    My partner and I worked with Rachel Sa to look at a homes to move to the Sacramento area. We were…read morevery transparent with Rachel about our move in date of December 13 and the 1 co-signer having a lower credit score of 700. Rachel encouraged us to apply for the home. Because 1 co-signer had a lower credit score of 700, she told us the security deposit would double and it was $2700 to $5400 and they agreed to lower $4100. We did and got accepted and had our friend schedule a viewing for us. They wouldn't prorate the rent since our move in date was December 13 and said if they did prorate it then it would be January rent with the security deposit, which would be almost $8300 in total. She had the audacity to say she was transparent with us but each time we took the next steps, we found out more extra charges with stipulations. If we had known all of these extra charges, we would've never applied. But they also accepted us, so please explain to us why did you accept us with all these stipulations and charges? It would've been nice if she had communicated in the first place. It was such a shame because we did love the property but we were not happy about how they manage it. If you do apply, be very clear about your questions or they will try to milk more money from you!

The posting also never said rental history couldn't be from family/friends so we ended up paying for an application to a house we weren't fully qualified for in the first place. We called Rachel to get clarification after our denial letter and all we got was her saying she should have/could have done a lot of things differently. Miscommunication, mistakes made on the documents they provided, and unprofessionalism on the rental company's part absolutely steered us away from using this company again. Would not recommend to anyone looking to rent. Too misleading and a waste of money! $90 down the drain for a house we weren't even allowed to see with out an approved application.

    We did a application for a home at RNB rentals was told we were 2nd in line for the home and would…read morehave a answer by the end of the week if the applicants before us got the home or not after waiting all week on Friday March 13th we were told the house has been rented out and is off market we were asked if there were any other homes we were interested in we told them no unfortunately there's nothing else on their website we were interested in and asked for a refund on our applications no problems there they did agree to give us back our $200 dollars now fast forward to Monday March 16th only 3 days after after we were told the house has Been rented Out we see the home back on the market we hurry apply again for the home and reach out to RNB asking if we can possibly get our spot back as next in line for the home we were told had been rented out we called left a message they didn't answer they listened to our voicemail and emailed us back saying sorry no they go by 1st come 1st serve basis which i totally understand but in a case like this you would think since we were next in line for this home they would have called us and said hey the applicants before you didn't end up working out and will be putting the house back on the market but nope no phone call no email we just happened to see it back on the market now we went from next in line to 3rd in line I feel like this is super unfair because we only took our application off of the home because RNB told us it was RENTED and off Market hopefully they make it right

My journey started on Zillow, when I saw a gem which peaked my interest. I immediately sent a message and soon received a text message inviting me to an open house viewing. From the first introduction, I was impressed with Adams' management style as well as impressed with the house itself. After a brief conversation, Adam advised me if I was interested in the property to please apply ASAP (no pressure) as the property owner, his staff and OPM would all be going out of town for the holidays and since I was in a time crunch he would do his best to review my qualifications and present my application to the property owner. To my surprise, within two days, I received the message Congrats you are approved! WOW, what a blessing early Christmas and Birthday present. My family and I were OVERJOYED!! Adam is phenomenal at his job. He is dedicated to business, the property owner as well as me, their new tenant. While on vacation, cooking holiday dinner and nursing his precious sick daughter, he kept the lines of communication open. Often, I shared with him that we could resume business when he returned into town yet Adam stepped away from family duties to provide me with updates. As a new tenant I appreciated his commitment and felt welcomed into the family. Every step of the way, all of my questions were met with straightforward answers and the paperwork was explained flawlessly. It really made the entire process pain-free and very reassuring. With any move, one might run into a few minor hiccups, and of course, Adam has taken care of any issue in a nice, polite and timely manner. I have been happy here with the overall management of this property, and I do not plan on a change any time soon. Thank you again Adam. I really had a great experience with you.     My partner and I were very interested in renting one of the properties listed by Owen's Property…read moreManagement, but unfortunately our experience has been frustrating from the start. We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

