If it weren't for the people working in the community office it might be a good place to live?! We have been told lie after lie. They never do what they say they will get done. We love our new home but I sure wish we had known what we know now because we would have not moved here. read more

It is like pulling teeth to get their maintenance crews to do anything especially keeping up the landscaping in the back yards between homes. They want us to keep our carports neat and clean but choose to ignore the landscaping under the trees between houses. Most trees underneath look like a jungle with weeds overgrown so high it wouldn't surprise me if a gorilla came out of it followed by snakes. They raise the rent every year to the point where retired residents have to work part time just to afford food. They used to have a guard 24/7 at the front guardhouse but they installed automatic gates which malfunction several times a month, presently the automatic entrance gate for the residents has malfunctioned and they put the gate arms up for several; days now allowing anyone to drive in... Gated Community ??? what a joke! I Would not recommend this place to anyone after the new management took over. The old management kept the residents neat and clean around their properties but if you drive around now it reminds you of a trailer park. read more

Columbia Park, While a nice place to live, at one time, is under new ownership. They are upgrading the Park in many ways. However, they have chosen to ignore State law regarding installation of new homes. They are bringing many new homes in to sell/rent. The State law clearly states that new homes must be at least 10 ft from existing buildings -. This is being ignored. New homes must also be on lots of at least 3600 sq ft. This too is being ignored. They are packing these homes in wherever they can. There is plenty of land available for expansion where they can obey the State law. See the law ( codes.ohio.gov/ohio-admi...). I really don't understand it. These laws have been created to provide privacy and safety to residents. They have dug ditches behind existing homes, with the intent of burying overhead power lines. These ditches are within inches of homes and remained open for months they are now filled in but they destroyed much of the landscaping whether it was the parks or the residents. AND, THE POWER LINES STILL AREN'T BURIED. They just dont care! Everything the Park does, to UPGRADE the community is done in an unprofessional, fly by the seat of your pants manner without regard to the impact on residents and remains uncompleted for extended periods of time. Some homes in the construction area, lost electric and/or water. The ones that lost electric have had power restorEd via wiring coming from the pole, lying on the ground in open conduit . They finally buried the wires that were lying on the ground! It doesn't take a genius to figure out that these exposed wires was dangerous! It had been this way for months. Meanwhile, they are trying to install a new gate entry system at main entrance. They put in a walking path! Sounds good? well, residents use this path to walk their dogs and the dogs are allowed to freely relieve themselves and the walkers are not cleaning up after the dogs. During the last several years, the park has shut our water off 2 or 3 times/ yr for maintenance /upgrades. Following these interruptions we are advised to boil our water for 48 hrs. Today, we received yet another notice that water will be off most of the day June 15th for hydrant work and to boil water due to the possibility that disease organisms may have entered the parks water system. I am probably cutting my nose off despite my face but something needs to be done about the "LACK of CUSTOMER SERVICE" provided by this business. My wife and are looking to purchase a modular home located in this community. We worked and agreed on a unit and then submitted the application along with a $250 app fee. I understand there are some cost involved in getting these reports but I paid it and moved forward. We were approved without any problem and I am attempting to schedule a closing date and move in. Well today, August 3rd I find out this community will not allow us to sign the lease or move in until I can deliver to them a copy of the title for the modular home with my wife and me listed as the owner. I can pay for the home start paying the insurance to cover the property but I cannot sign the lease and move in until the state of Ohio issues a title with my name in it? In the state of Ohio that can take up to 30 days. This is the CRAZIEST THING that I have ever heard! I called and left a message asking the park manager to call me but I would bet a large amount of money that she will not return my call. I start my job in the Cleveland area on 9-1-16 and I am not willing to pay to stay in a hotel if I just purchased a modular home and making payments on that unit. So I hope someone from Columbia Park or their parent company is paying attention to reviews and social media. I hate to say it but if we cannot clear this up then I have to cancel the purchase of this home and look at another location. The annual lot fee is over $6000 per year so this is a big item to me. I will update this rating when I have more information. read more

If I could have given a 0 star rating, I would have. I moved into this community with great hopes. I had planned that this would be my "forever home", and the last place I live. Unfortunately that is not going to be the case. The park is currently up for sale, and is being badly managed by a receivership out of New York. Current management is horrible, made up of a manager that refuses to talk to the residents, lack of maintenance in the park, rent that goes up every year and offers no services, road that need repaired, trees that need to be trimmed, and nothing but lies out of the office about if and when this is going to happen. Poor communication from the office to the residence of the park is just the tip of the iceberg. Had I known that the park was in a receivership at the time I was looking, I never would have purchased here. A lot of the people who live here are nice, but unfortunately there is also a population of individuals who feel that they are the ones in charge, and are bullies, rude, and "know it all's" and have no problem tattling on others instead of bringing issues between neighbors directly to their neighbor. If you're looking for someplace to live, don't shop here. There are some beautiful homes, but until the park is sold, management is changed and improvements are made, there is no good reason to move in. read more

