    I lived at Southfork Lake apartments for around 2years. In the second year I had to move out due to…read moreunsafe living conditions. Through out my time there, the apartments had many new maintains men. I brought up the cleanliness of the ac unit right after I moved in. I buy my own high MPR ac filter for asthma and allergies. They last every 3 months and are worth the price. I found after the first 3 months I was in the apartment that the filter was black. I was very worried. I had never experienced this in any of my other apartments. The maintains man at the time was eager to shop vacuum the ac unit out and helped me put in ac filters on all the vents to ensure no more black particles would get into the air I was breathing. I trusted the apartment staff. I had no reason not to. I have always lived in places where they get things done. Southfork lake looks like a nice place. I am willing to pay more to live in a clean and safe apartment. Through the almost 2 years I leased the apartment. There were many instances the management team would call me at work and ask to enter my apartment to investigate a leak. Every time I would follow up and ask what they did to repair and where was the leak. They would always say it was the wrong apartment or there was no leak upon visual inspection of the apartment. I had not reason to doubt them. Until Jan 2024, when I was cleaning and changing the vents filters on the ac. I found black looking mold with a very bad smell every where. I had been having many asthma attacks leading up to this and even saw an allergist. Usually my asthma is minimal. Mostly brought on by covid or high pollen. I have had a mold allergy since I was a kid. But its an easy fix, have good air filters and keep windows and acs clean. It had been months of me being sick at by this time in January. I reported it to my maintenance staff. Expecting a quick and qualified response. In my current apartment they had a leak from the rain. They hired an outside contractor removed the mold infected materials, sprayed a antimicrobial, and let it air out and dry and replaced all materials with new building materials. This is standard practice at most apartment homes. It keeps the apartment safe and clean from health harming mold. Instead, a man who knew no english showed up in a rusty van to spray chemicals from an unlabeled jar. I later asked maintains staff. They say it was Killz. Used for regular cleaning and maintiance of an ac unit. After further research and hiring my own mold expert for about $430. Killz is a preventive to clean ac when their had been no mold or no water leaks. The mold inspector could even smell to musty mold smell upon entering the apartment. My mom and sister also experienced the smell and told me find the mold. The apartment claims their were no leaks. But the apartments smells of mold even after they sprayed the unknown substance. They refused to hire qualified contractors to properly remediate the mold and find the water leak source. The apartment maintenance staff simply tried to blame me. Saying it was my high grade ac filters that caused the damage and mold to the ac and the smell in the apartment. They no longer wanted to do anything. When my symtoms returned in a few weeks. I did not want to argue with the staff. It had been months of me trying to get them to cleaning everything up. I got them to replace one vent shaft. But was all they would do. They did not want to hire outside experts. After they firmly said there was no water leak and all the mold was gone. I hired a mold inspector. It cost me $430 of my own money while still having to pay rent. I even stopped staying in the apartment for months before officially leaving. The mold was too much for me to tolerate. The apartment refuses to pay me any of this money back. They charged me a lease termination fee. And refuse to validate my mold inspection. The apartment look nice, but there is a reason they can't keep maintenance staff for long. The owners will not hirer proper qualified staff when things go wrong. The maintains staff would also say work orders were completed and they did nothing. You should try to find and live in a better maintained apartment home in Pearland. They look nice. I loved the amenities and the spaces parking and the trails by the apartment. I never could have imagines that such a nice place would decided not pay money when needed to properly maintain the investment. Most apartment do not even hesitate to higher out side contractors for big jobs like this. At my current apartment, I had a leak into my laundry room. and they immediately hired an out side specialist contractor. They also did not try and blame me. Or say my concern was invalid.

I got a call from the office as I was standing in the dog park telling me that maintenance saw me not picking up after them this morning???? AS I AM STANDING IN THE DOG PARK. Of course this upset me and I told them they needed to get their stories straight and not accuse me of such a thing the assistant manager threatens video footage on me and I told her CHECK IT. You'll see I'm standing in here right now!!! She ended up hanging up on me while I was talking so I walked into the office and was asked to leave after expressing how much this situation upset me. Mind everyone I am pregnant how unprofessional and disrespectful to a resident that is expecting.. I have been questioning even staying here due to the property manager and assistant manager always having attitudes and making me feel like they're out to get me. If I get could give 0 stars I would! And if I wasn't at the end of my pregnant I would be GONE.

I don't recommend this place to anyone. The model they showed us was nice but we definitely didn't get a unit like the one we were shown. We decided to stay because it was convenient to go to jobs but hell no we're leaving once this lease is up. And no to mention I got a disturbance complaint and we don't even do anything crazy or make loud noises. Like there's kids screaming n hollering through the halls and they don't get told anything LOL idk if they just wanted to add something to write me up for or what but these punks are horrible. Last year,…read morethere was a major roach issue around the entire complex and the apartment company didn't do anything about it until the end of the summer. Our A/C also went out last summer and it took about a week in the middle of summer to get it fixed. This year our dryer doesn't want to work and it has taken maintenance roughly a month to try to fix the dryer. It's been a pain having to dry clothes in the apartment especially since we will get fined if we line dry it on our patio. The apartments also decided to charge for the pool which is ridiculous in my opinion. It's only a dollar, but after living here for 2 years and having to go through rent increases then this. It's just not ideal. We also got an email from the complex telling us that we were parked in a reserved spot (even-though we were not) that is not reserved for anyone but that we could park there for $25 a month if we wanted...it's not a covered spot either. It just says reserved. They try to do events and stuff and honestly this place could be worse but I have not been very excited to live here this passed year. Then when moving out, we had them walk through the apartment to let us know what was wrong with the place. They said everything looked good and that we shouldn't be charged for anything. Then after moving out we got charged hundreds of dollars for the old carpet that they hadn't even had cleaned before we moved in. Very shady business and they try to undermine you and get you at every turn. Do not recommend them if you can avoid it.

I gave multiple complaints at this point it doesn't even matter because no one's peace matters. You're just paying this extremely high rent to stay next to the mall and that's all it's for. you Would think if you pay rent on time and for almost $2000 you wouldn't have any problems. No parking for guest mall shoppers park infront of the residence so your guest have to walk way from the back by the hotel parking. hallway walls are filthy. constant running above my unit and it's always brushed off as walking even at 3-4am because management doesn't care so theres no sympathy just excuses from careless people. They don't live here to go through it so they don't care. I'm just patiently Waiting for my lease to be up I'm really overwhelmed Staying here and wouldn't recommend for no one. Current management does not care about anything. It took them forever to get my ac fixed I had to keep cutting it off to defrost. They left a huge hole in my shower wall I had to get them to come back for that. You'll never really know whats truly going on until you stay here. Resident parking is not secured.

The rent is overpriced, and maintenance doesn't address issues until they become serious. The previous owners were far more helpful and responsive -- these new ones clearly aren't invested in the residents. The apartments themselves feel like a "bougie Motel 6." Don't be fooled by the nicely staged first-floor model units -- they don't reflect what you'll actually get. On top of that, residents are charged $25-$30 every month for Fetch, whether you use the service or not, and it's automatically added to your rent. Overall, you're paying for the location, not the living experience. If you're considering moving here, my honest advice is simple: RUN!! SN: it's new apartments getting builded across the street & i cant wait to leave this scam complex . -0 -0 -0 Stars
