    Our experience with Washington Promenade in Dumont was extremely disappointing. From the very first…read moreday, we had to deal with unbearable, deafening noise from an air conditioning unit located in the living room, noise that does not meet NJ standards for permissible noise levels. Because of the location and intensity of the noise, basic daily life in the apartment was nearly impossible. We couldn't have a normal conversation, work from home, relax, or watch TV without discomfort. We had to wear noise cancelling headphones throughout the day and turn the TV to the extremely high volume just to hear -- and even then, when the air conditioner was on, and the TV was literally screaming in the room, we barely heard. It was unpleasant, unsustainable, and simply not livable . We suffered from migraines and spent most of our time trying to be out of the apartment. Despite repeated complaints, multiple service tickets, the maintenance team offered no serious or professional solution. Their attitude was dismissive -- "It is what it is." Even after escalation to management, no real effort was made to address the problem or help us find a workable solution. When our children returned from college, the situation became truly unbearable, and we had no choice but to leave early with significant and excessive financial costs, not to mention logistical hassle that fell on us. Basically, management sidestepped the issue, stubbornly holding us responsible for ending our contract by leaving early while taking no meaningful or professional action to resolve a clear and ongoing problem, likely because doing so would involve costs. It's easy to be nice and super polite when everything's fine. But real responsibility and real accountability are shown in how you respond when things go wrong , especially in a building where people trust you with their home and well-being. We strongly advise anyone considering this building to look elsewhere.

It literally sounds like someone is taking a hammer. Wakes you up in the middle of the night. If you are on the bottom floor forget about it , you will not get a good night sleep in the winter time. My friend lives here. It's just a matter of time before everything breaks down. I'm on the verge of reporting this place. Nobody should have to live like this. Not to mention the plumbing. That's a whole other review. The two most important things for your tenants are plumbing and heat. If either one of these two breaks down you're going to have many lawsuits. Don't be a slum lord fix the problems!!!!!!

Nancy cancelled and assured me no one would take the unit I was first and she was the only person showing them. She scheduled another appointment for the next day. Next day comes around both units get taken. I get why do you even want to come here . Like it was too good for me. I ended up going and questioned her about the racism. I get asked if I am dominican I am not. I told her I was Puerto Rican and get the classic I know a Puerto Rican response.Did not want my application and scoffed when I told her I needed a garage for my car. Is she racist? You can decide for yourself. Is she rude , unprofessional, and dishonest? In my opinion 100 percent yes.

    I've rented at Avalon communities for over 7 years, and unfortunately, Avalon Teaneck has been the…read moreworst experience by far. If I could rate them 0 stars, I would. Cleanliness: Both times I changed units, the apartments were handed over in unacceptable condition. They weren't cleaned before move-in, and it took multiple complaints before anything was addressed. Maintenance: Constant issues with broken items both in the garage and in-unit, and rarely did things get properly fixed. Management & Communication: The leasing and management teams were consistently misaligned, providing me with misinformation they refused to acknowledge. Even now, Avalon won't give me a clear explanation around an "accelerated rent" situation that I've been left to deal with. Accountability: The manager, Jamal, has been unwilling to own up to the fact that his team (Niko and Patti) shared incorrect information with me. Instead of resolution, I've been met with avoidance. I have been trying to sort this out for over a month. For years I spoke highly of Avalon and recommended them to friends and co workers. After this experience, I can't in good conscience do that anymore. It's disappointing to see a company I once trusted fall so short in integrity, accountability, and customer care. Shame on Avalon Teaneck for treating long-standing residents this way. Do not rent here.

