Management was extremely hostile during pickup--loud, aggressive, and unprofessional. I was physically assaulted and pushed out the door and subjected to threats that made me fear for my safety. I rarely leave reviews but this place definitely needed one! I lived at Avalon from 2013 to 2015, the first year and a half was... OK, but with several complaints. However, when the management changed in 2015, my last 6 months living there were WONDERFUL!!! They started renovating the entire place the minute they got there, and man was I regretting moving out!! If we had any maintenance requests, our issue was being fixed the very next day! My roommate even spent some time talking to Laura about anything, anytime he would go pay rent lol and she would always be super sweet to him. I am now leasing here again and I couldn't be happier!!! Laura and Anna are both competent and so nice!!!!! They are the perfect balance of good for the company-good for the tenants. We had a small issue due to miscommunication prior to signing my lease, and instead of being rude and closed to any options (like most managements would be!) they tried to work things out so we would both be happy and satisfied. Anna and Laura have already started making this place feel like home again and I cannot wait for the day of my move-in!!! The location is AMAZING! Minutes from rice village, galleria, Montrose, downtown/midtown, the heights... The area is beyond wonderful, the renovations they've made to the place are seriously fantastic! I wish Avalon had had this management my first 1.5 years of living here! read more

My wife and I lived at Avalon Square for four years. We came in just after the management changed, at the end of 2014. From what we quickly understood, the change in management made all the difference in terms of living conditions. They are very helpful people, and any issue usually gets quickly addressed. Laura is a lovely person, and she even organizes events for the tenants to get to know each other. Of course, as the apartment complex is quite old, there are a few issues that must be acknowledged. For example, windows are quite small and not well insulated. We initially had cockroach issues, but we managed to mostly get rid of them by filling in gaps and cracks. One of the biggest issues is that the garage in the basement gets flooded when it rains a lot. So, you might have to move your car when it rains. Overall, this is not the best apartment complex ever, but it's quite cheap for the location. This is why we happily stayed there for four years. We were not looking for a luxury apartment. Also, the management is really great, which is not so common. That's why we definitely recommend this place. read more

I moved into Avalon Gardens two months ago, and very happy I did. It may well be not only the best bargain in the area but most importantly, the least understood in terms of current quality of management and the new owners recent upgrades. For many years I'd driven by the complex, but never entertained moving there as the exterior was in such bad shape, I could only imagine what the rest of it looked like. Recently I noticed the exterior had been refurbished and looked quite attractive. I read several of the message Boards and many of the comments of older vintage were so negative, I almost turned it down again, but decided to take a closer look. I make my own choices in life. Glad I did. The two ladies I met in the front office immediately left me the impression of being that unique combination of very friendly, highly professional, well versed, and not pushy at all. They were that way day one, then going through the lease docs with me, and have been that way every day since I've been here. After I moved in, I learned that the ownership and management had changed a year ago. I can only imagine what a difference the older tenants must have seen. Common areas are very well maintained, freshly painted, and the apartments themselves are refurbished in very good taste. Note to the current owners- Guys, you got the hardest part right: you found a great management team, and people always are the most important. The refurbishments looks great and the management is first rate, but get rid of the hall carpets that were here when you took over, they stick out like a big sore thumb in an otherwise really well done building. They really take away from all the good things you've done. You'll make up the cost in a few months if you do as that would really finish it off nicely. Another big plus, every time I have had a minor problem needing attention, the management makes sure it is taken care of the very next day, and by a maintenance staff that are so nice and willing to help. The neighbors are very nice. It's a great group of people, well diversified age wise, ethnically and all very polite and engaging. I have an 11 year old son who stays with me quite a bit. He loves being here. There are so many kids his age and a bit younger and older that go to his school, and he loves playing with all of them, without a single exception. I'm not a message board freak, I don't have the time. I made an exception in this case as it is truly unusual to find a complex so well located, with such good management, priced so well, refurbished so well (just get the carpet in please) and with such nice people living here. I hope people do read this, the management and new owners have really earned these accolades. Just please, owners, ditch the old carpets, it really does not fit well with all the good things you've done. read more

The new management company took over in 2015 and they have done an excellent job. The old management company was driving this place into the ground and these guys saved it. Laura and Anna know the tenants by name and do everything they can to go the extra mile. I have even seen them walking the dogs of the tenants that are at work or out of town. For the cost of rent and the location, you cannot do any better in River Oaks than Avalon Square. read more

