And if you leave a message, they absolutely will NOT return it. Red Flag #2: When we have maintenance issues they don't return our call, they just send someone (maybe) without notice. Red Flag #3: A light post outside our door fell over during an ice storm in February. It had wires sticking out of it, and was not removed for four months. FOUR. MONTHS. Red Flag #4: Snow removal is awful. It took several days for them to send someone over to shovel the sidewalks after a storm the entire Northeast knew was coming. Red Flag #5: This one is the worst. It takes them five to seven days to process rent payments. We accidentally mistyped our new bank account number and it took them EIGHT DAYS to notify us that the payment didn't go through. It seemed normal at first since it always takes them forever to process the payments, but the next thing we know we have an eviction notice and late fees. And now, STILL no one will call us back. We have left voicemails for the regional manager and the complex manager and neither of them have returned our calls. Other things to note: 1. While there is a dryer in the unit, it's very small and takes two hours to dry a small load. Plus, it blows the air out into the apartment rather than outside like a normal one, so the bathroom gets all steamy and moldy. Had to put a fan in there. 2. No extra storage space. 3. Kitchen has hardly any counter space. 4. The heater and AC are very loud. It sounds like a DC-9 taking off. Too bad we didn't have much time or options to search for an apartment in this area, as we moved here for a new job! Definitely would not have selected this place if I had known. BEWARE.

General apartment info/fees/notes: - Upfront/one time fees: = $75 app fee = Deposit (may be more):$1000 deposit vs $199 non-refundable deposit = $200 admin - Monthly fee: None. Utilities are not included. - Parking: Free parking but required to park in the lot. There is no garage. - Guest parking: Free parking near the dumpsters - Floors: 4 floors - There is a mailroom, Amazon lockers, and package room - Internet: Verizon Fios and Comcast - Stove uses gas, rest use electric. - Living in Horsham causes a 1% local tax. So something to keep in mind if you can instead consider Dresher or Willow Grove instead. Pre-leasing Experience September - November 2023: - Staff: Similar to what I faced at their sister apartment complex, I actually had a great experience with the staff and was able to reach him over the phone a couple of times with ease. Also had a tour with Lee which he was very informative about the property, but we'll save that for the tour section. BET manages this property as well as several other properties in the area, and I've had a great experience reaching any of their properties with questions. - Tour: It was very quick and seamless of the beautiful property. Lee showed me around all the communal areas despite the rainy/overcast day. He showed me their lobby, mailroom, Amazon lockers, lounge area with free coffee and other beverages, billiards room, courtyard, gym, and etc; The amenities looked amazing and seem like they could be fun and useful to use. I do want to point out that the gym seems kind of small or not riddled with all the useful equipment in the world. If you are an avid gym goer, you may need a gym membership since half the gym is technically the yoga studio and it the gym appears to have the minimal basics. I was shown both the 1 bedroom and 2 bedroom model units, and they definitely look nice and live up to the pictures and virtual tours. Nothing really to add besides they look nice and had all the bells and whistles one could desire. - General: Overall seems like a great property to live at. Each unit comes with a balcony/patio which is also very nice! Their website is slightly clunky, but they have a map of the apartment complex with the units if you are curious where a unit would be. They also have great pictures to show you what the property would be like, and they also provide virtual tours of the units if you are curious on how it would be without needing to go on an in person tour. Highly recommend giving 555 Flats a look if you are looking for a "luxury" apartment in the Willow Grove-Dresher-Horsham area.

