I just moved out. They allow a man who lives in his car to stay in front parking. The pool is dirty. My sister and niece and nephew visited and the manager Mariana said one guest per tenant not 3. One week later Mariana ignored that a group of teen girls were blasting vulgar music who did not live in the complex. Water and trash are an additional $100 on top of rent. read more

*** PLEASE READ BEFORE RENTING*** My husband and I moved into College Park in April 2018 when Julie was still the manager - the communication between us and Julie was flawless as my husband was on deployment as we were trying to get an apartment settled before he got back in early May. Unfortunately Manco removed our wonderful Julie and replaced her with a woman named Heather who has been an absolute nightmare. Heather told my husband and I before we signed our lease that we could get out of it for any reason as it was one of the perks of being a military family, when I asked her about the military clause being in the lease she told us that they didn't carry one because it was just *the rule they go by being an apartment so close to NAS Lemoore* (which I should've got in writing, lesson learned...) As we moved in and got settled I noticed some things wrong with the apartment, Heather had told us the carpet was brand new (which it wasn't.. it had lots of holes & tears) the other issues Kevin the maintenance man outstandingly was able to fix & accommodate us to the best of his ability. I had done my first load of laundry and found that no one had cleaned the lint filter (there were kid's rubberbands & a pen) which ruined the entire first load of laundry.. when I asked Heather about this she said she would talk to Jody (which she never did until I called Jody myself, another person whom works for Manco who is a nightmare to talk to) they told me they would handle the situation by replacing the drum with a brand new drum that Heather ordered (which took a week to be replaced) when the drum was installed by Kevin, it wasn't brand new.. Heather had ordered it be switched with another tenant's drum whom had recently moved out - when this was brought up to Jody she basically told us to kick rocks & that they would not compensate us for the damage to our clothes. I had mentioned to Heather that communication between Landlord & Tenant is extremely important so that no one is getting false information - Heather since then has always been extremely passive aggressive to me; she also would tell my husband one thing and me another to cause confusion between us in which we caught her doing multiple times. Recently my husband got command orders to move on base & we delivered the notice to Heather, she told us everything was good under their "military clause" and that we would be out of our lease with no problem - she had us sign our 30 day notice & we were on our way (or so we thought) until an hour later she brought A COPIED VERSION of our 30 day notice with our signature on it where she whited out our reasoning for relocating (because it said military orders and was whited out to say relocating-to-base) and told us we would have to pay to break the lease. We were extremely confused because before we even signed the lease she led us to believe we could easily be out of our lease without issue *NO MATTER WHAT* until she started communicating with Felicia, the manager of The Grove, whom told her their military clause was non-existent and that the only way we could get out of our lease is under the SCRA... After my husband's command contacted Manco's management at both facilities we have come to find out that: 1. Manco Abbot is not a company who honors military families 2. Heather Hamilton, Felicia, & Jody are all women who will go out of their way to make your living situation a complete nightmare to deal with the MINUTE you complain about ONE thing whether it is MINOR/MAJOR 3. I am young and this was my first time renting; if you are in the same boat PLEASE GET EVERYTHING YOU ARE TOLD IN WRITING TO PREVENT INSTANCES LIKE THIS The only thing this company is good at is ruining their own reputation; there are so many people in the community who have lived/live in these apartments (Grove/College Park) and have so many issues with management I am surprised they haven't been blacklisted yet for the amount of issues military & non-military members have been having, but I wouldn't be surprised if it happened soon. If Manco Abbot could do anything SMART - bring Julie back, or anyone who actually knows what they are doing because Kevin at College Park is the ONLY reason College Park is even functioning right now - that man deserves a RAISE/PROMOTION just for having to work with such a hellacious woman like Heather Hamilton whom is extremely passive-aggressive to anyone whom has an issue, consistently lies, takes 3 hour lunches, & doesn't know left from right. Also please send Felcia (The Grove) to some management exercising programs so she can learn how to actually manage a complex, & Jody (someone who threatens residents for having any issues at all & completely has no knowledge/people skills) needs to GO...I mean look at the reviews on your pages, there isn't a single nice thing to say about these women and their work ethic! read more

Nice place, quiet, and friendly. Maintenance is great and manager is very friendly. These apartments are a lot better than what I've seen out here and the price for rent is not bad. Definitely would recommend if someone is looking for a nice and quiet apartment complex. Oh and these apartments are single story which is great!!!!!!! read more