After many years living in this park many residents will have to acknowledge that maintenance and service are not what they should get for paying a pretty high rent for a piece of land they even have to maintain themselves. They own their homes, but that is pretty much it. The numbers of vacant lots are rising, so are the numbers of vacant homes. They are falling apart due to lack of maintenance and for some unknown reason not offered for sale. This park is owned by a group of investors, so for them a resident/homeowner is just a monthly rent check. read more

08/08/19 !!!!Update!!! Today I found out they shut the water off. This is the second time, with in a month, this has happened were they have shut off the water to the park with out giving any notice. I called and the lady at the office is like "Monday we gave notice", I told her I never received notice and was home all week so far. She said "The boys delivered the message Monday and that its to bad and not her problem" This place is the worst place to live, I would not live here. The staff is rude. The maintenance guys will run you down because they do not follow the traffic laws. Other residents treat this place as there own personal RV park and stop in the middle of the rd, its horrible. They now have a CP patrol who thinks he is a Police officer when he isn't and will stop you for no reason. Please heed my warning and do not move here. It will waste your retirement or your loved ones. THIS PLACE IS TRASH!!! and not like I used to be. The owners do not care about the property at all, just making money. read more

I LOVE the quietness here. I LOVE that it's 55+ ( or use to be ). I just wish the owners would care enough about the residence instead of the money we put in their pockets. It's like pulling a tooth trying to get something done. You then go to the office to ask about something to have them tell you they aren't going to do it. Their famous line is "we're only allocated so much money to get things done". They say that all year round. Sad, very sad. read more

Following the passing of my father, my mother is looking to relocate to Cleveland to be closer to me and my family. We found a lovely home in Columbia Park. The main thing I should note about my parents is that they have never supported having credit cards or debt. They've paid for everything, as long as I can remember, with cash. Our real estate agent provided us with the application for residency to the park. We filled this out and provided proof of income, bank statements, everything requested. When dropping off the application our agent explained to them that my mother had no credit history. Our agent was told that would not be a problem. She provided the money order for the $250 application fee and we awaited a response. My mother was notified the next day that she was denied due to a lack of credit (she had no score). I spoke with the office and was told we needed a minimum 585 credit score to be approved. I offered to co-sign but they wanted an additional $250 to run my history! Nowhere on their application did it state a minimum score was required. I was informed by the office that this is something that is the job of the applicant to ask, not for them to advertise. I mentioned also that there are laws protecting consumer rights with regards to application fees. I was told they are a private company and can charge whatever they like. Needless to be said, we have no desire for my mother to live in a community that takes advantage of those on a fixed income. This place is no place I would recommend living, especially when they value poor credit over no debt. Two big thumbs down. read more

I suggest anyone who decides to buy a home here to do your homework. This place is New York based with management onsite. They have no problem taking your $400 plus dollars per month and proviiding no services to the residences such as no water and sewer and no lawn care. If you want trash removal at your door step forget it. You have to cart it up to the dumpster. If you are unable to from what I hear Columbia Park will do it for a fee. Columbia Park also sends out written warnings if one should have dandelions in their yard but yet that's all you see in the common areas along with numerous tree brances and terrible roads through out. Street lights that do not work is another common problem found here. God forbid you should help a parent find a place here and think it's all safe and sound and peaceful. Not the case. There seem to be a lot of bully tactics within this community.The management refuses to step in advising that it is a private matter between fellow residence and to take it up with the Police. I believe before anyone buys here whether you spend $10K or $100K you should be able to talk to local residents about the shenanigans that go on here. Bitter people who have nothing better to do than to cause trouble for other people. There is more than a few key people and they are aware of it. It's a crying shame that a retirement community can not live the rest of their lives in peace. I end with this final note in this sleepy little community that were led to believe. It's not as great as they project it to be. Would I suggest someone to come live here, absolutely not! The meetings they have at the social hall also known as home owner association meetings. That's a joke too! Good luck go else where put your money where the people genuinely care about you or your parents. God bless. read more

This is nothing like it was when I first moved here 8 years ago. Management is terrible and disrespectful who makes up there own rule as they go along with empty lots pot holes vacant units with feral cat from one end to the other than there's the sewage and water system that would cost millions to repair with violation from the dumping of raw sewage into Rocky River than the over flowing dumpster which attracts every rodent in this place. Why should it take residents to suffer on both ends now because of telling officials that management and owner have let thing get so out of hand here the law firm that previously owned the park should get away of all damage that has been done to a once nice place to live. Now that it in receivership a bank has taken it and handed to a era responsible property management company that only does something if resident complain of unsolve issue again. People have to realize that if a bank take it over it becomes everybodys tax paying dollars read more
