Nice place just bad management Many people invested in park models to be told they are no longer allowed there and you can't sell if you want to sell it has to be pulled out costing a lot of people a lot of money. Also lots of rules so many rules If you are seasonal and pay 6k a year every visitor that stays with you must pay full rates to stay in your camper and it's way to expensive never again it cost more to visit someone then to rent your own site read more

Had family staying here so we Booked a last minute 2 night trip. Online booking was easy plenty of sites to choose from (It was off-season) so we picked a site near where my family was staying. Checking in they had put us on the opposite end of the campground even though the site we booked was still open. When we asked if we could be changed to where we would be near our family we were told "No, you didn't pay the $40 Lock in fee." We made a little bit of a stink about it because we didn't understand why we couldn't just be switched over to an equally priced campsite that was vacant. The next day we called the front desk and asked if there were any golf carts available to rent for the remainder of our stay. We were leaving the next morning so it would only be a 24 hour rental. We were told it's a 2 day minimum and we would have to pay for two days even though we only wanted it for one, so I told her to forget it. Update to review from 6 yrs ago. Place has gone downhill fast. Great campground, but owners are very greedy. Owner does not like to talk to customers. Rates have taken large increases since we got there. They recently banned wooden sheds and requested they be removed from property, local company that removed them was selling them for $1000+. Rules change frequently and they enforce rules they like. Lots of drinking and driving on golf carts. The have very little entertainment, nothing happens during the week. Lots of trailers up for sale onsite as people are looking to get out fast. read more

Major power issues, poor WIFI and no Cellular Service at this campground. Great pool area, office and campers kitchen. Staff was ok. We arrived just after the office was closed on Thursday night (9:08PM), because of that we were not provided the WIFI code in the package the security guard gave us, the packet had a car tag, maps, and the usual material one receives at a campground, he reviewed the quiet time and fire out rules with us, but never mentioned that we couldn't use WIFI without the code. We believe we were not provided a WIFI code because we only had paid a deposit and could not pay the balance until the following morning. We were spending a three day weekend here during August with blazing hot and humid temps, the power in the group area failed over a dozens times, and all the campground would say was were running too much equipment that our 50 amp service could handle, that's bull crap. We paid for 50 amp service we should be able to run AC's and few other items with ease. Very disappointed as we had to stay around the campground all weekend and continue to reset the main fuse on the power panel to ensure we had power all day along. The campground said the group area was the only area in the park that was having power issues. Go Figure. The group area is small and had over 20 campers, everything from TT to Class A's, all of which were touching awning to awning, the good part about the group area sites all had W/E/S/C. On Friday night the seasonal campers behind the group area were very very loud at night, ignoring the camp grounds rules of fire out at 11P and quiet hours at 12p. They were going strong till at least 12:30p and no security came around to stop it, nor is there a security phone number to call and complain after hours. We had noticed that on Thursday night security came around several times but none at all on Friday night. The wifi is mostly non existent during our weekend stay. They have good strong signals but poor expandability during peak times so we would encounter many drop of the wifi service. And the big cellular providers (ATT & Verizon) were also spotty, maybe 1 bar at 3G at best depending on where you were. The campground claims to be is rated to 10/9.5/10 using Good Sam rating system. But i'm not sure why, it is not big rig friendly, very narrow roads, small sites, very poor power and WIFI. During the summer the office should be open later. On a positive note the pool area rocked, the office was well stocked and the snack bar had a great menu selection and decent hours. The lack of mosquitoes was nice, but there was lot of black ants around the site. If you're looking for a campground where you can go a disconnect from the world. Then this is the place for your camper. read more

What an amazing camping experience i have had at this resort! Everything was very clean, grounds were spotless, staff were very friendly! Pool area was awesome- family pool, adult pool, so if you don't have kids and want quiet, you can go to the adult pool. Horseshoe competition was very fun! Seasonal are sooo friendly. Stayed in cabin #4 which was awesome!! Cant wait to go back! read more

