When I inquired about the anonymous reports, they magically disappeared, and I am not allowed to have them.. since moving into the neighborhood I have complained about people coming into my home when I have disabled my cameras I have talked to the housing office about people leaving bunk, keys, all around Home Depot and Lowe's for my front door and back door. Nothing about this has been done. No one's keys have been checked to see what house key has been checked out and it is very easy to just take a key when you work for a company and enter someone's home.. security could be better, especially with stalkers running around in the neighborhood.

It's supposed to be picked up every week. If only! I feel so embarrassed because we have to put garbage out back or in the shed to get stinky and gross and it's embarrassing. And it's only because the trash service for this neighborhood is downright lousy. My neighbors on either side always get their trash picked up and I put my can a few feet down from theirs. I truly feel like we get ignored for this service. I've throughly read directions in the lease about where to put your trash can, etc. and nothing works. It sucks because I love living here but if we have children we would have to move because the trash service is that bad! If you're a large family I wouldn't live here. if you have dirty diapers that need disposed of every week don't live here because let me tell you: they will NOT CARE AND WILL NOT PICK UP YOUR GARBAGE! Those dirty diapers will end up going to your shed or yard because the trash service won't dispose of your garbage and you'll get to feel embarrassed like me! Truly disappointing.

If you need an apartment in Norfolk/Portsmouth, this is by far the best place to rent from! I love…read moreCouncill Realty, and I'm sad they are not our current Property Manager. (i.e. Check out my feelings on Nancy Chandler Associates) Point #1: I lived in a one bedroom apartment at 1812 Core Ave. (Ghent) for 4 years, and it was by far, the nicest, most well maintained, reasonably priced apartment I had ever seen for that price in Ghent. Most of the affordable apartments in the Ghent area are very charming old buildings, with tons of potential and character, but they have not been well maintained and are managed by lazy companies who put no effort or money into maintaining/fixing/updating them. Before that, my husband had lived in one of their 2 bedroom apartments on Pennsylvania Ave. (Riverview). His experience was amazing, as well. Point #2: The staff and management is the friendliest, most accommodating and helpful staff I have had the pleasure of dealing with in my past home hunting. They let you check out the keys to the apartments you want to look at in return for a deposit, so you can peruse the locations without the annoyance of relying on a realtor. They answer work orders quickly and pleasantly. Each location is freshly painted and spotless prior to the new tenant's move-in. They recently put up a website, which is one thing I'd wished they'd had when I was hunting for homes in 2006! http://councillrealtymanagement.com/rentals/ Previously, all interested tenants had to go directly to the office to get the list of available rentals or drive around tirelessly looking for buildings with the Councill plaque on the building to call and ask if there was availability. Start here when you are looking to move!

WHERE DO I BEGIN? 1. New management is a real estate…read moredevelopment firm in New York City (Lightwell Development, led by Tim Foley) 2. These hot shot NYC'ers are raising the rent by $500. Yes, $500 at ONE TIME. Converting these old apartments into luxury apartments, of course. Because this area DEFINITELY needs MORE luxury apartments. Q: If big real estate takes root and buys up a lot of cheaper residential properties and "renovates" them, how do you think that'll affect the housing market? A: Per Princeton's Journal of Public and International Affairs, " Institutional investors, particularly large ones, raise rents- likely using their scale to extract markups-and disproportionately target neighborhoods with declining incomes and high minority shares." "Risk is offloaded to low- and middle-income households, while returns are concentrated to investors." "Nearly half of renters in the U.S. are rent-burdened." "When households devote an unsustainable share of income to rent, wealth accumulation becomes impossible, and unexpected cash shortfall leaves them vulnerable to eviction." "Research finds that institutional investors and large-scale landlords are more likely to file for eviction for non-paying tenants." (Not sure if links work on Google Reviews but here ya go. There are citations throughout this article.) https://jpia.princeton.edu/news/rise-institutional-investors-us-rental-housing-market 3. Lightwell Development is forcing most of its tenants out because of the property being severely neglected by the last management team. I'm talking mushrooms growing on the walls type of water damage) 4. Lightwell Development talks poorly about the current tenants, who they are forcing out, whenever those tenants apply elsewhere and list Pelham Place as their previous residence. Thank you Tim Foley!!!

