Over the course of the years, I have had many rental properties I have lived at / experienced and this is one of the best. I have lived at their Pine Shore Ct location for two years now and have no complaints. Since moving in they are continuously making improvements to the property-including repaving the parking lot, updating the outside appearance with painting the doors (it looks a lot better) and general maintenance. Oh! And new, working thermostats. Every time I or my room mate has put in a maintenance ticket, they have responded promptly and fixed the issue very quickly. For example, the stove had a burner that need to be replaced-they sent someone with a brand new coil in less than a day. The towel rack fell off the wall in the bathroom and they securely affixed a new one without making it look gaudy. Honestly, I can see myself living here for years to come. read more

Renter Beware! They set you up to lose your deposit, with ridiculous demands on your lease. Nowhere does it state that you can't hang pictures, but it does state don't fill holes in walls. Then they ding you for the holes in the walls! They don't repair items when requested,and they will charge you for normal wear and tear items. read more

I currently lease from Gifford Management Group...let me tell you this has been one of the most infuriating experiences of my life. They are not organized and their book keeping is horrendous. Their lease does not cover 'acts of god' and puts those as the renters expense (our refrigerator was leaking and it caused damage to the floor. We had a maintenance request in for said fridge and yet when they saw the floor damage they charged us for it despite it being their appliance that damaged the floor) and then when making payments on said floor they increased my rent for one year to cover it yet left the balance owed for the floor untouched and increasing from late payments since the extra rent amount that was supposed to be going towards the floor was just going into their pocket and they were charging me extra. It took HOURS of me in the office arguing with them about this and them insisting they were correct when I had pages of information printed out and highlighted every single payment that had been made and every charge they had given me because of it. It took HOURS before they finally realized their mistake and apologized. We had an eviction notice for non rent payment because of this issue when we had in fact paid our rent. They then still charged us the eviction fees for a wrongful eviction because of poor organization and management on their end. We have stopped calling the maintenance line and just taken to fixing the issues ourselves due to the poor work completed and the length of time it takes to have the orders completed. In short, if you want an infuriating time then rent from here. If not, look elsewhere. read more

I NEVER in my life have written a review. I signed up on Yelp just to hopefully save someone from making the worst decision of their life by signing a lease with this company... The WORST decision I have ever made. After moving in several problems happened and 2 years later they were still not fixed. AC damaged all carpets and leaked though ceiling. Ruined carpets and ceiling. Put in new carpet then put in new hardwood floors at my expense. Put in work order someone came out said they gave owner a quote. Still not fixed. Did not have AC for the 2 years I lived there. Bought window AC's. SEVERAL other problems ensued that some I fixed at my expense and some I left the work order in for that was never completed and I just lived with it. Michael (Property Manager): THE WORST! Submitted my 30 day notice to vacate-received a response from receptionist. Called and emailed requested for a meeting at the house to show problems. Never got a response. Called and emailed about leaving keys in mailbox instead of at the office (Because I received a letter from management asking to NOT leave anything in mailbox). Get an email almost 3 weeks later telling me I owe a full month rent because he, "didn't know I left until he went to the house and I wasn't there and it was empty." He received my email and sent a response, but "didn't know i left." He sent me an email telling me I owe a full month of rent because I didn't turn my keys into the office. Everything he says goes against the contract I signed. I am positive Micheal neglected my emails like he did my phone calls and is trying to cover his behind for not notifying the owner that I sent 30 days notice. Why else would he be trying to collect a full month of rent from me when I gave the proper written notice?! My next step is Mr. Gifford- maybe he can help me. I once rented an apartment in Ghent with Gifford, my first time dealing with a property management company. It was cheap and I got what I paid for pretty much sums up my experience. The good and not-so-good: GOOD: Called the "emergency line" twice and my issues (power outage, burglary) were resolved promptly Quiet building Parking lot for residents Property manager and maintenance person overall quick to respond to emails NOT-SO-GOOD: No electronic payment, so had to pay by check On-site maintenance was lacking (laundry room was uncomfortable with spider webs that always seemed to be there) Discrepancies with move-out inspection/deposit return (but resolved shortly after a few emails) Safety (must have been helpful for the burglar that the parking spots match the apartment numbers) read more

