this little ideal world, are incredible ocean views, simple little cottages, green grass, and lots of space, it was a simple little paradise. the dunes was simple, elegant and already expensive. now imagine 2x the cost and you get the idea. what used to be around 8,000usd for a two week stay ( and a full kitchen) is now around 20,000$ (with no kitchen)........ absolutely insane. whats more disappointing is the rebranding of the property as some luxury cottage getaway when the original architecture and entire feel WAS ALREADY MORE GENUINE than this rebrand!!! The whole idea of the dunes cottages were things are simple, like going back in a time machine, units aren't about new interior renovations and luxury finishes. its about time to connect with family outdoors, get away to a simpler time and remember what truly matters. shame on new ownership - truly commercialism at its finest. Price range was a bit steep and normally not worth it but it was Memorial Day weekend so all the hotels/houses hit the roof on rentals. The parking is supposed to be 1 car a room but that was definitely not the case that weekend as if you left you could not find a space at night when you returned so beware. Some suggestions: The room was clean but would recommend the tub to be re grouted as had started coming off around the rim and in some spots going black. The front desk has limited hours and I noticed that some folks trying to check in late were looking around like they had no idea what to do; perhaps just in case sending folks an email with the plan to get their keys if late. Their website said check in at 3pm but when we got there they asked us to come back for 4pm checkin which was a hassle as traffic that weekend on the strip was bumper to bumper to go anywhere; and they wouldn't let me check in early as my room was not ready. The one good thing is I was able to check out by dropping off the key in their slot as again no one was there in the office.. something I also was not instructed to do so would've been helpful to know that. I would say based on cost, and other items mentioned I would consider staying here again if it was a bit less expensive on a non holiday weekend now that I know what to expect and not pay premium prices for mediocre services. I cannot speak to the pool or courts as we did not use them.
