    $20.  Not worth it.

    Great location. Only a 15 minute walk to Old Orchard. If that is what you're looking for, this is a great place. If you're looking to receive any friendly or decent customer service maybe go earlier in the season. We came in August and the team running the front desk and the restaurant were clearly past any point of friendliness. Between the on-site restaurant (where you can call to place your name on a list to then sit in front of the restaurant to wait to have your name called after a 20 minute wait so they can then take your order) and the lackluster greeting at the front desk (I saved for a year to be able to have this vacation with my family, we deserved an ounce of friendliness) I definitely found myself unimpressed with the general customer service of the resort. Also, our room was not clean and the $20 perk to add a toy bucket to our room was over priced and not worth it. Again, though: location was wonderful and we did enjoy the beach. So if that is your goal, this is a very nice place to stay.

    Ugh. The clerk was lovely although she did say the room had an ocean view which wasn't exactly true. This outdated motel looked virtually empty but i was told there were no other available rooms. Ocean front, my ass. The bed was lumpy and who knows how old. The ceiling was caved in and i could hear literally ever word spoken through the walls from the guests next door. If you get stuck with a standard room, run, don't walk. I'm just totally bummed that it was all so misrepresented. I forgot to mention the loud train that flies by late at night. It's a show stopper! Ps breakfast was good.

    The proximity to the beach is great. The staff are great but we paid a great deal of money $500/night for a 1 star motel. There is no phone in the room and there is little to no cell phone service. The free internet is very bad. The carpet outside on the balcony has years of mold on it so please wear slippers when you use the balcony. I also noticed the entire structure (over 5 units) have lost their footing and it won't be long that the entire structure will collapse. As a result, our room was tilting forward and drive me crazy for 5 days. What this place needs is to demolish everything and start new. Perhaps build a 5-star Marriot or a similar name that will be able to upkeep the 5-star hospitality.

    So happy they have beach front dog friendly rooms! Everything was perfect. We even stayed an extra night ! Staff was very friendly and helpful with accommodations. We did request an early check in but the room wasn't ready until regular time but it was no a problem we just hung out right at the beach all day! We went before memorial day weekend so our dog was able to be at the beach at anytime ! But currently it's before 9am or after 5pm

    ASTOUNDINGLY RUDE OWNERS - BEWARE I was astonished by the rudeness of Fred, the owner. He is condescending and offensive. The other person working in the office should also be ashamed of himself. The owner was ill-mannered both during the check-in process and when I visited the office to ask a question. The owners should be ashamed of the shabby outfit they call a motel and have no reason being in the hospitality business. It is unacceptable that when customers are nothing but pleasant, the staff go out of their way to be incredibly rude. It's like a sick game played by a clearly sadistic and unhappy owner. There are a dozen MUCH nicer places to stay in Old Orchard Beach. I stayed in the "luxury" oceanfront suites. The views are nice but the units are in a state of disrepair. - The front door wouldn't lock because the deadbolt was falling out. - The sliding door's handle was broken. - The air conditioner was so weak it could barely be felt. - Nearly every window had broken brackets so they could not be easily opened/closed. - The mold-ridden bathroom drywall was clearly not maintained. - The bathtub faucet was floating in mid air - only connected to the wall by a copper pipe. - There were holes in the carpet. - Building construction was clearly so shoddy my guests wouldn't dare lean on the balcony railing. - Good luck finding parking. The owners should spend less time sitting in the office waiting for opportunities to offend guests and more time cleaning and maintaining their property. If the "luxury" suites built just a few years ago are falling apart, I feel terrible for guests who pay to stay in the dingy old portion of the motel. If I could give the Aloutte negative stars, I would.

    FIVE STARS!!! I can't believe there are reviews under 5 stars. My entire experience with this resort was incredible. We booked an off-season, anniversary getaway. Got to the check-in with the friendliest associate Peter, who told us we'd been upgraded (we ended up staying in Alouette Sunrise Suites) and it was BEAUTIFUL. RIGHT on the beach. Perfectly clean and pleasant room with THEEEE softest sheets (I googled them because I want them for myself--those sheets RULED). The breakfast from the on-site restaurant was delicious and discounted for hotel guests. We paid $12 for coffee, an omelette, pancakes, and a large side of bacon. OH. And wake up and watch the sunrise. It was a spectacular start to the day. Just... an amazing experience all around. Trust me. Book this hotel, you won't be disappointed.