I have lived at Pelham Place Apartments since July 2018 and I have loved it here. When I initially…read morebegan looking into the complex I was shown several different units - studio, 1 bedroom, 1 bedroom split, and 2 bedroom (all very well priced). I fell in love with a couple units but couldn't make up my mind. The manager let me swing by several times and was so kind about letting me repeatedly view the apartments until I decided. Since then, I have spoken with her many times and no matter how busy she is she is always very friendly and has gone above and beyond - giving me tons of helpful advice for living in the Norfolk area, and being a general pleasure to chat with whenever I step into the front office. I moved in in the Summer so I did initially have a few flies come in due to the hot weather but when I reported it to the front office, maintenance was immediate in coming over to repair any windows that might have had small holes and I didn't have that problem again. Speaking of maintenance, Pelham has one of the handiest and sweetest you will ever meet. He is so quick to fix any problem and extremely respectful about your space and privacy. He also loves to answer questions so I ended up learning a lot of useful tricks from him about general apartment care! Honestly, I do not have enough nice things to say about maintenance at Pelham. During the winter my radiator would make noises when the cycle would switch from on to off and he worked so hard to make sure I'd get a full nights sleep. Other than the occasional radiator sound, the general area is very quiet. The grounds are well maintained and when he found out that I liked to take my cat out for walks near the back alley area, he stopped using harmful pesticides on the grassy areas so my cat wouldn't get sick! We ended up starting a little cat walking/fostering community within the complex and I have made some very good friends just by living here. Parking (as well as heat, water, and sewage - a seriously good deal) is included with rent and the lot is well maintained. Street parking is also free and easily available. Trash is deposited in a dumpster in the parking lot. One change I'd love to see Pelham work towards would be getting a recycle bin put in the parking lot as well, but even without, its still pretty easy to find places to properly discard my recyclables. I have felt very safe the entire time I've lived here - there is a large gate closing off the alley and the cameras on-site definitely help contribute to feeling safe. When I first moved in I had a security system in place through Cox but I cancelled that after a few months because of how safe I felt at Pelham. I work at the hospital down the road so I walk there every day and have never felt scared walking back, even when its been late at night. The neighborhood is beautiful with a lovely courtyard in the middle of the complex and a park, small pond/river, and open field surrounding the complex. The staff here truly care about their resident's well being and its evident in how tirelessly they work. I highly recommend Pelham Place Apartments. It has been a pleasure to live here.

Then I met my husband who was in the military and was swept away to a new state. I didn't want to sell my beloved home. So we talked about renting and heard advertisements for renters warehouse on the radio and decided to give it a shot. It was GREAT! So easy! The person that came by looked at the home, assessed it, took pictures, put it online and in less than a month I had tenants! If anything goes wrong with my property Renters Warehouse informs me right away of the issue, they give me the option to use my own vendor if I'd like (which I don't, I just use whomever they recommend and so far have had great success) and it is fixed in no later than a week! My HOA is constantly having me power wash the home area, or re-paint the door, or fix this and that and renters warehouse has it done, with pictures to show, in under two weeks! Way more than enough time to send the images off to the HOA before I get a second nastygram from them, haha. Renters warehouse is beyond reasonably priced for the peace of mind they give me in maintaining my property. I HIGHLY recommend them to anyone renting in Virginia!!

Dealing with Renters Warehouse has been extremely frustrating. I recently had to renew my lease…read moreagreement, and of course they charged me a $200 "agreement fee" for what appears to be nothing more than changing the dates from last year's contract. In my opinion, this feels like the equivalent of strong-arm robbery. What makes this even more frustrating is that the previous property management company never charged fees like this. If the property owner decided to switch management companies, why should tenants suddenly be forced to absorb additional costs that never existed before? I did not choose to change property managers, yet I'm expected to pay extra simply because they took over. Charging tenants hundreds of dollars for minimal administrative changes feels excessive, unfair, and completely unnecessary. A lease renewal should not come with a costly fee when the agreement is essentially the same as the previous year with only updated dates and terms. I'll post a copy of all these the fees they charge and you not believe it!!! Renters Warehouse is nothing more than fast food property management. If you cross a piece of property and this company is managing it stay away from them!!
