Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

After Royal Renovators performed a quite thorough inspection, it became clear that the issue wasn't limited to one area. The project ultimately included roofing repairs, flashing replacement, waterproofing around the parapet walls, and some exterior restoration work where years of weather exposure had taken a toll. What impressed me most was how methodical and easy the whole process felt. Sean and his crew were punctual, respectful of the property, and kept the site remarkably organized considering the amount of work being done. There were no surprise upcharges or pushiness, just great work at a great price. The house has been through the ringer with the weather, but can happily report no signs of moisture. It's a relief knowing the work was done correctly instead of simply covering up symptoms.

    (Roof repair/roof leak/fixing valley) I am sorry that I…read moreposted this review late. I promised Bill to post this on 12/8/2021(FYI, I am not getting any discount/money for posting a review). Bill and his crews did a great job of fixing the roof leak! It hasn't been leaking so far after the fix on 12/6/2021. Although they are not the cheapest among the vendors offering to fix the roof, they were very responsive, offered a great quality of work and a 10 years warranty! While all the other contractors I talked to needed at least 2 - 4 weeks before actually fixing it, Bill did the inspection himself and was able to schedule the work in about 3-4 days! His crews, Mario and another man who can't speak much English took just 1 day to install the new valley membrane and finish all the patching. And they cleaned up all the garbage promptly. There were only 2 things I was a little bit concerned about, which Bill promptly and patiently answered. (1) It's a bit cloudy/rainy on 12/6, so I was worried that might affect their work and was wondering if Bill wanted to reschedule. But Bill, based on his experience, assured me that they would be able to finish the work before the rain, and it shouldn't have any impact. (2) It's stated on the contract that the valley roofing material will be "new Firestone roofing with black mineral surface", but eventually what's installed is "Firestone SBS White". Bill explained that the white one would be a better fit because a silver coating is needed for the black one, and with Firestone SBS White, the silver coating is not needed. I am really glad and appreciate that Bill took the time to patiently and promptly address my concerns, and explained everything thoroughly to me! And he is very flexible with the payment methods as well! Overall, Bill and his teams did an awesome job! Thank you very much for the hard work! And I will post an update in 3 months - 1 year if anyone is interested!

They came out the same day, went up on the roof, and quickly identified a small hole that two other companies completely missed. Both of those companies quoted me around $2,500, saying I would need to remove fascia and gutters--without even inspecting the roof properly. Bill White Roofing was honest, straightforward, and saved me from unnecessary work and costs. It's so refreshing to deal with people who truly care about doing the right thing. I will absolutely be referring them to all of my neighbors and will continue to call them for any roofing needs in the future.

    This business is a rip-off! They scammed my family for several thousands of dollars. The job was…read morehaphazard incomplete as Manhattan Roofing repaired half the roof, but NOT the entire roof of the whole building. They did not show photos of the completed work and partly negligent from my party as no one was physically able, ready and willing to climb the roof to make a visual assessment of the alleged completed work. My party has become dismayed, dispondent from the deficit and utter dysfunction horrible work from Manhattan Roofing including the financial pain of being cheated and scammed. The absence of work completion. It is the consequences and the effect of NOT doing. My party and I are victim who grapples with these plaguing consequences. Forward. Years later, the continual plaguing problem of leaks and water damage from rain, snow and all elements entered. The workers from this rpofing business did not enter the roof but used a long ladder from the side of the building to do this haphazard work. Ergophobia? Or, acrophobia of heights? Money hungry! Construction contractors from another business was hired year 2024 to take corrective action for repairs to be thoroughly completed to thwart effects from elements.

They identified a few minor issues, cleaned up some drainage concerns, repaired a section of flashing, and gave us a realistic assessment of the roof's condition.     This was a new shingle installation on an addition, not a replacement of the existing house roof…read more The original roof was only six years old, so the goal was to connect the two correctly without disturbing more of the good shingles than necessary. Measurements were taken after the addition framing and sheathing were complete. The plan showed the new valley, the roof-to-wall flashing, the eave protection, and the point where the new shingles would meet the weathered existing roof. We were warned that even the same shingle color would look newer for a while. The roof deck was checked before installation, and a few raised fasteners from the framing stage were corrected. Ice and water membrane was installed at the eaves, valley, and wall intersection. The remaining deck received underlayment, followed by drip edge, starter shingles, architectural shingles, and the specified ventilation components. The valley layout received particular attention because it would carry runoff from both the original roof and the addition. Flashing was integrated beneath the existing courses rather than sealed only at the visible surface. Progress photographs showed the connection before it disappeared under the shingles. A flashing component arrived one day later than planned. Instead of substituting a different piece or relying on sealant, the installers completed the separate roof areas and returned when the correct material arrived. That extended the schedule, but it kept the installation consistent with the agreed detail. The new roof has been through several rains without leaking at the valley or wall connection. The color difference is still visible in direct sunlight, although it looks like normal weathering rather than an incorrect match. The addition now reads as part of the house, and we have photographs of the hidden transition for our records.

They are ALWAYS professional, ALWAYS on-time, and the best part, ALWAYS ALWAYS ALWAYS makes sure they clean up after themselves. we had a very difficult time with a supplier sending us the wrong parts that was for a job, and James/Claudia patiently waited, provided us with whatever the supplier needed to work out the issues, and quickly slotted our job into their schedule after everything was resolved. even though our job was small (okay, actually it was pretty tiny) compared to some of their projects, James and Claudia always made us feel like family and answered every question we had without fail. bottom line, if you have anything roofing needs, call Ubl Roofing - you will absolutely not regret it!!

I am not one to usually leave negative reviews, let alone ANY reviews, but my experience with this company left me no choice but to leave one. I have a bulkhead up on my roof and, prior to calling this roofer, I went up myself to inspect it. There was absolutely no visible damage. I reached out to them simply to get a quote for general roof maintenance and to add a layer of silver coating. However, the quote I received back included multiple "areas of repair" and alleged damage that was supposedly extensive and required immediate attention. The issue? This "damage" was non-existent before their visit. James, the person who came to do the inspection, performed both a drone and physical inspection. After his visit, I was shocked to see that several areas he claimed needed repair looked tampered with. I did not have before photos to prove my point, but based on my own prior inspection, I am confident that these so-called problem areas were not there beforehand. It truly feels as though damage was created during the inspection in an attempt to upsell unnecessary work. This is not only unethical but incredibly disappointing. I called for an honest maintenance quote, not to be manipulated into paying for repairs I didn't need. I would strongly caution anyone considering this company to make sure you take detailed photos of your roof before any inspection or quote. My experience has completely eroded my trust in their honesty and professionalism. Save yourself the extra cost and go with someone else.
