2/5 Stars I'm…read morewriting this review because I feel these points need mentioned to future renters, as I was not aware of them when I signed my lease. We've been living here for less than 2 months. While the apartments themselves are decent and access to the riverside trail is nice, there are some major drawbacks that future renters should know about. The 2 stars I gave are for Location (+1) and Cleanliness (+1) of my unit when moving in. I can also attest that the staff is very friendly and the maintenance/grounds people are very friendly as well. I do appreciate that very much. Now, onto my complaints: Smoking Indoors (-1) These apartments are not smoke-free, and tenants are allowed to smoke indoors. If you're a smoker, this place might work for you! However, if you're sensitive to smoke, it could make your living environment very uncomfortable. Insulation is no good as the smell easily seeps into other units and has been a constant issue for us. Since it's gotten colder, my neighbor now smokes exclusively indoors. I can tell every single time they light a cigarette because it escapes into my apartment. We've struggled to fall asleep many nights because of the continuous smoking from my neighbor and have been woken up multiple times due to the strong odor. Closing the vent in our bedroom has helped slightly, but it doesn't fix the problem completely. For context, I've lived in apartments in Oklahoma, Missouri, California, Texas, New Jersey, and New York, and I've never had to complain about smoke until now. While I have no problem with people smoking (even indoors if the units are insulated enough), I really don't want the smell in my own apartment. Not Dog-Friendly (-2) Don't be fooled by the massive dog park! While the complex advertises itself as "dog-friendly," the onsite dog park and surrounding areas are filled with sand burs (i call them stickers). The day we moved in, we were excited to take our dogs to the park, but within two minutes, they both started limping and refused to move. We had to remove over 10 sand burs from each dog. One of our dogs even developed an infected paw because a sand bur got lodged deep between their toes. The entire complex, except for a few small spots, is covered with sand burs. We've since avoided the dog park entirely and now stick to one spot for bathroom breaks. If we want to exercise them, we walk them out to the riverside trail. But even then, they will still get one or two stuck to them on the way to the trail. The dog park was one of the main reasons we chose this apartment, but it's completely unusable and that sucks. Management let me know there is nothing they will do about the cigarette odor besides sending an odor complaint to neighbors, so I wanted to ensure future renters are aware this is not a smoke-free apartment since I now have to live with this for the next 10 months, if I don't move out sooner.

University Club Apartments…read more This weekend, we are down to ONE working elevator, with everyone jamming into it. The fireman light comes on, and the elevator takes everyone back to the lobby. This is our only working elevator. 3 WEEKS AGO WE HAD NO ELEVATORS AT ALL FOR 5 HOURS WASTED MY WHOLE SUNDAY AFTERNOON. THIS IS A 32 FLOOR APARTMENT COMPLEX! There is still no working HVAC in the resident-floor hallways or lobby. From what I have learned from long-term residents, this apparently broke 4-5 years ago and was never fixed. Many current residents don't even realize there is supposed to be HVAC in these areas until they talk to residents who have been here longer. The pool TV is still not operating, and according to a long-term resident, the expensive pool sound system had a control box that needed repair, but instead of repairing the amenity, it was simply capped off. The heat is becoming a serious issue. Electric bills for apartments ranging from approximately 600-1,200 sq. ft. have reportedly been $230-$400/month, which I believe is partly related to inefficient HVAC systems and very thin windows. I am also unsure how regularly the individual apartment HVAC units are actually receiving preventive maintenance. I have to keep fans running in my apartment because there are no ceiling fans. There is also no light fixture in the master bedroom or living area. One bedroom has a light that was cheaply added, but you have to run an extension cord to plug it in. It took me a while to figure out that the ceiling light has to be plugged in at floor level because there is no convenient outlet where you would expect one. Look at the temperatures in the pictures I am including with this review: My floor hallway: 91°F Floor lobby: 91°F Elevator: 90.3°F Parking garage lobby: 98.9°F And remember: these are enclosed areas with an HVAC system that has reportedly been broken for years. There is essentially no airflow. I also recently had maintenance come to repair my guest bathroom toilet. I came home to find a dirty, heavily scratched toilet. I am including pictures of that as well. IMPORTANT FOR FUTURE RESIDENTS You cannot open the windows. They do not open for ventilation, and they are extremely thin. You have to keep the blinds closed to help keep the apartment cool--which means you cannot even fully enjoy the view you are paying for. CONVERSATIONS WITH CURRENT RESIDENTS UP FOR LEASE RENEWAL INCREASING THEIR RENT $190 FOR STUDIO AND 1-BEDROOM APARTMENTS! I want to be fair about one thing: I do believe the current local management team is doing what they can. My frustration is with the history of poor maintenance under previous management and with a management company that, in my opinion, has allowed too many problems to go unresolved for too long. From my research, University Club appears to be Horizon Management's only Oklahoma property. I am posting this update because prospective residents deserve to know what they are walking into, and current residents deserve to have their concerns heard. I encourage everyone to look at the pictures, document what you experience, and make your own informed decision.