MONEY-HUNGRY GREEDY MGMT, INHUMANE LIVING CONDITIONS!! AVOID AT ALL COSTS AND RENT ELSEWHERE!!!!…read moreWe moved into Park Square in November 2018 and loved living there for a few years. It was brand new and always clean, the Management and staff were super friendly and helpful, and there were community events every month! But with the change in Management 2-3 years back, it's become a terrible place to live. The Management team only cares about the bottom line, and will stop at nothing to get as much money from you as they can. The constant shortage of parking spaces at the complex creates daily issues for both guests and residents, and they'll have your car towed instantly without even a warning (I know from experience, unfortunately). Instead of offering solutions (like giving more tenured residents a reserved parking space at a discounted rate), they seem to ignore the issue and just accept it as a way of living at the complex. (It's not their problem unless you pay extra for a reserved spot each month). I've watched my parent's dog about 3-4 different times a year as they were away on vacation, and each time, Management consistently argued I should be subject to the pet fee and monthly pet rent, or else I'd be breaching the Lease contract. (Again, another money grab to get the most money as possible out of their residents). What once was a clean and luxurious complex has become disgusting and sad due to Management's negligence and inaction. Dog owners consistently leave feces within the hallways. There's a constant smell of marijuana in building 3000 every day. Car break-ins were happening in broad daylight. Public amenities like the fire pits are always broken and unusable. Management does nothing about these issues besides sending a vague email to all residents which never solves these problems. But all these problems pale in comparison to the inhumane living conditions we were living in - Building 3000 has a persistent mice infestation that we experienced on a daily basis from January 2025 through our move-out date in May 2025. After informing the Management team in February 2025, their only solution was to bring in their "pest control vendor" to put more traps down in hopes to resolve the issue (something we've already been doing for the past month with no success). The severity and prolonged nature of the infestation made it so bad that we ultimately decided to leave and find better living conditions for ourselves and our two-year-old daughter. Despite the health risks and poor living conditions, the Property Management team and Leasing Office never offered alternative solutions, condolences or compensation of any type during or after our stay. We thought the nightmare was over after moving out in May 2025, but this past week (5+ months later), we received a notice from a debt collection agency on behalf of Park Square to collect a $200 "additional balance due" to cover cleaning costs (something they verbally agreed to cover due to the mice infestation). You read that right - $200! They'll stop at nothing to get every penny from you, and they don't care about the residents at all or improving quality of life at the complex. Whatever you do, avoid renting from Park Square. Also, if you're aware of a strong legal/counsel practice in the area with experience in these scenarios, please contact me privately as I look to pursue legal action.

The neighbors are noisy as hell and like to party any day of the week. And when you try to tell the landlord about that, their solution is to ignore you & send out an email, as if that will fix things. The lawns & walking area always have trash on them. The lawn crew are loud & take all day to get the mowing done, which is very frustrating when you work from home & need the area to be quiet. They will also spray harmful pesticide & mulch without giving you any proper notice if you have children or dogs. Oh and dogs? It's an $80 fee on top of your over priced rent. After five years, my kids and I are moving out of Eland Downe (we're relocating away from the…read morearea). Our time here has been extremely happy, virtually headache-free, and we're all somewhat sad to leave our cozy home. A lot of people ask me about living here, so I sort of feel like the unofficial ambassador for the place. Here's what we have loved: 1. The layout of our house was excellent. We had a three bedroom, 2.5 bath model with an unfinished basement. The rooms were surprisingly spacious -- honestly, that may be the biggest kitchen I'll ever have. The townhomes are much bigger than they look. 2. The maintenance staff kicks butt. Seriously. I rarely had to wait more than a day for them to handle a repair. They're all extremely nice guys -- many of whom have worked at Eland Downe for years -- and I never had a problem with them being in my home when I wasn't there. I believe the entire staff lives on-site as well -- so I guess that's an extra incentive to take pride in their work. The maintenance manager knows EVERYONE and has always been great to answer questions for me, even if he's just out walking his dog in the evening. 3. The office staff is "human." My rent was a day late after a mondo snow storm and they were so nice about it and didn't hit me with a late fee. 4. The indoor pool is a really great feature. It's heated. We swam all winter. (There's also a fitness center in the same building.) 5. The landscaping always looks nice. You can tell they really invest in this. I always felt good about having people over because the community was so well-kept. They even weed your front flower beds and put down mulch. 6. On a similar note, I'm a single mom. Between the maintenance and ground crew, it's been really nice not having to worry about taking care of repairs and yard work. There was a lot of peace of mind with that. 7. I always felt very safe. I've left bikes out front by accident and they were still there in the morning. I've left my car windows open all night and nothing was disturbed. (Not recommending you do this, just saying you don't have to feel like people are targeting your stuff.) 8. We've always had great neighbors! Once we got to know them a little bit, I felt perfectly comfortable asking them to pick up packages off our porch if we were away. (Tip: Be friendly. Introduce yourself. Make an effort.) 9. It's a kid-friendly neighborhood. Kids ride their bikes, use the playground, play in the open areas and the parking lots. It was a nice play to raise kids. At this point, they're upgrading a bunch of units. I peeked in the one next door to me and WOW. It looks like a completely different place -- granite countertops, stainless appliances, wood floors. They look amazing. However, some of the units are not getting upgraded so they can continue to offer townhomes at a variety of price points. You can get anything from a 2 BR with an unfinished basement to a 3 BR with a finished basement. There's more variation in unit size than I originally thought. I should also mention that the place was spotless when we moved in. Spot. Less. I felt really comfortable just putting my dishes right into the cabinets. Obviously, I highly recommend this place. I hope you enjoy it as much as we did.