Then we submitted notice of an early termination agreeing to have the home professionally cleaned, and in better shape than when we moved in. We also agreed to pay rent until the home was re rented. The home was rented only a few days after us leaving, Kristine charged us a $3000 early termination fee. Even tho we gave notice completed a perfect move out and they rented it 2 days later. After reviewing our lease it clearly states there is no termination fee and the renter is only liable for prorated rent until the unit is re rented. I also looked up CA rental laws and it states that companies and lanlords are not allowed to charge a flat rate termination. It is prohibited by law. I sent all findings to Kristine and she threatened to file a collections on us... even tho we paid all of our bills on time??? Then she said "go ahead and sue" "we have won this before". My wife convinced me that the lawsuit wouldn't be worth the time. so we moved on. Months later we found out that the new tenant never changed the utilities into their names. When we came back to Kristine she said "that's not our problem" "we don't verify". I cannot even begin to express the unlawful, unethical, disappointing practices that DK Property Managment conducts, let alone the awful general attitude from Kristine and her team. Do not use this company, read other reviews, search them on the CA website and see how many lawsuits they have had. This company should be shut down.

    Very unimpressed with the care of the home that we stayed in for 3 short months due to flooding in…read moreour own home. The home was available four days before our daughter's wedding, so we took it. The home had a continuous smell of something foul that couldn't quite be identified, so attempted to cover the smell with plug-in air freshener mostly unsuccessfully. Things were broken and/or unusable. We found disgusting things that the previous tenants had shoved under the vanity in an upstairs bathroom (the home was supposedly 'cleaned'). We had to unclog sinks and bathtubs with Draino in order to use them. The refrigerator had to be replaced while we were there and it was our responsibility to coordinate with delivery. When we found cockroaches in the house, and black widow spider nests in the backyard Kristine suggested that we use whatever pest control company we preferred (isn't that what they are there to do - manage the property?). Now, they are trying to charge us $1100 for cleaning of this home. We had our cleaning service to this house every 2 weeks while staying there and left it significantly cleaner than we found it. Wish we could have given them 0 stars.

After a while, I started to see Dan, he showed up and showed him around. He explained how it work between with any Property Management and the owner while requesting for any work repair. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of.     Extremely Disappointed - Stay Away from Action Properties…read more If I could give zero stars, I would. Action Properties has proven time and time again that they are one of the most unresponsive and neglectful property management companies I've ever had the misfortune of dealing with. They completely ignore complaints, no matter how serious the issue is. Multiple residents (myself included) have reported safety concerns and property hazards with their tenants, and Action Properties' response has consistently been the same: nothing. No inspections, no follow-ups, no communication--just pure neglect. What makes it worse is how they seem to actively avoid accountability. You'll leave messages, send emails, and file complaints, and it's as if you're shouting into the void. The lack of basic property oversight and tenant care is shocking for a company that supposedly specializes in property management. If you're a property owner thinking of hiring Action Properties--don't. If you're a prospective tenant--run. Save yourself the frustration, damage, and financial loss that comes from dealing with their utter incompetence and disregard for residents' wellbeing.

I talked to a tenant and got her number everything was cool with her but then I get an email from Terri(after ignoring multiple attempts to contact her) that said tenant was complaining about me actually. When I asked for proof i Was ignored so I called said tenant and she said that wasn't true. Then fast forward cars Gone I havent contacted Terri in hours by this point and yet again another email from her. This time in a matter of fact manor. That my cousin did this about the car and my cousin did that About the car. like she knows my family!!! I'm a single woman living in a single studio how does she know my family to then email me about what my cousins have done!! I then contact my family and just as I thought no one knows what she's talking about because we have NO CLUE who's car that was. of course I defended my family and now I've gotten condescending messages that this is all being sent somewhere and she tried to catch me about I admitted it was my cousin or I knew the woman and said like (nice). and now another email just came in that I'm "harassing" her and now we're going to have a "problem" because I asked her to prove that it was my cousin like she said. She's a lying condescending woman that loves to point out she owns it all and there's no one else i can talk to. So let's see what falsehoods this lady and the building owner come up with.
