This is a very lovely community. I moved here in 2017 after looking at many other apartments in the area. None compared. The Edge offered newly renovated units with very nice amenities, honestly, it was like moving into a hotel! Management made me feel comfortable and the leasing process was easy; Barb is in charge of leasing, she listened to what I needed and found me a quiet unit. I originally moved into a one bedroom, however, a year later, when I needed more room, Barb found me a larger newly renovated unit. If you're going to check out The Edge, talk to Barb for sure. Working from home during COVID was fine here. The pool was available by registration only, which was not a problem. Neighbors are very friendly too. The grounds are kept clean, there are a couple of dog runs and the club house is gorgeous! (It closed during COVID but I think it reopened recently.) Anytime there was an issue, Maintenance was on it ASAP; Dave takes care of much of the maintenance and he is great. I would just like to say that The Edge at Yardley is a one of a kind!! I absolutely love this community and all that they do for their residents. The maintenance lead Dave is awesome and is on top of things. He is so helpful and kind and your problems (if any) are his and he will fix things ASAP. Barbara from the leasing office has been simply amazing and super accommodating as it was a last minute move. She really expedited the whole process. The maintenance crew has been great as well. I've been living here for 6 months and I am very happy with my experience at the Edge! The Edge is a great place to live and is located an excellent location to commute to NJ, NY by train, or Philly. There are a lot of great perks to living here. Abundance of parking spots, The gym is nice and open 24/7, the pool and lounge area are so nice and relaxing in the summer, the lawn and landscape is cut frequently and the maintenance keeps it looking really nice, this area is rather quiet at night and on the weekends which is nice, I hardly ever hear my neighbors, & valet trash is a plus, but it would be nice to have that optional. My minimal experiences with maintenance has been quick and easy and management typically responds quickly to emails. My only few issues with this place is that there continues to be people who do not clean up after there dog. I have reached out to management a few times about this and as a I understand you cannot necessarily catch the people doing it, it puts me, and other people in a position where i'm always looking down when i'm walking to my car in fear of stepping in it on my way to work, esp at night. Overall, this is a nice place to live and i'm very happy here. There is defiantly room to improve communication between management and tenants about community news, pool hours, reinforcing cleaning up after your animal, and any of information that should be shared to tenants. read more

Do not rent from this company. My friend lives here and since June 1st he has had No air, cracks in his tub, large amounts of mold all around his windows with water leaking in. They have not address the issue and now having breathing issues! read more

We are going into our seventh year at the Edge of Yardley. Our experience in this community has been nothing but wonderful. We love our apartment and at any time when we have a problem it is fixed immediately. The staff at the office has been on top of everything and our issues were quickly resolved. Lived here a few years ago (2011-2012), in a first floor corner unit. Pros: Gym was nice and never dirty Maintenance was always fast Very close to the mall, restaurants and shopping centers Has pool, gym, tennis courts, and 'dog park', playground Pet friendly Cons: Way, way way too many children running around unsupervised. Kids leave bikes and scooters all over the common areas. Kids scream and yell and just run around with no adult in site. This isn't Stonefields fault but it's something to be said if you want to live here. Again same to said about the pool. I never used used the pool because of the kids. Thin walls heard the people next to and above us all the time. Dog park too small. It's a nice little fenced in dog run, but if your dog is anything other than a "purse dog" it's not worth it. I lived in the apartment complex for over 2 + Years. I loved living there, I would have stayed. It was a great location, etc. However, when the current owners, a new management company (Galman Group) bought the property, things went downhill and were sometimes laughable at how this new company is attempting to run a business. Immediately they raised the prices of some units over $500 in the first month , the staff is unorganized, rude and unprofessional. The lack of maintenance response, and the quality of the maintenance was unreal. I have never written a review but felt compelled to plead people to research other properties. read more