Dealing with this company is continuously frustrating. The owner of the house I rent changed to this management company when our lease renewed. If I had the foresight to know how they treat their tenants, I would have moved in order to avoid the constant headache. The few times I have needed to call they are extremely rude. As an example they once threatened to charge me for an issue that was clearly the owner's responsibility. Steve Summerlin has been my property manager for several years and I am grateful for his service to me. I am no longer in the Hampton Roads area nor do I live in the same timezone anymore. Steve has been patient with me, professional through and through and kind to me when I get flustered or confused about homeownership. Steve is also the property manager for other members in my family and they too are satisfied. I've rented from them going on 3 yrs. I've never had a compliant. Their mataince dept. Is by far best I've had any dealings with. Anytime I've had a issue they have schedualed to have it addressed ASAP! The property manager allways adds to his replies if there is anything else I can do please let me know? Unless you want to sit on hold for the most rude phone representative in Creation, only to be HUNG UP ON, don't even bother contacting Gifford Management Group. Hands down, the WORST customer service of any property management/real estate agency I've dealt with in over six years of experience working on both sides of the business. Take my advice, spare yourself the trouble, and TAKE YOUR BUSINESS ELSEWHERE. There are plenty of reliable, trustworthy companies in the Hampton Roads area, but this is NOT one of them. Very poor experience with the property manager in Virginia Beach. Poor communication and very rude representative. READ your lease/ rental agreement carefully and leave nothing to chance. It will be purposely convoluted in order to keep your deposit and to charge for trivial things. They will not honor a verbal agreement or make any consideration for extenuating circumstances, despite what you may be told! Deceitful business practices, and total disregard for service members. The only good thing about renting from GMG is the fact that all of our utilities are included and were a little less than a mile from the beach. GMG has been a nightmare to work with from day one. It was extremely hard trying to secure the rental from the get go. We had to fill out two different applications and give two deposits. After about a two months we were finally able to sign a lease with them. The woman we worked with, Ramona, was extremely rude since the beginning and only was nice the day we signed our lease. After we signed the paperwork we all headed to the new apartment where she proceeded to yell at children for coloring the street with side walk chalk!!!! We also requested new carpet be put cause the carpet in there is stained and old. We made arrangements through GMG and the carpet company and had everything planned out. The day prior we moved all of our furniture into the kitchen and bathroom, everything was picked up from the floor and crammed up above the closets or in the shower. The carpet installation people were late so my boyfriend called them to see when they would be arriving only to discover GMG cancelled the installation AND NEVER TOLD US! So now were stuck with old dirty carpet and have to put everything back. BE CAREFUL IF YOU PLAN ON RENTING FROM THIS INCOMPETENT MANAGEMENT COMPANY! read more

Horrible maintenance "department". The two most frustrating things have been: 1. It took over a week for them to fix a shower handle. I didn't have a functioning shower for over a week... And all they had to do was replace a handle and its screw. Also the tub holds water and they won't fix it. Disgusting, standing water. All the time... And they don't allow you to fix it yourself or hire somebody quicker than their crack team. 2. It took a full month after I moved in before they got around to fixing my front door. I couldn't close or lock my front door for a month. Not to mention the six or seven other things (less important, but still frustrating) that should have been in working condition prior to my moving in. It just seems crazy and unfair to me that I should be expected to pay the full rent amount for a semi-functional living space. read more

I am an out of state property owner, using Gifford to manage my rental home. The experience from this side is no better than the tenant reviews I have read here. In my 7 years with Gifford, I have only had one property manager who was a real professional, and actually followed up and did what she said she would do. Unfortunately, she did not stay there long. All the rest have been unorganized and uncommunicative, and usually fail to follow up on anything. If you are looking for a company to manage your rental property, you would do well to look elsewhere. read more

