In conversation with 2 real estate agents about the situation without ever mentioning his name, they knew we were talking about Rich Ranieri and were told that he allegedly has a reputation of declaring issues that need repair so that he can reinspect at additional cost to the seller and sometimes upon his return finds another issue requiring repair work and a 3rd inspection at additional cost. Buying and selling your home is a stressful enough process and often time-sensitive and he is not only doing a disservice to the buyer and seller but also to the banks he represents. Implore your banks to use reputable appraisers. In the end, the buyer decided to change banks and their appraiser came in $30,000 higher than Ranieri's with no stipulations. Happy to say, after much unnecessary delay, the deal went through. I would stay away from this guy.