Terrible management. Wouldn't recommend them to anyone. They will try everything they can to take money out of your deposit. Deducted my deposit because I didn't provide a receipt from cleaners for having carpets cleaned. Thats because I cleaned them myself. I asked them to provide proof the money deducted was used to clean carpets & they won't. They also extended my lease by a month without a notice or my consent. When asked about it they asked me to provide documents to prove it. After providing the documents & pointing out the dates on them they wont respond. The senior management at galman group is copied on those emails & yet they won't do anything about it. Have been sending emails to jhoudart@galmangroup.com since Dec 11 only to be ignored. Very unprofessional Did I mention for the 23 months I lived here my neighbor smoked every single day. I made a complaint in month 1 yet they made no attempt to resolve it till I moved out. Maybe because the neighbor paid more in rent than me (so discrimination?) Just before anyone from management team comes in & says the lease term spells it all out let me be clear lease doesn't say the management can break rules & walk away with it. The lease also doesn't say I need to provide a receipt from cleaners. Additionally I have mailed about these concerns to Director of property management at galman group & the regional property manager. Neither of them cared to respond back. Yet on social media they add a comment to contact them. In reality they won't respond back [Edit: You guys asked me to provide proof to show the lease was extended & that you wanted to resolve the issue amicably on Dec 11. I mailed all the documents the same day & pointed to all the dates. I never got a response after that regarding the matter. My emails asking for an update since then have been ignored. yet you say my emails have got a response. Did you guys go through the emails I sent before putting in this response? Is it professional of you to break lease term, ask the tenants to prove it & then not respond to the emails? And yes I am not happy with responses I got because they don't address what I have been asking for just like your response for current review. There are atleast 3 items in my review. We have been Newtown Bucks County Residents and business owners of several service& retail establishments in Newtown for over 30 years. We never thought a Management Company such as The Galman Group who markets themselves as a luxurious community offering " the ultimate lifestyle" with "top of the line resident perks" while charging the highest rentals in the Newtown/Yardley area, would deliver such a disappointing experience . We feel confident given our resident and business history and political relationships within our community that we have a strong understanding as to how the mindset of the local residents think. Specifically. what we as residents and business professionals will and will not accept. It is well known that residents of Newtown /Yardley area do not mind spending top dollar. That is, if indeed, we are receiving a top shelf experience. However, they will not tolerate being sold a bill of goods with their hard earned money . Although our community has grown by leaps and bounds in the last several years ...Word of mouth still determines in Ye' ole Newtown /Yardley as to whether a business will succeed or fail. The Galman Group has underestimated this still tight knit community! From day one as new tenants at The Edge we had been experiencing consistent water leaks within the walls and sub floors which has resulted in living and breathing in a damp home( all due to a leaking HAVC system that Galman never repaired or replaced). Even given the units/apartments inside have been upgraded cosmetically inside the living space. From black air filters , which had not been replaced before move in ,only to find out several months later we were breathing in possible moldy air, when maintenance had to come in and cut a hole in our wall because water was pouring out of our walls into the apartment below because of a broken HAVAC system . And regarding the new appliances in our upgraded unit ( toilets ,dishwashers, microwaves) were not secured properly, falling out of the walls, to electrical outlets not being installed up to code to sewage drains pouring onto common living grounds where we walk our pets to toilet seals which were broken and not replaced emitting foul odors from human waste within our living space , to maintenance issues not answered and addressed timely . Sometimes two weeks or more before an email is responded to by the management and when finally answered the result are nasty attitudes from them. Their attitude is Pay the rent or leave and suffer the consequences because they never release anyone from their lease! This was the exact quote by the C Level Property Manager for The Galman Group when we tried to dissolve our lease and relationship with them. They obviously are Sprinter Slumlords ( in a upper middle class community )and do not care to position themselves with their investment at The Edge at Yardley as Marathon for the long term. Last , waking up to DEA, FBI and SWAT Teams lined up on the roofs of our buildings and elsewhere and double digit Police Cars positioned outside our units in order to remove drug dealers. read more

Many more negatives than positives. Non-smoking policy is a joke; I can't have my windows open because of the neighbors smoking on their balcony. The appliances are cheap and inefficient (no microwave included), much lower quality than one would expect for the high rent, especially if you're not in an upgraded apartment. The apartments are handed over uncleaned; I was told the carpets would be professionally cleaned before moving in but they weren't even vacuumed (as evidenced by the pet hair and visible trash left behind). Most of the screens are damaged, one of the windows is missing a lock and the sliding screen door to the balcony won't open--all of which went unnoticed at the move-in day "inspection" so I fully expect to be unfairly charged for those damages when I'm lucky enough to leave. When given a tour of the apartment I was told that lots of little "extras" were installed for the manager's friend so I was getting a great deal (like a "special" paint color, window shades left behind by the "friend", no pets, ceiling fan...) which is a blatant lie--for example, their website lists window shades as an included feature. There is a non-optional "valet trash" fee not included in the rent so expect to pay an extra $25 every month. And if your lease is ending, make sure you have a new place lined up well in advance. They require you to give 90 days notice if you're not planning to renew your lease. I made the biggest mistake of my life by panicking and renewing my lease, even when they decided to raise my rent. Don't bother emailing anyone in the office, unless it's to get money from you, your messages will go ignored. read more

Great place to live. The management staff is very attentive to the needs of the people living in the community. Maintenance staff is on top of all issues and keeps the property immaculate and well groomed.