This campground is more for rv camping than tent camping. Sites are hard pack gravel so trying to bang a tent peg in is near impossible. They have a lot of good things for the kids to do, but people running the office and security are rude. They live by the rules here, to a fault. I arrived 2 hours before check-in and even though there was no one on the site they refused to let me in without a $30 half day charge. It didn't matter to them that I was already spending $160 for two nights of camping. Yes, this campground is very expensive, too expensive in my view. While there I was approached by security in the pool area who told me which pools I and my kids could not swim in. I was also told by one security guard that I had to walk my bike near the office even though they have a bike rack right on the side of the building. I can't ride my bike 20 feet from the gate to the bike rack? For much less money I could deal with much less aggravation and people that are actually pleasant. I certainly won't camp here again. read more

Pros: Overall cleanliness was above average. Site was spacious and well groomed. Camp staff was very pleasant with one exception. The older woman training the young girl during my check in was condisending and outright rude to the trainee. She should be ashamed. I was pleased to note of my visits to the office/store this poor example of staff was only noted once. Breakfast on Sunday was great. The two persons (one cooking, one taking orders) were cheerful and pleasant. The price to portion ration was spot on. I would camp here again. I camped in a travel trailer. Would have liked to give five star rating, however, the trainer at checkin brought my rating down. read more

My family was a guest at Cold Springs Campground, lot E62, from Thursday July7th through Monday July 11th. This was our first experience camping at Cold Springs and I brought my 7 year old granddaughter along. We had reserved this site by phone in mid-June. I wasn't offered any other site, nor told that the site was adjacent to 4 horse shoe pits & a shuffle board court. Nor was I told that there was a horse shoe tournament every weekend. When we set up camp Thursday afternoon, it was fairly quiet...so I wasn't concerned. However, by about 4 P.M. the horse shoe pits were fully occupied...and continued to be so until 10:15 P.M. when the lights went off. Many of the guys on the courts were drinking, hollering back and forth, using foul language...you get the picture. I went to the office explained what was going on...and asked what time the activities ended. I was told that "no one had ever complained," and that it would be over at 9 P.M. Friday morning, the activities started at around 11 A. M. and continued until 10:15 P. M. The guys were hollering back and forth...dropping the "F bomb"....drinking, etc. Saturday the activities were in full swing at 10:00 A. M., and didn't wrap up until 10:45 P.M....that's right...they continued even after the lights went out. The lights were so bright at our campsite, that I was able to sit outside and read a novel. The noise level was so high at times, that we couldn't hear each other conversing around the campfire. People, children and adults alike were continuously cutting through our campsite...on foot as well as on bicycles. This was singularly the worst camping experience that I have ever had. When we checked out Monday morning, I asked to speak to a manager and was told that he was not available. I left my phone number and asked for a courtesy phone call...I was told that he "rarely returns phone calls". I insisted that my number & request be given to him. A few hours later, Todd called me. I explained what had gone on over the weekend, and he said that there was nothing that could be done about it...because I had already left the campground. When I told him that I had gone to the office on Thursday...he said that "no one had ever complained before," and there was nothing that he could do, as I had already left the campground. I asked him what else I should have done while I was still in the campground...and was told that I should have gotten a security guard to come and monitor the activity on the site. Wouldn't that have been a nice relaxing camping experience???? He would have needed to stand on our site for 12+ hours/day. Ultimately, Todd told me that "next time I should request a different site". A solid 4/5ths of our experience was unacceptable. In order to minimize the garbage that my granddaughter was exposed to, we stayed away from the site except when we needed to eat or sleep. When I raised the issues to employees, I was told "no one had ever complained before." Why would I ever return? Cold Springs bills itself as the "most fun campground in NH". Not my idea of fun. E62 should not even be a campsite...it should be used as a buffer around a high activity area. read more

