An outgoing, knowledgeable person answered our call and scheduled us their next available appointment time, approximately two days later. I received a courtesy call from our "wingman," Ryan. He arrived on time and got to work right away. It took about an hour and a half to recover a dead bird trapped inside our microwave vent. Ryan was transparent throughout the process. He worked steadily and took care of our home. He was similarly knowledgeable and took pride in his work. I was excited to learn several things from him during his visit, which -- at my request -- included a full walkthrough of our property with an itemized estimate for additional work to avoid future pest control issues. His team member, Brandon, installed a custom vent cover for us and sealed gaps in our siding a few weeks later, and although we weren't home at the time, his communication was extraordinary -- texting, taking before and after photos, and sending us an audio summary of their work afterwards. In summer 2024, I paid Orkin over $4,000 to remove bats from my attic and seal it. They verbally…read morepromised a five-year warranty and a one-year follow-up inspection. Bats were present from the day they started the work through the day they finished. They never successfully removed the bats and told me this was normal. Their claimed one-year inspection was incomplete--a technician only removed materials from the roof and did not properly inspect or validate the work. Service reports contain only a couple of brief sentences with no meaningful documentation of sealing or validation. Bats remained after that visit and are still present. I have repeatedly called and emailed Orkin with little to no response. Representatives have promised follow-ups and documents (including on August 2, 2026) that never arrived. When I finally reached someone, they claimed only a one-year warranty existed and said I must pay again for the same work, even though less than two years have passed. Orkin's work was incomplete and ineffective. They never got the bats out, never properly sealed the attic, and have refused to honor the warranty or correct the problem. Desired Resolution: I request that Orkin either properly remove the remaining bats and correctly seal the attic at no additional cost, or issue a full refund of the more than $4,000 paid.

Then he finally got his ladder to access our attic. The access was in our master bedroom closet. As he set up his ladder, he quickly removed a $50 bill that was on our nightstand. I didn't see this until later that afternoon. The paperwork was completed in his car then he returned for a signature but showed me a blank screen with a line. I'm not certain what I signed in retrospect. Anyway, my trust has been violated and Orkin will not have access to my home. I hope Sasha gets this review and does not have the opportunity to violate any other home owner.
