At 1030 this morning I viewed a property on 1048 Clayton ave. Which was supposed to be a 3 bedroom on the third floor. Instead I had to wait for the person showing me to pick the lock with a knife. The building was in shambles light fixtures falling. Piles of garbage on all sides. Then I met at another property at 4pm which I arrived early at 330pm. I made them aware I had class at 5pm and they purposely doubled booked to save money and time. I left because one thing is for sure when a agency shows you their true colors believe it and run the other way. read more

I've had a good experience with Rapid Realty. Last year Rayford took the time to show me at least a dozen apartments until we found the one that was right for me. I ended up scoring a beautifully renovated apartment in my (low) price range in a quiet building. Recently my father was looking for an apartment because we're selling our family's home and I set him up with Rayford. My father hasn't lived in an apartment in decades and the market in NY has become so cut-throat and competitive. Rayford was very patient and polite with my father; after a couple weeks of apartment hunting, found him the apartment he was looking for in a peaceful neighborhood of Brooklyn. My father had some issues with his credit and almost wasn't approved, but Rayford was able to offer a suggestion that enabled my father to get through the approval process and sign a lease. The people here are actually nice and seem passionate about finding you a place you'll be happy with. The absolute worst! Avoid at all costs. We were not approved for the apartment for a bogus reason (using an out-of-state guarantor, since we are grad students), a concern we had stated from the very beginning. The team reassured us that it would not be an obstacle. (We do have other close relatives who would have gladly served as our guarantor if they, in fact, did have to reside in NYC, but Rapid Realty never gave us the option to pursue this route.) The apartment we had put a deposit on was rented to someone else who could move in sooner (7/15, when we asked for an 8/1 start date), since the apartment has remained off the market and even listed with a "rented" date on StreetEasy (7/7) before notifying us of our rejection (7/10). Our guarantor's non-refundable, application fee was submitted on 7/8 while in clear communication with the broker's office. So, we lost 2 credit check fees, which would have been fine if our application was fully reviewed before the apartment of interest was indeed rented to someone else. My deposit was refunded on 7/11 with no formal paperwork or receipt or even a response for that matter. They called my boyfriend and did not contact me to notify us of our rejection, while I was the one who gave the deposit. Does that make sense? I immediately followed-up with only a few, vague answers. Our broker is still in training. My biggest problem with the team that worked with us is the blatant sexism I experienced as a woman in dealing with them. They were much kinder and friendlier to my boyfriend. Also, they would not reply to any of my emails, only theirs (my boyfriend and his father, our guarantor), when the deposit was made in my name and with my funds. Maybe you'll have a better experience if you're a guy? I still have not received a receipt or an answer/response at this time. (I'm writing on 7/16.) My deposit was returned promptly, the next day, less the applicable taxes/fees, but with literally no record of the transaction at all. They never called or emailed me, so I would not have known. It was very unprofessional for a group we'd been in contact with for over a week. Take our unfortunate experience as a lesson, and avoid these folks if you can. We lost over a week of search time in this mess. All we really wanted was some thorough communication and follow-up if our application was, in fact, denied. They did not even offer to show us other apartments, or a formal letter of our denial, even after paying for 2 application fees. We lost over $110, with no real answers or solutions. read more

Someone from Rapid Realty kept calling and harassing us to sell our property despite my husband telling him that we had no interest in selling. It was obvious from the first call when he asked for "the homeowner" that they are just another set of vultures cold-calling people from the tax rolls in an attempt to get in on the gentrification of our area. I finally answered and was not allowed to say much more than "stop calling" when he just kept shouting about how he wants to buy the house and refused to listen to anything I said. I hung up on him. When we finally sell our building, we will look for a realtor who actually listens to people, not one who is so wrapped up in their profit that they ignore anyone else's requests. read more

I give Rapid three stars for the service, which I found to be professional and courteous, with the deduction being for my less than pleasant rental experience. I found an apartment through them and put down a deposit, only to find out the next day via text message that the unit was actually rented out to someone else. They refunded my deposit, minus the $50 credit check fee. I didn't like losing that $50 but admittedly it was clear that it was nonrefundable. My agent, Danielle, was courteous and tried to find me another unit in the same building and, later, in another area. I understand that things happen and that nothing is guaranteed until a lease is signed and keys are in hand. I also understand the policy of the nonrefundable credit check. However with seemingly thousands of apartment brokers in this city willing to take my fee, shouldn't everything go 100% smoothly? read more