    Last year my friend moved from a one-bedroom apartment in New Jersey, where she had lived for six…read moreyears, to a two-bedroom apartment in our Avalon Teaneck building ten minutes away. The Avalon building only offered leases with durations of 1-2 years, and she signed up for a two-year lease expecting to be able to renew the lease in two years. Only after moving in, she learned from other tenants, some of whom were only given a maximum lease of 2 years, that upon renewal Avalon raises the rent for existing tenants by 25% to 30% even while empty apartments are being offered to new tenants at lower rates. Avalon also tells residents that they can "negotiate" the new terms, but then drag their feet and stonewall them, giving residents false hope and forcing them into a situation in which their lease expires and they have not yet made alternative arrangements to move out. To make things worse, Avalon further increases the racket by charging rent from residents who do find a new place but move out before the end of their lease, resulting in tenants having to pay double rent. On the flip side, when residents ask to stay another month or two on a month-to-month basis to finalize their move away, Avalon charges practically double the rent. Due to this racket, many residents have moved out after only one or two years, others moved within the building to a different apartment because new leases are cheaper than renewals, others were forced to downgrade to smaller apartments while incurring moving costs and experiencing many of the hassles of a move, and some opted to suffer the increases and remain in place despite the outrageous hikes only to avoid having to move again so soon after settling in. To add insult to injury, apartments that were vacated by abused tenants are often put back on the market by Avalon at rates that are significantly lower than the hiked rates Avalon demanded from the captive tenants as a condition for renewing their lease. The buildings and amenities are attractive but what Avalon is doing amounts to fraudulent inducement. Avalon is engaging in racket through the use of a bait-and-switch scheme to make unsuspecting apartment seekers become captive and to shortly thereafter hit them with outrageous rent increases. Avalon knows that tenants are very reluctant to have to undergo the torturous lengthy and expensive moving ordeal so soon after moving to their Avalon apartment, and the company is using this reluctance to engage in predatory practices against their residents. From conversations with residents, I noticed a common thread - every resident stated that had they been aware of this predatory racket in advance they would have never moved to the Avalon in the first place. Tenants that I spoke to moved to the building with the intention of residing in their apartment for many years and they were never warned that rents would be increased by 25%-30% when their lease would need to be renewed in 18-24 months. This means that, as my friend did, they researched a number of properties and areas, made arrangements to change their accounts and find substitute services in the area, including schooling for children, and went through the considerably disruptive hassle of packing, moving, and unpacking, a process costly in terms of time and money. If you were to subpoena the contact information of Avalon's current residents and the hundreds of thousands of former residents, you would find that most are or were victimized by Avalon's predatory

    My apartment in Dumont Terrace was a good fit for a first solo apartment...but it was not without…read moreits flaws. NEIGHBORHOOD: I enjoyed walks around the peaceful neighborhood, and being walking distance from Stop and Shop, Walgreens, Staples, Dollar Tree and Bottle King. Maybe the biggest highlight was that every neighbor I met was incredibly sweet and kind. Was it quiet? Yes. But fairly often there were police and fire trucks, dogs barking, people yelling, cars blasting music or speeding down the street as a cut through. PESTS: In the summer I dealt with gnats and fruit flies. I keep clean and spray the door so I only ever had three roaches. However, in the spring I had a termite infestation in the rotting wood of my coat closet and management was unhelpful in resolving the issue, so I dealt with it on my own--spraying poison and caulking the closet. A big on going issue was squirrels in the attic scampering around all day and night, often waking me up. Calls to management and the Super were ignored and ineffective in solving the issue. MANAGEMENT: I am so grateful that any time I had a leak or clog, the Super would come within the next day and fix it perfectly. Management is based in the city, can be rude and unsympathetic and unhelpful about any problems. PARKING: Sometimes in the winter there were NO spots left to park in! Unfortunately, many tenants park on the line in these narrow spots, or double park, leaving even less spots. Dumont does not allow street parking during winter months, and there is either not enough parking spots for all tenants or there are unauthorized vehicles parking in the lot. This also made it impossible to host my friends and family from out of state! FACILITY: I loved my beautifully renovated kitchen and bathroom, however the doors were the original doors...they were so old that they did not have locks, and were very diffuse to open and close. The heating system was a steam radiator with an incredibly intense heat, but would regularly shut off and not come back on for hours even when it was freezing out. When the heat would rush into the pipes they would bang alarmingly throughout the day and night at random intervals...often scaring me awake. If the smell of smoke is an issue for you, just be aware that any fumes easily carry across apaetments and from outside in. At the time that I lived there the grounds were wildly unkempt...trash, weeds, overgrown roots, no appealing landscaping, and disheveled buildings. A few mornings I would wake up and without any notice there would be zero water running to the apartment for an hour or two. Often in the summer there was no cold water to cool down with, and in the winter there was no hot water to shower and do dishes. SECURITY: There were multiple rounds of building inspections that tenants had to be present for but took place during regular work hours. I was put in an awkward position not being able to get off work with such short notice but not wanting strangers to walk through my apartment unatended. Then, a week after these inspections, I came home one day, and without any warning, someone had come in my apartment and installed a chain lock on my door. It was incredibly unsettling that someone had been in my apartment without any permission or warning. In conclusion, I do not regret my time there. But I now live in a nearby town in a beautiful apartment with a comparable price to how steep they were about to raise my rent in Dumont. Obviously every apartment has its own perks and flaws but I just want to be honest about my experience for considering renters.