I was apt. Shopping and thought this complex looked ok as far as quietness and cleanliness, but then I found out the pool is inaccessible and has been for weeks and that the same thing happened last year during the hottest time of the year, and the year before. Talking to a tenent said FOURTH time in two years pool is out of service. So I am reconsidering. read more

The apartment itself is great, appearance wise it is nice, in a good neighborhood, and is very quiet. One downfall is the pool is a bit cloudy at times, so there have been days where we attempted to swim but didn't due to that. And the Management is by far the WORST MANAGEMENT I have ever experienced from any property I have ever lived at. Currently Heather is the Manager, and from the moment I moved in, the communication was terrible, and her follow up is non existent. I find myself having to contact her multiple times for 2 weeks before anything gets addressed. Her being so unreliable as a manager alone makes me want to leave and never rent through a Manco Abbot property again. I do not understand how she has not been replaced yet, but it is without a doubt necessary. I am never the one to write a review, especially a bad review, but I felt it was necessary to save someone time. read more

We love everything about these apartment homes, except the communication. Before we moved here, I had been trying to call for at least a year to get prices,etc. I had a very busy work schedule that didn't allow me to visit the complex office in person during their office hours. No one ever answered the phone. I had left lots of voicemails that no one responded to. About a year later I finally had the opportunity to go in person due to a schedule change. The office had a sign that said open, but no one was there. I looked inside the lobby and found that Manco Abbot owned the property so I called them and was able to get a hold of someone. They said the manager was on break so I waited until it was over. Ended up waiting almost two hours. All went well, I took a tour, I told her how hard it was to get a hold of someone and she said it was weird that I was having so many difficulties. Fast forward, we apply, we get approved, we get an email saying to get our water and electricity turned on before we move in, when I opened the approval letter which was supposed to have the apartment number, address, etc. it was blank. I emailed back letting her know it was blank, no response. I called multiple times, left multiple voicemails, sent multiple emails, no response. I ended up having to take a day off of work to come in person to let them know about me trying to contact them due to the short amount of time I had to switch everything over and she didn't say anything about it or even give a reason why there were no responses. she printed out a copy with the correct info for me. I'm talking weeks of no responses, not days. I ended up having to call Manco Abbot again to let them know how bad it was. A nice thing, the lady in the office ended up apologizing the next time we saw her in person. We felt assured that things were gonna change after we moved in. Now we live here and still have the same issues with communication. We can get a hold of maintenance way faster than we can the office. I think the only way to get a hold of the office is coming during office hours to catch her in person. All staff is very kind but we still don't get emails and phone calls responded to. We just stopped trying and only go in person now when we can. With all that said, this is a beautiful place to live, everyone is kind and quiet and polite. We have not had any bad neighbors and anyone that's too loud or causes problems, the problem is addressed immediately. Landscaping is kept up with, although it does flood yards when it rains, maintenance is on top of any problem that arises, which there have been very little problems, and the pool has always been available since we've been here. Apartments are single level, they only have two options, a one bedroom or a two bedroom. Each apartment option has no storage, so we definitely had to downsize a lot. There are only two closets in our two bedroom, one in each room. No linen closet, no pantry, no patio closet. All things we are not used to in an apartment especially for the price we pay. But there are lots of cabinets in the kitchen, a laundry room with washer and dryer in each apartment, and fireplaces. Everyone gets one covered parking spot and they do allow pets if they are therapy or service pets but must have a note from a doctor proving it. Besides the communication problems, we won't move unless we have to because we love living here. read more

If you must live in Lemoore and have to rent, I would ultimately recommend choosing College Park Apartment Homes. Their rent is the highest in the area as far as apartments go, but it's worth it! The management is nice and so is the maintenance guy. If you have a maintenance issue - he attends to it right away. This area is quiet and the grounds are beautiful. The landscapers really do a wonderful job and are here on a biweekly basis. The apartments are one-level and modern. The walls are thicker too so you don't hear your neighbors as much as you would with the thin walls that most apartments have. Also parking is not a problem here either and the spaces they provide are large enough so that you are not hitting your car door against someone else's car. I recommend renting the 2 bedroom 2 bath apartment. They come with 2 patios. read more
