The Edge offered newly renovated units with very nice amenities, honestly, it was like moving into a hotel! Management made me feel comfortable and the leasing process was easy; Barb is in charge of leasing, she listened to what I needed and found me a quiet unit. I originally moved into a one bedroom, however, a year later, when I needed more room, Barb found me a larger newly renovated unit. If you're going to check out The Edge, talk to Barb for sure. Working from home during COVID was fine here. The pool was available by registration only, which was not a problem. Neighbors are very friendly too. The grounds are kept clean, there are a couple of dog runs and the club house is gorgeous! (It closed during COVID but I think it reopened recently.) Anytime there was an issue, Maintenance was on it ASAP; Dave takes care of much of the maintenance and he is great. If you are looking for a great apartment complex, check out The Edge, talk with Barb in leasing and I think you will like it here.

I would just like to say that The Edge at Yardley is a one of a kind!! I absolutely love this…read morecommunity and all that they do for their residents. The maintenance lead Dave is awesome and is on top of things. He is so helpful and kind and your problems (if any) are his and he will fix things ASAP. Barbara and Lisa in the office are wonderful ladies. They are quick with responses and so sweet. Everyone resident in the community are so nice and respectful. I love it here!

If the property manager is so wonderful and so worth defending then you should start recording her…read morephone calls with tenants, bc I can assure you she is neither respectful or patient to ones that are nothing but polite to her. You so adamantly defending her in the reviews only shows that you have no idea how she acts on a day to day basis with tenants OR this is actually you, Karen, replying to reviews. There's a way to explain and educate someone on the terms of their lease that neither include belittling the tenant OR coping an attitude bc the person has more questions. Clearly she needs retrained if she can't even execute basic human decency when speaking to her tenants. Hope this helps!

PLEASE READ If you are looking to move please do not move…read moreinto Middletown Trace. Last week there was a gas leak and it took maintenance HOURS to respond. Very dangerous. Then, over the weekend there was a leak in a pipe in the wall that has came out into our carpets. Our carpets have been pulled up and our kitchen will be getting torn apart. Not only have we been told we should stay here in the home with a 3 year old, 9 month old and a baby on the way, but the property manager down played our feelings, repeatedly called me hun, screamed on the phone and said it is my job as a mother/tenant to keep my children away from the dangers of the construction. We have had to relocate during this, but are still required to pay the full months rent and receive absolutely no compensation. Please do NOT allow yourself to be in this position. We should all feel like our needs and our families needs are a top priority when spending top dollar in rent.

At the time of her slip and fall none of the walkways were shoveled, the snow just began to accumulate on the ground so it was not shoveled or salted yet. About 2 hours passed I went back outside to get my grand daughters toy out of the car and noticed they must have received my call because they came by and the walk way was cleared and salt was down. Monday came and gone, mind you I have a lot of health issues and with the cold damp weather my COPD, diabetes neuropathy, and my arthritis is very bad those of you who have these issues will truly understand and with 2 deaths of people I knew passed away all in the same week so I kept telling my daughter she needed to follow up with the front desk and she didn't. I placed another call to the office the following Monday. Somehow in the middle of the call right about 5:59 pm we get disconnected. I attempted to call back twice, no answer but the front desk closes at 6pm, how convenient. My daughters fiance and I drove to the office, lights out door locked. It's now Thursday and all I hear is crickets. I hope I catch my neighbor outside because he has the door camera and I want to see if he has it saved I don't understand why all this trouble. She slipped and fell, and she is very sore still. I am hoping she is okay. Since all this happened I put in 2 maintenance calls for my toilet and no one has addressed that or returned my call either. I can see if we are troubled tennants but we aren't, we never missed rent always pay in advance, never cause trouble. So if considering moving here just keep that in mind. All I know is once our lease is up we won't be back here again. Frustrated tenant.

Katrina and maintenance staff have been delightful to communicate with ... I was most impressed by the personal kindness, having included my grandmother a pass to visit the pool. That was very heartwarming! Thank you. I took off one star for the cost per square foot. It's a bit high in my experience.

I would live in a box before signing a lease with Morgan Properties. Morgan Properties are the…read moreleast responsible property owners, certainly on the east coast. Ever since they have taken over ownership of Chesterfield Apartments, as others stated, utility costs went up without warning or reasoning, and continue inching up. While there are remnants of staff from the last regime, the only good of it would be the two remaining maintenance men; IE the leasing office is less than helpful. As if living between two "recovery" facilities isn't bad enough, with once-a-year car break-ins, you can now enjoy your neighbors cigarette smoke through the thin walls of your 60-year-old apartment. Your complaints will go to the leasing office, who will then tell you it does not break the provision of your lease titled "disturbing the peace" or the specific smoking policy where it states how it is illegal for you to smoke in a way that inhibits your neighbors [because those in the office cant understand their own leasing agreement]. The office then will tell you to screw off with your complaints, provide your neighbor with the complaint information, so they threaten bodily harm on you; Middletown PD is at least friendly when making police reports that Morgan Staff will then not care you even had to do. These new renters Morgan likes to pursue, are referred to as "undesirables" as many of the pre-Morggan tenants in my building call them. Pot and Cigarette smells linger throughout the hallways, with the leasing office doing less-then-nill to remedy. You have people in and out at all hours of the day, who do not live on the property. with possession of door security codes. There is screaming, crying and banging accompanied with only the newest of tenants. Any community improvements are no more then a rash of unlicensed, uninsured, irresponsible and unintelligent contractors. Morgan Properties is incapable of putting something out to bid and reviewing the bidders for any of the aforementioned traits before giving them a contract. You will be provided with less than 24 hours notice that someone will be entering your apartment, advising of no flexibility what so ever. You can then enjoy the shoddy work such as backsplashes missing grout with mesh coming out the top, sidewalks damaged more than fixed as well as steps out of code due to too high of a rise [still debating turning this in and watching them having to have it all ripped out], an idiotic putting green that isn't even level; destroying the grass in the courtyard, disassembled ac units not properly put back together, thus making AC inoperable, in the name of caulking, mulchers putting mulch above window cills, and most recently a contractor that was to fix drywall cracks but somehow missed the largest cracks currently remaining in our bedroom. Your pipes will clog, your dishwasher will break, the ceiling will leak, the laundry room will be stocked with leaking machines and tenants will never change the lint traps on their own accord. When summer rolls around, you can take part in signing up for a pool pass. You will be billed twice for it. When its time for the pool to open, they will then open it a week late, missing Memorial Day. New amenities include no parking, as they let any individual pay for specific parking spots forcing you to park wherever - including under trees that will break severely damaging vehicles underneath [P building pictured].Seriously, if negative stars could be given, there is not a more deserving property to receive negative stars.