Alot of negative reviews from others but I'm speaking on my experience with this company. Decent selection of affordable housing in the Norfolk area. I stayed in one of their rentals for about a year and a half. A nice little duplex type apartment near Ocean View. Interesting neighborhood to say the least but I chose this place being that it was close to base and I needed a little place while my family lived in California. The management company was one of the easiest rental management companies I've had experience with since being stationed here in Hampton Roads. There wasn't a constant flow of correspondence asking for this and that...which I liked. When there was an issue with the rental, plumbing, storm damage, fridge not working, AC not working or whatever. They would quickly respond to get the situation taken care of. My property manager Robin would always return my calls in a timely manner if I had an issue. If I was staying in the area I would definitively rent from them again. read more

This is the most terrible management group I have ever dealt with. I drove from another city to their office because I was told that a certain property was still available the day before, and even checked their website the morning of. When I arrived at their office, I was told the property was already rented. They even confirmed that the property was still showing available on their list. Apparently they don't update their website or internal-use list of properties. The man was very unapologetic and u helpful after that point. They are very unprofessional. Had high utility bills due to faulty doors, refused to comepnsate and charged me late fees, then added late fees on top of late fees then combined them with my regular rent. My building owner recently switch this Gifford. By far THE WORST management out there. My building representative was always "out of the office" so if I ever had even a simple question, I had to drive out to their office to ask anyone who would speak to me. They don't care about their tenants or the buildings, all they care about is that monthly rent check. I also do not even bother paying online because they're website is very sketchy. We've had a horrible experience with Gifford Management, specifically Robin Pullen. We were interested in a property that she was managing, and when I was on the phone asking her questions about the property and the landlord, she was clearly irritated and kept saying things like "What exactly are you asking me." And "Why don't you just go look at it, THEN call me." She didn't know anything about the property, and insisted that she would answer my questions after we looked at it. (She must have known that the property was in horrible condition and that we wouldn't want to rent it.) She told us on a Friday to go look at it over the weekend, then to reach out to her the following Monday via email with any questions, and she would relay them to the landlord. First thing on Monday morning, I sent her an email a list of questions. And waited. And waited. Finally on Thursday I emailed her again and asked her to let me know if she got my previous email. Nothing. Texted her. Nothing. Called her. Nothing. If I was the landlord trying to rent this place out, I would be FURIOUS to know that the property manager couldn't even be bothered to respond to interested parties. For the record, this place is 1204 Kempsville Rd in Virginia Beach. And there's mold in the upstairs bedroom to the left, the floor is sinking down away from the wall in the master bedroom, and there is a rotting beam under the bathroom. Also the siding is Asbestos Siding and can be very harmful. Zero Stars. read more

Our privately owned, single family house is managed by Gifford. Overall I have been very happy with how they have managed our property. Our first tenants got their entire deposit back and we (the owners) paid the money to have the holes patched and small touch ups done. Any house or apartment I have ever lived in required the tenant to pay for carpet cleaning when they left. They handle any tenant issues for us but I do wish there were more communication at times. I do understand that we are not the only house or property they manage. read more

I used to rent an apartment from Gifford Management Group for over 7 years, but as things kept getting worse I moved out. The residence manager for Pine Shore and Acorn Cove apartments is very busy entertaining men and gossiping. The parking lot and the laundry room are trashy. I and several other tenants use outside laundromats because the GMG laundry room is so poorly maintained. The residence manager is very rude and has very poor customer service and communication skills. I am disgusted with this residence manager and Gifford Management needs to hire a younger person with experience who can manage the apartments. There are a lot of problems and they are losing good tenants. The maintenance coordinator has poor experience and is a very RUDE woman with poor communication skills. When I call the maintenance coordinator to schedule a repair, she has hung up on me many times. I had very bad experiences with the Gifford Management staff. I will not recommend Gifford Management to any of our friends or the military until they get better people to work for them with experience and proper customer service. This is the worst place I have ever lived in and I will never buy or rent any GMG properties again. If the apartments are managed well they will get better tenants. The Pine Shore and Acorn Cove apartments are poorly managed by the residence manager and property manager . read more
