Subsequent years saw a few leaks every couple of months. I suppose I should have asked what type of poly tube they were using but figured for the price (over $3k), they'd be using something of quality. I was way wrong. I have had to engage Sprinkler Doctors for each leak (and it's not just one at a time, it's several at a time) after giving up doing it on my own. It just became a burden. Every instance of Sprinkler Doctors coming out to fix the leaks, the tech invariably asks, "who installed this?" and "this tubing is cheap." Most recently, I had a tech come out to address more leaks and he flat out told me that the tubing they used was garbage and the installers should have or would have known that. My entire system needs to be replaced because now, with each leak fixed, another leak pops up a little further down the line. So if you want to have fun repairing leaks a year after install, go with this company! If that doesn't sound like a grand time to you, I'd recommend looking elsewhere. TL/DR: irrigation tubing should last about 10-15 years after installation if it's buried. Mine hasn't even lasted eight. Leaks began occurring the year after installation.

During the build they tried their best to get more money out of us while delivering substandard work. The only way we were able to move into the home after many months past our projected move in date and many weeks spent in extended stays was by going around them to schedule our final inspection with the county, by communicating with our title company & lender, by filing complaints with the BBB and ROC. If you are providing custom architectural plans, please know that the time, money and planning that went into your build documents mean nothing to them, they will do as they please without your intervention. They changed our home and design, damaged our newly installed materials and appliances, illegally dumped their waste on our property & refused to properly clean up, refused to do work explicitly outlined in our contract, and attempted to cut corners at every turn. They're unwilling to learn, improve or accept responsibility. Through my interactions with this team I have come to learn what the term "gaslighting" means. They continued to smile in my face, offering pleasantries and small talk, expecting me to quickly move past their damaging behavior while their actions and words remained persistently harmful. Insurance was not particularly generous, so we kept our cabinets and doors, TJC built a new sink and dishwasher area, had a new marble countertop installed, and finished some very difficult staining with clear aged glaze. The sink, countertop, cabinet painting plus some smoke remediation were done within budget and in the time allocated. I was very happy with the work as I am detail-oriented. While some imperfections that originated from the home builder surfaced, the solution was to adapt and modify, not start over from scratch. I appreciate the engineering and project management that goes into a remodel like this, TJC is very experienced.