My family and I had our first visit to Cold Springs this past weekend. I was looking for a fun weekend excursion for the last weekend prior to the beginning of school for my kids (ages 7 and 10). My son really wanted to go camping this summer, so this fit the bill. We don't own an RV/trailer, and tenting is not something appeals to me, we decided to reserve a cabin. I called only a few days advance and they had one cabin left for Sat-Mon. I was a little worried about some of the comments I read on Yelp, especially around the "Nazi-like rules". I'm happy to admit that none of that was visible during our visit. We arrived around 2pm on Sat and the resort was fairly busy, but not overcrowded. The check-in process was a breeze and we liked how the cabins were very close the pools, rec hall and playground. The cabins are rustic, but with some nice amenities. The dorm sized fridge/freezer was perfect for our 2 night stay and the flatscreen TV with DVD was perfect for the bedtime ritual. The cabin has a queen size bed and 2 sets of twin size bunkbeds. (Warning: the "twin" size is a little misleading, they are really 2/3 the width of a standard twin mattress) The cabin has a picnic bench inside and one outside... along with a fire ring and grate for grilling. We immediately headed for the pools after unpacking. There are 4 pools and 3 hot tubs. One pool and hot tub is for adults only....and they also have a pool and hot tub for kids only. There was a DJ playing great music (mostly classic rock). We sat around the far end of the "sun and play" pool which has basketball nets on opposite sides of the pool. I was a little concerned that they opted to use small basketballs instead of something softer. Of course, I saw plenty of kids get bonked on the head with people's "half court" shot attempts. Probably not the best idea. That night they projected a family movie on a screen next to the pool. The first night we grilled hot dogs on the fire and just relaxed. The cabin does not have AC, so we brought a floor fan with us. While it was pretty hot that day and the cabin was a little stuffy when we went to bed, but by early morning the temp had dropped outside enough that I had to close one of the windows and turn the fan off. The private bathrooms (3 total) were only 40 feet from our cabin and very clean. You need your room key to get into the bathrooms (which was little annoying). I loved how they blasted the radio (classic rock) in each private bathrooms. On Sunday morning, we got breakfast at the snack bar and it was delicious. I got 3 scrambled eggs with toast, home fries and ham steak ($6). We went to pool soon after and at 10am my son and I participated in one of the resort art activities and painted on canvas ($15/pp). The staff person was great and really enjoyed her role working with the guests of the resort. After that we spent the rest of the day at the pool area. The place was much quieter on Sunday as most of the non-seasonal crowd departed that morning, and a majority of the weekenders were there Fri-Sun. The kids got dinner at the snack bar (burger/fries and chix tenders/onion rings) and it was very good. That night we enjoyed another great fire and some TV before bed. Some of our neighbors several cabins down had a little bit of a party, and there was some commotion when 2 intoxicated females almost went to blows after a series of F and S bombs, but luckily it deescalated quickly. My kids and wife were inside watching TV, so they didn't hear any of it. Left early on Monday morning as I had to work. We all had a great time and will most likely be back again next summer as its only 35 mins from our house. read more

Great family campground, weekend activities, themes, pools, etc. very busy on the weekends, but the staff and security are out and about all the time. This is our first experience at camp. Being 2 adults over 60 it is a bit too busy for us, but I think for families, it is great. read more

This place is amazing They have great staff, great facilities and everything you could want in a campground. I am a new seasonal camper and the staff have been great getting us setup in the campground. They helped us get a site large enough to fit our trailer. They called to let us know site was ready and gave us information to setup electrical before we arrive. The maintenance people were very helpful letting us know about golf cart and handyman onsite to help setup trailer if needed. The pools are heated and awesome. They have seperate pools for adults to relax in. seperate hot tubs for children and adults. The playground is great for children. Love the real fire engine with seats for kids to ride on. Horseshoes, shuffleboard, basketball, arcades, pool tables, snack bar and store. Everything in one place!!. This place doesn't feel like a campground, it's a full service resort. no need to even think about going anywhere else. Camp here and you won't want to camp anywhere else. See you there!! read more