    I am giving 2 stars for the location, but the photos advertised vs reality couldn't have been more deceiving. I saw online (on multiple sites) beautiful clean condos on the beach. We walked into a dated motel room. Also the shower took 10 minutes to warm up, and I called the front desk 7 minutes in and the person I talked to should rethink working in hospitality. I also think they are doing review scrubbing. I've seen this before, a 1/2 star review followed directly by a 5 star review. Another person tried to post photos and now they are no where to be found. So please know I am including 9 photos, and I hope they help someone have more realistic expectations than the business is providing.

    To be quite honest after I had made mine n my hubbys reservations I read some of the bad reviews on Here I was paranoid but I had already placed our reservations The staff was friendly n accomodating We had driven from NC all night long Staff let us check in a couple hours early n it was Great Very private n serene n I Don't have a bad thing to say about this place We stayed at The Beachwalk Motel part n we had a small dog with us too Thanks again We hope to come back next year

    Second year I've stayed here! The dog friendly rooms are a bit dated, but mine was clean, and I think they're fairly-priced for literally being steps from the beach and having a partial waterview. Friendly staff. On-site breakfast restaurant with yummy homestyle food. 10 minute walk to the pier & amusement park. Convenient 20-30 minute drive to downtown Portland attractions. I'm sure I'll be back again next year!

    Wow...where to start. First off, the photos on their website are very misleading. They show the newer part of the hotel that actually does front the beach. There is another row of rooms -- two stories, that are also part of the hotel, but run perpendicular to the beach instead of horizontal. These...well...these are the subject of this review... This back part of the hotel is run down in a way that only something built on the cheap decades ago and then shoddily maintained can be. The beds and pillows are rock hard. The carpet is threadbare. The bathrooms are small and oddly angled so that the shower and toilet are tucked into an ever narrowing corner of an already small room. It seems like they were wedged in as an afterthought after someone decided indoor plumbing might be helpful. The rest of the furnishings are early rummage sale era. The staff is not so much unhelpful as mentally impaired. One of their cleaning personnel was throwing softball sized chunks of ice out the second story window and down into the parking lot, narrowly missing children and parked cars. Then they almost got into a fist fight with one of the guests about it. The air conditioning consists of a dilapidated under sized window unit that chuffs hot air at you. There is a kitchenette of sorts in that it has a tiny stove, sink and microwave. The bonus of the room being so small is you can actually not only have breakfast in bed, but make it there too. There is a small balcony on the second floor with a couple of plastic lawn chairs and a plastic table. This is where you get your "ocean view". The extent of this view you can block entirely with your hand by extended your palm at arms length at eye level. And remember, you pay extra for this view. The view from the first floor is a car bumper. At least from the second floor you can watch the unattended children run around the parking lot and scream all night...because lord knows you won't be sleeping and will need something to do.

    I am extremely disappointed in management of the Royal Anchor Resort in Old Orchard Beach, Maine…read more I had a reservation for two nights this past weekend (Aug 23 & 24), and had to make a one night deposit when making the reservation. Four days before our reservation, my daughter, who I was going with, was in a car accident so we were unable to go. When calling the hotel, I was told the policy was to cancel 10 days before the reservation for a refund. Management emailed me back stating their policy and refused to refund my deposit of $400. I even offered to send a copy of the accident report to prove it. In addition, they were able to rent my two nights immediately. So, they actually received a double payment of $800 for that one night (one from me and one from the new person), instead of doing the right thing of reimbursing my deposit. I feel that is simply stealing from their customers. They need to realize emergencies do come up within 10 days and some exceptions to the rule should be made by a reliable business. No matter how nice the place is (and I have stayed there in the past), this taints their reputation.

I'm not sure if it was due to Covid but they do not offer housekeeping during your stay so just an FYI. However they were more than willing to swap out beach towels and bath towels as often as we needed. We will Absolutley be back! And do yourself a favor and venture out for dinners - the Landmark restaurant right across from this hotel is the only good spot to eat in OOB. The rest are tourist traps And some are downright gross. Drive 10-20 minutes to Scarborough or Portland for some amazing food

Was also going to make a weekend of it for the three of us. AOS was perfect! Just off the beaten path from the center of OOB and activities, but also only a few minutes walk to all of it. Very clean and updated suite. Very comfortable, had a kitchen, separate bedroom, and seating area. Would be great for an extended stay, though we are only there two nights. The manager was EXTREMELY helpful and friendly - even accommodating us on our late check in. She asked we simply knock on her door when we got in (even if it meant waking her). We also could check ourselves in and do paperwork the next day if necessary. I would definitely return, and bring the family. Great stay!
