Have had unbelievable experience with Agents from Rubloff out of their New Buffalo Offices in working with them over the past 8yrs on the purchase of both my primary and second homes and have referred them to a few friends as well who have been extremely grateful for the referral. When I was told Prudential Rubloff had acquired the rental company formerly known as New Buffalo Vacation Rentals, I was more than happy to give them a try this year to rent out our second home. We've rented only once before but by a smaller organization in the area. I was looking forward to having my home professionally managed and thought a larger company with Prudential Rubloff's reputation might be better. We signed a contract with them April 1st and they've recently found us a renter for the summer.

I can't speak for their other properties, but I assume they're nicely furnished and equally enjoyable. No issues with the property at all. It really was as if a family, who enjoyed hanging out and having fun, vacated their house for our use. I give 4 stars instead of 5, because I think the rental agreement is a wee bit knit-picky and also because there was a slight glitch with the payment...however Dan, the owner, personally took care of the issue immediately. In the end, everything turned out just fine. Just follow all the rules and there shouldn't be any issues. We slept 14 guys comfortably, although we did bring some air mattresses. Dan stopped by when we first arrived, just to make sure everything was OK, then we didn't see him again. If you're considering renting in New Buffalo, I recommend looking at some of New Buffalo Vacation Rentals, and I specifically recommend 'As Good as it Gets'.

The Black House on Beech is a small stunner called The Starling. Perhaps The Startling might be more apropos because it is a 2-story 3BR, 2BA house on a small footprint painted a pure matte black. Inside is modern and simple, decorated in black and white. They've considered every comfort -- there's a sauna, a hot tub, fire pit and hammock-- outside. Connect to the house Wi-Fi, watch a movie, play some tunes on the turntable, challenge your companions to a few board games--inside. Or walk a few minutes to Staymaker Restaurant at Journeyman Distillery, stock up on staples at Froehlich's Kitchen & Pantry, or enjoy a casual lunch/brunch at Oaks Eatery. This is a fine getaway for a small group or family. We only had a small mixup with the Wi-Fi but they were very responsive and this was cleared up right away. All the amenities at a small and quiet oasis. We didn't use the sauna but will be ready to try it on a return visit.

She ghosted me several times--not answering when I called to ask her to check on the house. I even had a friend call to ask her to contact me and she said "I never heard of her!" But a few weeks after she said that when I asked to have the house cleaned...she told me my house was over run with rodents and her staff ran out screaming. Then when I came out to investigate it turns out that her team or Lisa herself had left the basement door WIDE open during the polar vortex weather. Of course mice got in!!! She also had the temerity to charge me $90 for that aborted service. When I sent a handyman over--he found the back door WIDE open! And several windows cracked open as well. Avoid her like the plague!!! She is a charleton. She was very prompt only in sending bills--not doing the services that she promised to deliver. Stay away.

Of…read morethe things that have been maddeningly frustrating are their communications and not following up on things agreed on. Vacasa seems to be under-staffed at all levels - local, state and national out of Portland Oregon, a world away from our Michigan property. When pricing defaulted to 'dyamic' pricing, it was far below what we agreed on as our minimum nightly or weekly charge. We have 'no pet' policy in place, and the first two weeks of the summer had guests show up with dogs! We were told Vacasa would designate where guests were to park. Instead, they parked all over our yard and lawn area. Cleaning between guests was quick (about an hour for multiple buildings) and not always complete. In the positive column, cleaning was always finished on time and the linens provided (Homeowner pays for them) were nice quality.