My family and I stayed here this past weekend and we had an awful experience. From the moment we got there staff was rude and rushed us during the check-in process, I was even charged incorrectly (more) and I am waiting for my credit card statements to make sure it was resolved. During our stay there staff singled us out, they were unfriendly, they were racist, and discriminated towards our large group. It was a very unpleasant experience. I spoke to the owner Todd to complain about one thing in particular and he was very unprofessional. He could have cared less that I was displeased and made no effort to make my stay more pleasant. He offered to refund me the remaining night (we were leaving the following morning) if we wanted to leave. This was at 3pm and we had 5 children with us and 4 campsite! Did he really expect us to spend 2 hours packing up to then drive 4 hours to go back home. Very inconsiderate. Also when I spoke to him he gave me one answer and when I confronted the original staff that had the problem with he (staff member) told me I was given misinformation. I clarified with this staff member that I had spoke to the manager and he told me "We'll he doesn't know what he's talking about, I was told this my the owner", I then specifically asked him "so he lied to me?" (he being the owner) and the staff member said "Yes". Staff was very disorganized and rude. It did not have a family campground feeling to it and it felt like they enforce the rules/guidelines mostly with the seasonal visitors. We paid for our stay and I did not feel we should have been treated any less and unfair the way we did. We will not be going back to this awfully managed camp group and I would never recommend it to anyone else unless they change their management. read more

I recently stayed at this campground for a week. I don't think I will return to this place. There are clear rules for the safety and comfort of all campers, but seasonal people don't follow them. People cut through my camp all hours of the day and night, and were rude to me when I asked them to stop. Golf carts of the seasonal and staffers were driving WAY faster than the 5 MPH limit. My family was warned to "stop speeding", despite driving 4 MPH. The staff in the whole place is the people who are seasonal, and they treat the weekly people like dirt. Every activity we did was run by seasonal staff, and we were treated rudely by everyone. As a topper, we received a notification that there was e. Coli in the water on our 2nd day. My husband has an auto immune disease, and an E. coli infection would kill him. When I expressed my concern for the lack of water for him, or my infant daughter, I was told "I don't know what you want me to do". I asked for some complimentary water, to guarantee my husband won't get ill and was told that no one gets any free water. I'm sorry, but we paid for a site with water, which we could not use. I was very disappointed in the way 90% of the staff treated us during our stay. read more

Cold Springs camp ground is a very large and beautiful campground. The area is kept very clean with lots of staff to maintain this appearance. Out of the 400 sites available, over 300 of them are booked as seasonal. Out of the 300 seasonal sites, my guess is 298 of these sites are reserved by someone over the age of 60. You cant sneeze in this campground without someone telling you to stop. Rules, Rules, Rules!!! Well, rules for the non-seasonal campers. Your kids cant ride in the back of a pickup truck while you crawl through but the seasonal folks can fly through at full speed on their golf carts with kids hanging off and that's ok. Kids cant splash in the kiddy pool. Kids cant sit by the hot tub (I was the only one in it, not bothering any other guest) Cant have drinks anywhere near the pool without getting crap from someone. You must walk your bikes near the store and not ride. That's fine as its for safety reasons as the area gets busy. The issue is someone yelling at kids for walking their bikes "the wrong way". Kids were walking the bike off the seat, straddling the frame walking and staff continued to tell them they cant ride through there. I told him we understand the rule, that's why they are walking them and not peddling. Response is they need to be completely off the bike. Just seems like nitpicking to me. If I were seasonal here, im sure I would have a different outlook on it as well as not be hounded as I would be part of their cash cow so things would be different. I didn't like the stay, zero activities during the week, only on weekends. Oh unless you like senior bingo games and water aerobics. The list of things that occurred that week go on and on. Ohh, and apparently seasonal folks dogs can bark all day and night, that's ok. Beware if you bring your dog, seasonal dogs don't use a leash either! You will get a visit at your site from a local dog. I will not return to Cold Springs, if I want to feel like I am in prison, I will stay at work. read more