Lived here for 5 years here's a list of great features of these apartments: -high speed Internet? If you consider 15mbps fast... I did.... In 1998. -want to use the garage? Enjoy your car flooding. -don't care if your car floods in the garage? Enjoy getting your window broken and it being stolen/robbed. -want to find the people who stole all of it? Good luck the cameras don't work. -oh yeah. If you live in the courtyard... Your apartment floods. See people constantly bailing their apartments out. -no c wire so forget smart thermostats. -single pane untempered glass windows! Safety! Oh and enjoy the power bill. -mold in your vents? Management doesn't care. It's your problem. -cheap flooring we installed that can get ripped up by scuffing your shoe? You pay for a brand new floor! -moving elevators can't fit anything larger than boxes. -prepare to have packages stolen. -be a loyal customer? Every lease time we raise the rent! I could go on and on, but trust me.. Don't live here, it's not worth the headache. These are stories from both myself and overhearing others/watching people literally sweep water away from their doors from my apartment on one of the higher floors. One word: Roaches. The entire complex is infested with them. They were all over our apartment - in the kitchen, the bathroom, the living room, and the bedroom. I kept our kitchen very clean, but they were everywhere, including our cabinets, drawers, under the sink, in the stove, even in the refrigerator! And no matter how much I cleaned, there was roach poop everywhere. I had to throw away so much food from the pantry because they got into it. There were even roaches in our furniture, crawling inside my dresser drawers and in the bed frame. It was absolutely disgusting. They tell you they spray every Friday if you request it, but no matter how many times we asked, they somehow "forgot" to keep us on the list. And the few times that the exterminator did spray in our unit, it made absolutely no difference. We spent lots of money on our own traps and repellents, but that didn't help either. When I went to the front office to complain, they acted completely surprised to hear that there were roaches, despite the fact that the office staff live in the building and there have clearly been other complaints (see the other reviews for this building). Also, if you come home after sunset, you can see them crawling all over the courtyard. The Health Department really should investigate, since roaches can cause serious allergies and illness. The roaches are the worst, but certainly not the only problem at Avalon Square. The entire building is in a general state of disrepair. When we first moved in, our unit looked like it was in good shape and had recently been redone, but we quickly realized that it had been done poorly and cheaply. The tile in the shower started chipping and peeling soon after we moved in, and the nails from where the carpet meets the wood flooring started coming up. At one point, the ceiling in our bedroom started leaking and it took forever for them to fix it. Even after they fixed the leak, they never came back to fix our bedroom ceiling, which had a huge brown stain from the leak and peeling paint. We also had a problem with noisy neighbors. There were many nights when we were woken up in the middle of the night by people partying late at night in the courtyard, which our bedroom and living room windows faced. When we called and complained to management, they said there was nothing they could do. One of the people down the hall from us owned a large Husky dog and in the evenings, they would let the dog run up and down the hallway, making lots of noise. The washers and dryers are often broken, or will randomly stop mid-cycle, forcing you to pay for another cycle. The garage floods anytime it rains. If you complain about anything to Laura Sanders in the front office, she will either ignore you or disagree with you. It's useless to ask her to help with anything. One of the most disgusting experiences I had at the building actually involved a man who was sitting outside of her apartment (or what appeared to be her apartment, since she came in and out several times while I was watching and spoke to him). I was sitting at the pool below and the man would occasionally spit over the balcony railing directly onto the pool deck below, where people walked with bare feet. She saw him doing this and did nothing. It was disgusting and I couldn't believe she just ignored it. Avalon Square is by the far the worst place I have ever lived. It may be relatively cheap for the location, but it's absolutely not worth it. We have lived here for the past 1.5 years and are so excited to be finally be moving out. Don't live here if you can avoid it. read more

From the outside it doesn't look that great.When you go inside it still doesn't look that amazing.The apartments are OK.Some of the wires are nailed onto the walls and are painted to blend in with the wall.The faculty are very nice and are surprisingly helpfull.It's nothing like the new modern apartment right across the street but it seems like the new owners know what there doing. read more

I have lived here for 2 years. I recently read some of the reviews, and it appears that some of these people are talking about a completely different complex than the one I live in, or at least the one I'm familiar with. The interiors have been redone and are completely clean, modern, and adequate, although not luxurious. During my time here, the management team (particularly Laura) has always been responsive to any concern I've had. Most of my maintenance needs have been addressed either the same day or the day following my notifying the office. Even when a part needs to be ordered, I have never waited longer than 2 days for needed repairs. Additionally, I have only rarely seen roaches in my apartment. When I have seen one or two, I call to get on the list for Friday extermination treatment of my apartment. This always takes care of the problem, and I won't see another roach for 4 to 6 months, at which time I only need to call again. Vis-a-vis flooding in the parking garage, a text message always goes out to residents when severe raining is heading our way. Even with this notice, it has only been necessary for me to move my car to the street 2 times in 22 months. The common areas and elevators are cleaned weekly and have very nice Art Deco light fixtures that appear to be original. However, the carpet in these areas does need to be changed, and I've been told there are plans to change the flooring. You really cannot get a place in this area for such a good rate as is available here. Additionally, my rent does not increase every time I renew my lease. I've never lived anywhere that my rent didn't increase with every renewal, so this was a very nice surprise. I've lived in the luxury apartment complex across the street before living here, and the management seemed to pay greater attention to increasing and maintaining curb appeal than to assuring resident happiness and meeting the needs of their individual units. Overall, Avalon Square Apts is the best deal for an address in this zip code and every effort is made by management to make and keep residents happy with their home. read more
